Curb Cuts /Access /Sidewalks Sanitary Sewer Connections in Public Right -of -Way Water Connections in Public Right -of -Way Sanitary Side Sewer Domestic Water Meter Sprinkler Pit /Fire Loop' Irrigation (future plan submittal, if any) The following comments are provided per this review as conditions for issuing oermits. 1) Provide driveway aprons, sidewalks, manholes, curbs, etc., per Standard Plans of the City of Tukwila. 2) Two sprinkler pits will be installed per the following conditions: -Pits to be prior to hydrants. -Pits to be after domestic or irrigation connections. -Pits to be in private property and outside of all utility easements. 3) Prior to issuance of side sewer permit for Public Works Department approval, provide a complete plan description of utility easement arrangements with Doubletree for joint use of their sewerage facilities. Provide complete description of sanitary sewer easement of existing proposed side sewer by Doubletree II and necessary construction controls to protect their utility. Per my conversation with Gary Van Dyke on 12/5/79, sanitary force main will be located at centerline of 15' utility easement and be connected into Doubletree's last manhole, per inspector's requirements. .r ' Mr..Gary Van Dyke Hayden Island', Inc. Although Doubletree sanitary side sewer facilities are to be built to City of Tukwila public sanitary sewer trunkline standards with the intent that they may be turned over to the City at some future date; by the issuance of this sanitary side sewer permit, it is not the intent of the City to guarantee that such an acceptance of the Doubletree side sewer you are connecting into shall be accepted for turn over to the City. Therefore, liabilities for maintenance and repair of these side sewers remain with the private property owners. 5) The developer shall be aware that the submersable pump is a private developer's sewerage system and will not be turned over to the City at a future time. ) Provide manhole at 90 bend in the sanitary sewer at the center of Hayden Island property and west property. 7) Domestic water: all buildings to have separate water meters. 8) Standard sprinkler pits contain double check valve; assemblies DSHS approved. ) A surface bypass to bypass sanitary pump station and pump for emergency service to be provided next to sanitary pump station. 10) All sanitary side sewers to be 6" minimum diameter and be minimum 2% grade to pump station. Here are my findings: 1. The exterior masonry walls should be reinforced in accordance with Section 2418(j)3 in order to qualify as reinforced masonry in seismic zone #3. Durowall joint reinforcing every two courses does not provide the required minimum 0.0007 bt reinforcement in the horizontal direction. 2. Even though these walls are non - bearing, they are resisting wind and earthquake stresses and should have additional reinforcing on all sides of and adjacent to every opening which exceed.24 inches in either direction. All anchors between the steel structural framing members and the masonry walls should be embedded in reinforced bond . beam or reinforced vertical cells.
