Empire Way South Seattle, Washington 98188 ATTN: Mr. Mike Read RE: Easement for Easy -Rider Boat Company, Tukwila Dear Mr. Read: This correspondence is pursuant to our telephone conversation the morning of this date and is intended to provide you with a description of the effect to measurement of building setbacks imposed by Title 18 (Zoning Code) of the Tukwila Municipal Code (TMC). Section 18.40.050 (TMC) requires a rear yard of at least four (4) feet for buildings in the respective industrial area. Provision of a setback easement on the parcel adjacent Easy -Rider will establish a new common boundary line to be used for measure - ment of setbacks only. Consequently, with respect to setbacks only, the Easy -Rider building may be located no closer than 4 feet from the east line (common line) of the easement and the other parcel's building may be situated likewise. The effective result provides at least eight (8) feet between the two buildings and fulfills the mandate of Section 18.40.050. The easement must, however, be assigned to both .par- cels of land so as to be identified in any review of the legal descriptions of either parcel.
