Although the yards provided by the plan meet or exceed minimum requirements, I am impelled to note the myopic site planning apparent in the plan. This is a large lot capable of being subdivided into one or more additional residential lots. By virtue of the building placement, the potential for future division is severely inhibited (if not precluded). It should also be noted that lack of foresight at this stage is not sufficient reason to grant variances in the future.
