The above- referenced development has been reviewed by the Planning Commission
pursuant to rezone ordinance #809.
As a result of that, the Planning Commission has reouired and the applicant'
has agreed to the following:

Dedicate easterly:.T feet to the City for right -of -way prior to
issuance of Building Permit.
Agree to improve 53rd Avenue South to City standards at time of
development of property adjacent to the north and have road
improvements made prior to occupancy of any structure on the
land adjacent to the north.
I would like to talk to you regarding procedural implementation of the paper
work on these items. There is a point in time when there is a break between
what is Public Works related work and what is Community Development related
work. I would like establish these work separations mainly for clarity
purposes.so we can develop procedures as necessary.
I have attached a copy of the subject'propert•y..for your review.

LEGAL DESCRIPTION
The east 200.00 ft. of the following described property; Lot 3
of Broo:cva].e Garden Tracts, according to plats recorded in Volume
10 of Plats, page47, in King County, Washington except the south
115 ft. of the west 275 feet thereof; and except that portion thereof
described as follows:
Beginning at the intersection of the southerly margin of the Renton
Three Tree Point County Road with a line 344.98 feet east of and
parallel with the west boundary of the S.W. 1/4, of Section 73, Township
23 North, Range 4 East, W.M. in King Co., Washington and running thence
