Zn.reviewing the above mentioned project plans, please note
the following items:
1. Enclose under stair area to satisfy require-
ments of one -hour fire - resistive construction.
2. Provide illuminated exit signs at all exits
and where necessary to indicate the path of
travel to exits.
3. Per UFC Sec. 10.104(b) "All doors in or lead-
ing to exits shall be maintained openable from
the inside without the use of a key or any
special knowledge or effort at all times when
the building or area served thereby is occupied."
. Walls to be fire stopped per UBC Sec. 2517(f).
5, A sign stating the maximum occupant load shall
be installed at the main entrance.
6, Fire extinguisher type, quantity and placement
shall be per NFPA #10.
7., An automatic fire extinguishing system shall be
installed in all range- hoods. These systems
shall be designed, installed and tested per
NFPA #12 for a CO2 system or NFPA #17 for a dry -
chemical system. Requirement per Section 13.315
of the Uniform Fire Code.
8, An approved, supervised smoke - detection system
is required per City Ordinance #1061. An approved
automatic sprinkler system may be installed in
lieu of a smoke detection system.

All interior wall covering materials shall be
fire-resistive or shall be treated to - be fire
resistive, so as to result in, a Flame- Spread
Rating of at least Class ..III (Class II for Exit -
ways). A certificate of Flame- Spread Rating is
required to be delivered to the Fire Department.

Your application for variance (M /F #78 -09 -V) was considered by the Tukwila Board
of Adjustment last evening.
The Board, after due consideration of the information received during the public
hearing, unanimously voted to deny the variance request on the basis that a
qualified hardship had not been demonstrated. Consequently, the parking lot
design must conform to Chapter 18.56 (TMC) with specific regard to discontinua -
,tion of the driveway adjacent the south property line.

SUBJECT: Golden Nugget Restaurant Building Permit. Application
The existing sign. at the Golden Nugget, Restaurant is not in confor-
mance with Title 19 of the TMC. Nonconforming signs in the City of
Tukwila must be brought into conformance with the Sign Code, and it
is the position of this department that approval of the application
or Building Permit be made with the condition that the existing
sign be removed prior to issuance of a Certificate of Occupancy.

RE: GOLDEN NUGGET RESTAURANT
Dear Mr. Demitruk:
As per our conversation of yesterday afternoon, I am enclosing a xerox
copy of the site plan which the Planning Division has approved for the
Golden Nugget Restaurant.
It is slightly different than what I had discussed with you on the
telephone. Three (3) parking stalls were eliminated so that owner
would not have to add more pavement. The setbacks along 57th Avenue
South are to be landscaped according to 18.56.055 (4). The two (2)
parking stalls at the end of service drive should be marked and used
for employees only. The site plan that you had resubmitted appeared
to show that the screening and /or fencing along the rear of the lot
was not on the property line; it should be.
I have attached this to the building plans and signed off the Planning
Department's review.
