Have reviewed in depth the "reversed frontage" section and have determin
thJt Section 18.12,090 is applicable.
Hence, the front yard is that abutting 57th Avenue (regardless of where he
parks or where the front door is) and the side yard which abuts 144th shall
be "...one-half the (required) front yard',./provided) the building line
Shall not be less than forty feet from the centerline of the street...".

RESIDENTIAL BUILDING PERMIT: 5670 South 144th Street
Referenced permit application has been reviewed with the following
conclusions:
1. Front yard - Since primary access is gained from South 144th, such
yard requirement dictates a minimum of 55 feet from centerline of
144th, in effect a 30 foot front yard.
2. Rear yard - Minimum requirement is 15 feet 9 inches (based on 25%
of depth).
Side yards •- Both exceed code requireMeht.
Yard requirements are related to the manner in which a building is
situated. In this case, the buildable depth of the lot is reduced
to 17 feet 3 inches due to the yard requirements which are dictated
by the orientation of the Uuilding.
The buildable width of the lot would only be reduced to about 42 feet
were the building oriented to 57th Avenue. The only other alternatives
are a Variance from the yard requirements or build a smaller house.
