We are progressing with the sitework and foundation forms per our
discussion a couple of weeks ago. We hope you have had the time to
review the old plans and documents as we discussed and will be able
to issue the permit soon. We expect to be ready for our first concrete
pour by approximately December 15, 1976.

VARIANCE from setback of parking surface edge:
Hope this clears the air for you.
The Colonial House Development, to be located at Southcenter Boulevard
and 53rd Avenue, was granted two 12) variances in early 1974.
1. VARIANCE from 60' R/W width: 0 ,Su.. 415 1,64' LI Y W b d dk
Due to length of 53rd Avenue, St wanted50' R/W with 80' (diameter) ,4
cul -de -sac. Planning Commission, in rezoning parcel lying west of
53rd Avenue, obtained agreement to provide 10' additional R/W along
west side of 53rd, hence gaining 50' total R/W when it develops. Based
on this assurance of 50' R /W, Commission granted variance from 60' R/W
requirement with the stipulation that a Developer's Agreement be executed
between Colonial and City to establish street development requirements as
Steve sees fit.

This one is simple enough -- allows parking stalls
of road than required by code — no conditions.
Both variances were granted in January 1974. A variance becomes void
after one (1) year if a permit for the variance - approved plans is mot
obtained within that year. To the best of my knowledge, no permit has
been issued since either variance was granted; HENCE, neither variance.

In reviewing the above mentioned project plans, please note the
following items:
1. Per UFC Sec. 10.104(b), "All doors in or lead-
ing to exits shall be maintained openable from
the inside without the use of a key or any special
knowledge or effort at all times when the building
or area served thereby is occupied ".
2. Walls are to be fire stopped per UBC Sec. 2517(f).
3. All sprinkler drawings shall be prepared by reputable
companies licensed to perform this type of work.
Drawings shall first be approved by the Washington
Survey & Rating Bureau, then by the Tukwila Fire
Dept. No work shall commence without approved
drawings.
4. Fire extinguisher type, quantity and placement shall;.
be per. NFPA #10.
5. Protective guard posts or curbs are required around
all gas meters, electrical vaults, sprinkler valves;,
and hydrants. •
6. Exits must be illuminated at all times that the
building is occupied per U.F.C. Section 10.113. This
requires a stand -by electrical system for emergency use.
Please include these comments in your review of the above mentioned
project.

plans do not contain enough information to warrant approval.
Please provide additional information regarding type of pipe
for storm sewer, sanitary sewer and water lines, percent of
slope on the appropriate sewers, backflow prevention device
locations, type and size and radii on curb cuts.
