Turnover of storm drainage system within 45th Ave S right-of-wayl adjacent
to 12224 45th Ave S, north to the intersection with S 122nd St
ISSUE
Accept turnover of storm drainage system within 45th Ave S right-of-way as part of the
development known as the Doak Homes, Inc., single-family homes development.
Doak Homes, Inc.
Permit Nos. D04-014 and related D04-015, 016, and 017
Parcel Nos. 017900-0710, 0715, 0720, and 0725
BACKGROUND
The Doak Homes, Inc., single-family homes development is now completed. As a condition of
the development, the Doak Homes, Inc., residential development included the construction of
the following for storm drainage facilities:
300 LF of 12-inch ribbed PVC storm pipe
2 each Type I catch basins
all appurtenances
The value of the transferred assets, from the Developer to the City of Tukwila, is $22,521.00.
Conditions were placed on the development to provide the following turnover documents:
1. Letter from owner requesting turnover
2. List of Materials/Costs (City format)
3. Deed of Conveyance of Public Improvements
4. Bond for two-year maintenance period
5. As-built plans & ACAD (CD) for proposed public facilities
The proposed public facilities have been constructed to City standards and inspected by Public
Works staff and are now ready for turnover as public infrastructure.
RECOMMENDATION
Request Transportation Committee to move to consent agenda to authorize Mayor to sign
acceptance forms.

ISSUE
Accept turnover of storm drainage facilities, water meter service lines, sanitary sewer system, and street
portion within Macadam Road South! South 149th Street right-of-way and within a public easement as part
of the development known as the Junction West - 4 Lot Short Plat.

BACKGROUND
The Junction West - 4 Lot Short Plat development is now completed. As a condition of the development,
the Junction West facilities included the construction of the following for the water, sanitary sewer and
storm drainage systems: '
74 LF of 12-inch PVC storm pipe
2 each Type I catch basins
31 LF of 8-inch PVC sanitary sewer pipe
1 each SSMH Type I - 48"
2 each fire hydrants
3 each water meter service lines - 1-inch copper pipe (total of 16 LF)
55 SY of asphalt pavement
all appurtenances
The value of the transferred assets, from the Developer to the City of Tukwila, is $16,250.00.

5. S. 144th Phase I (TIB to l\;lilitarv) Construction lVlanaeement The city currently has a
contract with KPG for design work on S. 144th. A contract supplement \vould allow them to
provide construction engineering on this project. The supplement would be fixed not to exceed
$273,700. Entranco will also help KPG with some of these services. Pam C noted there will be
a winter shutdown for weather November to 1tlarch of2006. There will also a three- month
shutdown for utility work. Information for COW that evenine.
* 6. Doak Home Turnovers Doak Homes built four houses on 45th near S. 122nd in Allentown,
· and constlllcted stonn drainage improvements to city standards. When the city accepts the
system, we will be responsible for maintaining it. Recommend acceptance of storm drainaee
facilities to consent aeenda of a Reeular lVleetine.
* 7. Junction West Turnovers Junction \-Vest is a 4-10t short plat at Macadam/S. 149th. They
\vere required to install public facilities for water, sewer, catch basins, stonn drains and fire
hydrants as well as asphalt pavement before they could receive final plat approval. The value to
the city is $16,250. Recommend acceptance of utility improvements to consent aeenda of a
Reeular l\tleetine.
8. Other Information Jim M reported that the House of Representatives in Washington D.C.
recommended 2005 funding $1 minion of a $7 million request for Klickitat. There has been no
action in the Senate yet. Neither the House nor Senate has taken action on the request for funding
for Southcenter Parkway.
Jim M also reported the current Klickitat design could take many parking spaces from the
Southcenter Building on the southeast comer of S outhc enter Parkway and Strander.
Jim H said surveying was being done on S. 43rd Street. Jim 1-'1 said it was the water district doing
the work that was originally slated for 2004.
