AN ORDINANCE OF THE CITY OF TUKWILA, WASHING-
TON, ESTABLISHING THE ZONING CLASSIFICATION
OF CERTAIN REAL PROPERTY ANNEXED TO THE CITY
AND COMMONLY KNOWN AS THE 51ST AVENUE SOUTH
ANNEXATION, DIRECTING AMENDMENTS TO THE OFFI-
CIAL ZONING MAP OF THE CITY AND ESTABLISHING
AN EFFECTIVE DATE.
WHEREAS, Ordinance No. 1314 of the City of Tukwila,
passed by the City Council on April 9, 1984, as amen "Led by
Ordinance No. 1334 of the of the City, passed by the City Council
on November 5, 1984, annexed certain territory to the City
commonly known as the 51st Avenue South annexation, the legal
description of which property is hereinafter set forth, and
WHEREAS, since the effective date of the annexation 1.h2
City Planning Commission has held at least- one public hear_ng to
determine the proper zoning classification for the annexe'
erty, and
WHEREAS, based upon the input received at the public
hearing, the Planning Commission adopted Findings and Conclusions
and determined that the annexed property should be zoned R -1 -7.2
in accordance with the official zoning code of the City and has
recommended to the City Council that the said property be so
zoned, and
WHEREAS, the City Council has determined that_ -the pro-
posed zoning is consistent with the orderly development of t'
City and with the goals and policies set forth in ere City's
Comprehensive Plan and has adopted the Findings and Conclusions
made by the Planning Coram.issi_on as the Council's own, now,
therefore,

Section 1. Zoning Established. The fcIIowing
described property, which was annexed to the City under_ Ordinance

No. 1314, as amended by Ordinance No. 1334, is hereby zoned R -1-

That portion of Section 27, Township 23 North
Range 4 East Willamette Meridian described as
follows:
Beginning at the northeast corner of Section
27; thence North 88 42 minutes, 38 seconds
West, 128.4 feet; thence South 0 15
minutes, 15 seconds East 30.0 feet; thence
South 0 15 minutes, 15 seconds East 145.2
feet; thence South 88 42 minutes, 38
seconds East, 8.46 feet more or less to the
True Point of Beginning (this point being
89.94 feet west of west line of 51st Avenue
South); thence South 1 00 minutes, 42
seconds West, 118.20 feet, this point being
the north line of South 161st Street; thence
southerly across the right -of -way of South
161st Street to a point on the south line of
South 161st Street being 89.85 feet westerly
of the west line of 51st Avenue South,;
thence on a line bearing South 1 00
minutes, 42 seconds West a distance of 118.20
feet; thence North 88 42 minutes, 38
seconds West 60.33 feet; thence on a line
bearing South 0 14 minutes, 13 seconds East
a distance of 72.6 feet; thence North 89 59
minutes, 10 seconds West a distance of 175.85
feet more or less; thence South 0 15
minutes and 50 seconds East 108.60 feet;
thence South 89 59 minutes, 10 seconds East
162.91 feet (this point being 162.9 feet west
of west line of 51st Avenue South); thence
South 0 14 minutes, 13 seconds East 109.2
feet; thence South 89 59 minutes, 10
seconds East 0.5 feet (this point being
162.74 feet west of the west line of 51st
Avenue South); thence South 0 14 minutes,
13 seconds East 145.20 feet; thence South 89
59 minutes, 10 seconds East 8.83 feet (this
point being 153.84 feet west of the west line
of 51st Avenue South); thence on a line
bearing South 0 14 minutes, 13 seconds East
145.20 feet; thence North 89 59 minutes, 10
seconds West 21.80 feet; thence South 0 15
minutes, 50 seconds East 145.20 feet (more or
less) to the North line of South 164th
Street; thence South 88 42 minutes, 38
seconds East 175.54 feet to the west line of
51st Avenue South; thence northerly along the
west line of 51st Avenue South to a point
being south 88 42 minutes, 38 seconds East,
89.94 feet from the True Point of beginning;
thence westerly along the same line which is
the existing City boundary line to the True
Point of Beginning.
Section 2. Duties of Planning Director. The Planning
Director is hereby instructed to effectuate the necessary changes
to the official zoning map of the City of Tukwila in accordance
with the zoning established by this ordinance.
Section 3. Effective Date. This ordinance shall be in
full force and effect five (5) days after passage and publication
by posting as provided by law.

WASHINGTON, at a regular meeting thereof this O day of
