1: `BUILDING DEPARTMENT CONDITIONS`
2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
4: Partition walls that are tied to the ceiling and all partitions greater than 6 feet in height shall be laterally braced
to the building structure.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building
inspector. No exception.
7: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
8: All electrical work shall be inspected and approved under a separate permit issued by the Washington State Department
of Labor and Industries (206/248- 6630).
9: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
10: ** *FIRE DEPARTMENT CONDITIONS *'`*
11: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
12: The total number of fire extinguishers required for a light hazard occupancy with Class A fire hazards is calculated at
one extinguisher for each 3,000 sq. ft. of area. The extinguisher(s) should be of the "all purpose" (2A, 10 B:C) dry
chemical type. The travel distance to any extinguisher must be 75' or less. (IFC 906.3) (NFPA 10, 3 -2.1)
13: Portable fire extinguishers, not housed in cabinets, shall be installed on the hangers or brackets supplied. Hangers or
brackets shall be securely anchored to the mounting surface in accordance with the manufacturer's installation
instructions. Portable fire extinguishers having a gross weight not exceeding 40 pounds (18 kg) shall be installed so
that its top is not more than 5 feet (1524 mm) above the floor. Hand -held portable fire extinguishers having a gross
weight exceeding 40 pounds (18 kg) shall be installed so that its top is not more than 3.5 feet (1067 mm) above the
floor. The clearance between the floor and the bottom of the installed hand -held extinguishers shall not be less than 4

A Building Division has deemed the subject permit application incomplete. To assist the applicant in
expediting the Department plan review process, please forward the following comments.
PLAN SUBMITTALS: (Min. size 11x17 to maximum size of 24x36; all sheets shall be the same size).
(Drawing and structural calculations sheets shall be original signed wet stamp not copied.)
1 On Thursday April 14, 2005, Dave Larson and I visited the site to observe what
the ADA accessibility compliance issues are and found the work was already in
progress before the permit was issued. During the inspection we found several
inconsistencies with the existing tenant layout and the proposed tenant
improvements shown on the drawings submitted for permit to include:
a) The tenant entry layout including wall layout do not accurately reflect what
the submitted drawings show.
b) The door to the hall is not compliant with ADA requirements and does not
accurately show on the plans. (ANSI 404.2.4.1)
c) The modified wall to the lunchroom where the existing angled doorway is,
that doorway does not meet the requirements for ANSI 404.2.4.1, for door
approaches.
d) The one left wall to the conference room is not a full height wall (shown on
the plans to indicate a full height wall).
e) The new Conference Room door does not meet ADA requirements ANSI
404.2.4.1, for door approaches.
2 Provide new drawings that address the inconsistency issues. The revised
drawings shall accurately describe the existing tenant space layout with the
actual location intended for new wall construction throughout.

in relation to the building footprint. Proved a site plan clearly showing the
scope of work location including exits and other related building elements.
Also show adjoining rooms or spaces to the scope of work and label them.
2. Provide a reflective ceiling plan, describing relative lighting changes or
additions. The suspended ceiling detail per ASCE 9.6.2.6. Include with the
submittal a lighting summary with calculations for the changes. Mechanical
work requires a separate permit (if applicable).
3. Show a wall legend on the plans that clearly describe which walls are new,
existing and relative characteristics of the new and existing walls.
