Permittee shall repair and pay all costs associated with repair of damage to City infrastructure.
4: Temporary erosion control measures shall be implemented as the first order of business to prevent sedimentation
off -site or into existing drainage facilities.
5: The City of Tukwila has an undergrounding ordinance requiring the power, telecommunications, and cable service lines be
underground from the point of connection on the pole to the house.
6: Any material spilled onto any street shall be cleaned up immediately.
7: A bond in the amount of 150 %x cost of work within the City right -of -way, made out to the City of Tukwila for possible
property damages caused by activities.
8: A copy of the Certificate of Insurance Coverage (minimum of $2,000,000 naming the City of Tukwila as additionally
insured).
9: The site shall have permanent erosion control measures in place as soon as possible after final grading has been
completed and prior to the Final Inspection.
10: Driveways shall comply with City residential standards. Driveway width shall be a 10' minimum and 20' maximum. Slope
shall be a maximum of 15 %. Turning radii shall be a minimum of 5'.

bear the seal and signature of a Washington State Professional Engineer. Shop drawings shall be maintained on the site
and available to the building inspector for inspection purposes.
21: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
22: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to any
requirements for special inspection.
23: All wood to remain in placed concrete shall be treated wood.
24: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building
inspector. No exception.
25: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. A copy can be
obtained at City Hall in the office of the City Clerk.
26: Ventilation is required for all new rooms and spaces of new or existing buildings and shall be in conformance with the
International Building Code and the Washington State Ventilation and Indoor Air Quality Code.

employees, this obligation to indemnify, defend and hold harmless is valid and enforceable only to

right -of -way permit herein is wholly of a temporary nature and it vests no permanent right to use

application cannot be approved.

1. Tukwila Municipal Code (TMC) 8.25 governs the vehicle storage and parking on single- family residential
property. The provisions of the code strictly limit the amount of approved durable uniform surface per lot.
TMC 8.25.020 (E) notes:
"No more than 50 percent of the front yard or 800 square feet, whichever is smaller, may be approved durable
uniform surface ".
The site map provided shows a front yard of 1200 square feet. The driveway occupies an area of 630 square
feet, which is greater than 50 percent of the front area.
The driveway must be reduced in size.

2. The Public Works'Development Guidelines and Design and Construction Standards is available at
www.ci.tukwila.wa.us Please provide the following items, most of which were requested on 04.27.2005:
a) Provide a percolation test using the EPA Falling Head method, available in the Public Works
s standards and on the website at http: / /www.ci.tukwila .wa.us /pubwks /pwpermit.htm Footing drains
and roof downspouts must be separate systems.
b) Because this area is flat, Public Works looks very closely at the elevation changes to avoid creating
drainage problems. Placing 66 CY of fill in the driveway will raise the elevation almost 3 feet. This will
not work. Please provide a design that will work.
3. Do you really intend to install an 8" water line to the property? The usual size is V.
4. Provide a copy of the side sewer easement from the property to the north.
5. The pavement mitigation fee for the cut shown on the plans in $900.
6. Provide the items required for work in the right -of -way per Bulletin A6 that is available on the City's website at:

Timber (Qnnectors
58.3. Timber connectors called out by letters and numbers shall be "Strong -Tie" by
Simpson Company, as specified in their catalog. Equivalent devices by other manufacturers
may be substituted, provided they have IC80 approval for equal or greater load capacities.
Provide number and size of fasteners as specified by manufacturer. Connectors shall be
installed in accordance with the manufacturer's recommendations. Where connector straps
connect two members. place one -halt of the nails or bolts in each member All bolts in
wood members shall conform to ASTM A307. Provide washers under the heads and nuts of
all bolts and lag screws bearing on wood. Unless noted otherwise, all nails shall be
common. All shims shall be seasoned and dried and the some grade (minimum) as
members connected. All joists shall be connected to flush beams with "U" Series Joist
Hangers.

59. Screw to all studs, top and bottom plates and blocking with 1-1/4" Type N screw,
4" o.c. at lowest floor level and at 7" o.c. at upper floor levels. 5/8" GWB to use
1-1/4" Type N bulge head screw (0 GWB shear walls only).
60. At areas shown to be fire rated wall, use 5/8" type "x" gypsum wallboard and fasten
with 6d cooler nails 0 7" o.c. or 1-1/4" Type N bulge head screw stagger joints. Tape

ENERGY NOTES
General
63. All materials, workmanship and construction shall conform to the requirements of the
International Building Code and the Washington State Energy Code, lotest edition. Verify all
conditions before proceeding with work.
Insulat
64. Walls: Insulated with R -21 butt (for 2x6 walls) and R -21 butt (for 2x4 walls) unless
noted otherwise.
65. Roof and ceiling: Insulated with R -38 bolt. Provide insulation in ceiling where
possible and in 2x12 rafters if vaulted ceiling conditions exist. Maintain a minimum of 2"
clear between top of insulation and bottom of sheathing for venting. Venting must occur
in each joist space. Where continuous venting is within a joist space by a header (i.e.
skylight or at hip -end), provide (2) 1-1/2" venting holes at the top of the rafter at the
header to allow for continual through - venting into the next joist space.
66. Floors: Provide R -30 bott insulation over unheated space unless noted otherwise.
67. Slab on grade: Provide extruded rigid closed cell insulation R -10. Insulation to
provide thermal break between slab and footing and run from the top of the slob to the
bottom of the footing. Insulation may be interrupted for 6" every 2' -0" to aliox for
doweling to tie slab and footing together.
68. Vapor Barriers: An approved vapor barrier shall be installed at exterior walls and at
all roof decks, below enclosed joist spaces where ceiling finishes are directly installed to
joists, and any other wall or ceiling surfaces which receive insulation. This vapor bonier
may be a component of the insulation material. Application and installation of insulation
and vapor barriers shall comply with State of Washington thermal insulation standards (H.B.
96).

Miscellaneous Steel
49. Structural steel shall be RISC- LRFD, RISC 335, AISC -HSS, Fy= 36,000 psi. All
welding shall conform to the AWS codes for arc and gas welding in building construction.
All welds shall be 3/16" minimum unless otherwise noted. Welding electrodes shall be
E70XX electrodes for manual shielded metal -arc welding or equal electrode for their
welding processes. Welded points shall conform to AWS pre qualified joint details for
welded construction. All welding shall be performed by AWS certified welders.
Miscellaneous hangers to be Simpson or approved equal. All hangers to be fastened to
wood with proper nails. All holes shall be nailed. All nails shall be common wire nails.

51. All framing to comply with IBC Chapter 23. Nail size and spacing to conform to IBC
Section 23 and table 2304.9.1. All timber to be kiln dried. All grades shall conform to
"WWPA Grading Rules for Western Lumber ", most recent edition. Bolt heads and nuts
bearing on wood shall be provided with standard cut washers. All wood in contact with
concrete shall be pressure treated or protected from decay. All nailing not noted on
drawings shall conform to IBC Table 2304.9.1. See miscellaneous steel for hangers. At
sawn timber joist areas: Provide cross- bridging and solid blocking at bearing points as per
IBC 2306.5.1.2. Provide double joists under oil partitions. Provide double joists each side
of openings unless detailed otherwise. Provide solid blocking over bearing partitions, walls
and beams. Attach timber joists to flush headers and beams with Simpson series metal
joist honger to suit the joist size.
Plywood
52. Plywood panels shall meet the requirements of the latest edition of "U.S. Product
Standard DOC PS -20 for Softwood Plywood ". Each piece shall bear the APA grade
trademark of the American Plywood Association. Plywood roof and wall sheathing in
accordance with SBC Section 2304. Minimum plywood to be 6" o.c. at all supported
edges and 12" o.c. at interior supports. Nails to be 8d common for 1/2" plywood, 10d
common for 5/8" and 3/4" plywood roof and floor sheathing. Stagger and lop at roof
and floor sheathing. Nails shall be driven flush but not fracture the surface of the
sheathing. All floor sheathing to be glued and nailed continuously at all floor joists. Span
rating shall be 40/20 in X floor sheathing and 20/0 in X" roof /wall sheathing.
53. At shear walls: Nails sholl be 10d common for 1/2" sheathing with all edges blocked,
10d nails 0 4" o.c. 0 edges and 10" o.c. 0 field.
54. Support shall be supplied to oil plywood edges with plyclips, blocking, tongue and
groove plywood joints or other approved methods per APA recommendation. Supports to
occur at 4" o.c. 0 edges and 6" at field.
Glued Laminated Members
55. Glued laminated members shall be fabricated in conformance with U.S. product
standard as required in AITC A190.1 and ASTM D3737 for structural glued laminated
timber. All members shall be fabricated of industrial grade western woods in accordance
with American Institute of Timber Construction (AITC) Specifications using water resistant
glue throughout. Each member shall bear on AITC identification mark and be accompanied
by an AITC certificate of conformance. One coat of end sealer sholl be applied
immediately after trimming in either shop or field.
Laminated Veneer Lumber CLVL)
55.1 Laminated veneer lumber shall be manufactured under a process approved by the
National Research Board. Each piece shall bear a stamp or stamps noting the name and
plant manufacturer, the grade, the Notional Research Board number, and the quality
control agency. AJI laminated veneer lumber shall be manufactured in accordance with
NER -126 using Douglas Fir veneer glued with a waterproof adhesive meeting the
requirements of ASTM D2559 with all grain parallel with the length of the member.

DOORS. WINDOWS AND QLAZIN
27. Glazing in compliance with IRC Section 308 and Washington State Safety Gloss Law.
Exceptions ore as outlined in IRC R308.4.
28. Glazing in locations subject to human impact such as glass on doors, glazing within
12" on either side of a door opening, glazing closer than 18" to o floor, shower door and
tub enclosures shall be wire reinforced, tempered gloss, laminated safety glass or shatter

FIREPLACES
34. Fireplace code per IRC Chapter 10, local Building Deportment and requirements of
manufacturer. See further notes on fireplace section.
35. Masonry fireplaces and chimneys are to be constructed to conform to all applicable
portions of the IRC and Municipal Codes. Flue liner shall be install as oer IRC R1001-9.
Flue area per IRC R1001-12. Chimneys shall support only their own weight unless
specifically designed to support additionol loads.
36. All fireplaces ore to be provided with tightly fitting flue dampers, operated with a
readily- occessible manual or approved automatic control and an outside source of
combustion air, min. duct size of 6 sq. inches in area, provided with readily operable
damper, located in front part of firebox. Fireplaces must be installed per any iRC and
local conditions of approval. See fireplace details IRC FIG 1003.1.
37. Prefabricated fireplaces, chimneys and related components to bear U.L. 127 of
