Re: New set of walls located at 13930 56th Place South, Tukwila, Wa 98168. Dear Mr. Johannessen: At your request, this letter is to address the new walls and the slopes at the subject site. The following presents our findings and conclusions. j PURPOSE OF LETTER As stated, the purpose of this letter is to address the following: 1- Installation of a new tiered wall at the subject site. The study will address the effect of this project on this site and the surrounding slopes. SITE AND PROJECT DESCRIPTION The subject site, located in The City of Tukwila, was found to be a lot that has been developed for a single family residence. The site has a direct access from the main street 56th Place. South. This street was found to be paved and fully developed at the time of the inspection. The site is at an elevation that is lower than the street level by about 12'feet. A sloped ground cover this site front area and runs from the street level to the house finish floor level. A concrete walkway, about six feet wide, exists at that level. • As per the provided plans and as verified on site, the toe of-the slopes started at about the edge of the walkway. As informed by the owner, it appears that a set of walls was proposed to improve the slopes figure and prevent some occasional erosion. U - O Z v N. 0 1- O z Johannessen Geo Page 2 I s I INVESTIGATION AND FINDINGS E At your request, the writer visited the subject site and performed the needed investigation to address the new set of tiered walls, its elect on the site slopes. At the time of the visit, It was found that the construction activities have previously started, some of the two lower tiers were already completed while the upper ones were only partially done. Generally the walls were twelve inches thick block walls that are under four feet in height. The horizontal setback averages five feet wide. The ground was tested utilizing a CL -700 Penetrometer. The unconfined compressive strength was found to be about 1.85 tons per square foot. No signs of previous or present deep or shallow landslides were seen. The street above the site was found to be in good standing condition. Similarly, the trees inside the site do not present any slide history. As per the provided plans and as per our site observation, the site original slopes were at about 1 H:1 V. Our measurements during the site visit show that the new line od slopes ' from the toe and along the average bottom of the tiers is at about 1.511: IV. ` SITE SOILS As stated, the site soils were found to have unconfined strength of about 3700psf. The cuts seen during the visit are stable. For design purposes, these soils have adequate bearing capacity of 2700psf with adequate factor of safety to support structural loads. A one -third increase in the soils allowable bearing capacity may be used for the short term loads, such as wind or seismic as needed. All existing soils are acceptable as fill in relatively dry periods provided that they are free of top soils and rock fragements larger than six inches. In very wet conditions, if the moisture exceeded the optimum moisture, structure fill may be used. This does not appear to be needed for this site, considering the work will completed in the drier season. The site soils are not of this type and have relatively density. Also no expectation of the phenomenon of liquefaction to affect this site. This occurs as a result of rapid horizontal accelerations during which a rearrangement of the soil particles may cause a built -up in pore pressure. And as this increases the shear resistance decreases to a possible temporary loss of shear strength. This is possible with soils of very uniform grain size in loose i condition. The site soil is not of type, nor in a condition which is prone to the phenomenon of liquefaction. r SLOPE STABILITY We believe that the danger of any landslide on this property caused by natural reasons, such as seismic event, or due to the recent proposed tiered wall construction is unlikely considering the following: 1- The investigation has shown a stable slope, historically and at the time of the visit. 2- No problems seen at the top or the surface of the slopes, such as tension cracks or leaning trees. This is indication of no previous ground movement or major erosion. i 3- The present line of slopes has been reduced from the original grades, as previously 4 stated. 4 4- The site soils not prone to liquefaction, as described above in the letter. 5- The street is about 15'feet from the upper wall. And the line from the street traffic area to the toe of the slopes is below the critical angle of these soils. i i ANALYSIS AND CONCLUSION Based on the above findings and investigation, we may conclude that the proposed set of tierd walls, with adequate structural design and correct construction, will have no negative effect on the slopes, the street or the adjacent sites. We recommend the drainage layer of the upper tier to be at least twelve inches wide and three feet deep. To be fitted at the bottom with a four inch perforated pipe wrapped in geo fabric and daylighted to an adequate outlet.
