Planning cannot approve the application due to the following: 1. The property is zoned Low Density Residential (LDR). The LDR zone only permits one dwelling unit per lot. The applicant appears to be adding a second dwelling unit to the lot. In order to do this the applicant must be able to meet the Accessory Dwelling Unit (ADU) requirements in TMC 18.10.030. An ADU is only permitted to be 33 percent of the primary residence square footage. The application notes that the square footage of the existing residence is 2618 square feet. However, this does not match with the records available from King County or by scaling out the plans submitted to the City. Staff calculations show that existing dwelling is 2231.33 square feet and that ADU is 868 square feet (not the 815 listed in the application).
