2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431- 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: New suspended ceiling grid and light fixture installations shall meet the non - building structures seismic design
requirements of ASCE 7.
6: Partition walls that are tied to the ceiling and all partitions greater than 6 feet in height shall be laterally braced
to the building structure.
7: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
8: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building
inspector. No exception.
9: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
10: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Department of
Public Health - Seattle and King County (206/296 - 4932).
11: All electrical work shall be inspected and approved under a separate permit issued by the Washington State Department
of Labor and Industries (206/248- 6630).
12: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.

electrical supply. In event of a power failure an emergency power system shall provide power for a duration of not less

1. In cases in which a use is not mentioned specifically, the Unit Power Allowance shall be determined by the building official. This
determination shall be based upon the most comparable use specified in the table. See Section 1512 for exempt areas.
2. The watts per square foot may be increased, by two percent per foot of ceiling height above twenty feet, unless specifically directed
otherwise by subsequent footnotes.
3. Watts per square foot of room may be increased by two percent per foot of ceiling height above twelve feet.
4. For all other spaces, such as seating and common areas, use the Unit Light Power Allowance for assembly.
5. Watts per square foot of room may be increased by two percent per foot of ceiling height above nine feet.

7. In cases in which a lighting plan is submitted for only a portion of a floor, a Unit Lighting Power Allowance of 1.35 may be used for

S. For the fire engine room, the Unit Lighting Power Allowance is 1.0 watts per square foot.
9. For indoor sport tournament courts with adjacent spectator seating, the Unit Lighting Power Allowance for the court area is 2.6 watts per
square foot.
10. For both Retail A and Retail B, light for free - standing display, building showcase illumination and display window illumination installed
within two feet of the window are exempt.
Retail A allows a Unit Lighting Power Allowance of 1.0 watts per square foot. Ceiling mounted adjustable tungsten halogen and HID
merchandise display illuminaries are exempt.
Retail B allows a Unit Lighting Power Allowance of 1.5 watts per square foot, including all ceiling mounted merchandise display
luminaries.
11. Provided that a floor plan, indicating rack location and height, is submitted, the square footage for a warehouse may be defined, for
computing the interior Unit Lighting Power Allowance, as the floor area not covered by racks plus the vertical face area (access side only)
of the racks. The height allowance defined in footnote 2 applies only to the floor area not covered by racks.

General Notes
A. COD
I. The "International Building Code ", 2003 edition and all other applicable codes and authorities having
jurisdiction shall govern design and construction,
2. All work of the Contractor shall comply with governing laws, codes, ordinances, rules and
regulations of City, County, State and Federal jurisdictions,
3. In the case of any conflict wherein the methods or standards of installation of the materials
specified do not equal or exceed the requirements of the laws or ordinances, the laws or
ordinances shall govern, Contractor shall notify HareStrest of conflicts.
B. DRAW -1 NGS
1. The Contractor shall carefully study and compare the contract documents and shall at once report
to HomeStreet and the Construction Manager any error, inconsistency or omission discovered,
2. Plans which appear as backgrounds on civil, structural, electrical, mechanical, plumbing, landscape
drawings, etc., are for the purpose of illustrating general plan configuration. Such plans shall not
be used for portions of the work other than that pertaining to the title of each sheet. Refer to
the appropriate sheet for each specific portion of the work.
B. Repetitive features not fully drawn or noted on the drawings shall be completely provided as if
drawn in full,
4. Throughout the drawings are abbreviations which are in common use. The list of abbreviations
provided is 'not intended to be a complete list. HomeStreet will define the intent of any in
question.
5. DO NOT SCALE DRAWINGS. The Contractor shall use dimensions shown on the drawings and
actual field measurements. Notify HomeStreet if any found. Note that dimensions are to face of
structural sheathing on exterior partitions, face of finish on interior partitions and center line of
structural columns unless obviously shown or marked ot her wi se.
6. Verify all rough -in dimentions for all equipment provided in the contract documents. Verify with
HomeStreet the size, shape and utility requirements of equipment provided by others,
7. All doors located next to a perpendicular partition and not located by dimension on plans shall be
4 from face of stud to edge of door opening unless noted otherwise,
8. Wherever the word "Contractor' is used in the contract documents, it shall also include any
Subcontractor, Sub - subcontractor or supplier engaged by the Contractor for any portion of work.
PRE-CONSTRUCTION
I. The Contractor shall perform a complete field review of existing conditions prior to construction,
Any conditions that are found to be inconsistent with the documents or where the Intent is in
doubt, should be brought to the attention of HomeStreet for resolution prior to beginning work,
2. Each Contractor shall be responsible for the verification and coordination with other Contractors to
secure compliance of documents and the accurate location of openings for mechanical, electrical,
and miscellaneous equipment.
3. Each Contractor shall be responsible for the joining of his work. to the work of other trades, All
deficiencies between trades shall be the responsibility of the General Contractor at no additional
cost to HomeStreet,
4. The Contractor shall investigate and verify locations of structural, mechanical, electrical and other
existing conditions, Notify HomeStreet of conflicts prior to construction,
a GENERAL CONSTRUCTION
1. The Contractor shall verify sixes and locations of all mechanical equipment pads and bases as well
as power, water or drain installation with equipment manufacturers prior to beginning work,
2. The Contractor shall protect adjacent properties, utilities and improvements from damage. Should
damage occur, the Contractor shall restore to previous existing condition at no cost to HomeStreet,
3. All. work shall be confined to property or area designated on drawing owned or leased by the
permittee or party contracting with the permittee.
4. The constructions means, methods, techniques, sequences and safety programs connected with the
work will be the • responsib of the Contractor unless nikormin. aww A rLe.d
5. The Contractor shall at all times keep the premises free from accumulation of waste material or
rubbish caused by the Contractor's operations,
6. Where floor drains or Floor sinks occur, all finish floors shall slope to drain.
7. The Contractor shall store all construction materials and equipment in areas designated by
HomeStreet.
8. The Contractor shall salvage ail fixtures and equipment for re -use on the project. Fixtures and
equipment not used on the project shall be offered to HomeStreet prior to removal.
q. All exterior wall openings, Flashing, counter flashing and expansion joints shall be constructed in
such a manner as to make them weatherproof,
10. Provide galvanic insulation between dissimilar metals.
11. All partitions shall extend to underside of structure above, unless noted otherwise.
12. All partitions shall be constructed with 3 1/2" metal studs at 16" o,c., with 5/8" type 'X' GWB
each side, unless noted otherwise,
13. The Contractor shall guarantee all work against fault of any material or workmanship For a
period of not less than one year after acceptance. Faulty work shall be replaced AH -si

L FIRE LLIFE SAFETY
I. Provide fire dampers at all supply and return outlets, inlets or ducts penetrating f ire rated
assemblies, enclosures, partitions or floors as required by the fire department. RE
2. Fire extiguishers are to be furnished and installed by the Contractor. Placement, location and CRY C
number of extiguishers shall be determined by fire code officials.

S. Penetrations in assemblies requiring protected openings shall be fire - stopped. Products and
methods shall be submitted to building officials for approval prior to installation. PMM
4. All exits shall be operable from the inside without use of a key or any special knowlege or

1. Electrical /Telephone outlets shall be mounted vertically at +15 unless noted otherwise.
2. All plumbing pipes in walls shall have acoustical insulation.
B. Mechanical contractor shall propose locations for thermostats and obtain approval from
HomeStreet prior to installation,
4. Coordinate all junction box and outlet locations with casework contractor. Junction boxes, outlets,
conduits, receptacles, lights and all other electrical components required for power, lighting and
data within casework shall be Furnished by the electrical contractor, The Contractor is to review
the casework shop drawings to verify the location, type and quantity of electrical and data
components required for all casework items.
5. The Contractor shall coordinate with HomeStreet supplied security data wiring, equipment and
accessories to include but not be limited to: conduit, J -box and power requiements.
6. The Contractor shall coordinate with HomeStreet supplied furniture systems to include but not be
limited to: electrical and data wiring, J -box and wall connection requirements.
