Mr. Tom King Uaming consultants, lnc. 711 Powell Ave. S.W. Kenton, WA 08055 Ise: Riverside hin Tukwila, WA Dear Tom, T met with you at the site can Wednesday to look at the existing roof framing. 'You told me that a sprinkler system needs to be installed during the tenant improvement work and you wild like us to review the roof loading to determine. if the roof can support the addition of the sprinkler system. The roof system is composed of plywood gusseted open -web wood roof tnlsses at 24" cm- center that span the cast -west direction. The trusses are supported by open -web steel ,gist girders and wood bearing walls. On the eastern portion of the building an exterior steel joist and girder system hati been installed above tlzc roof with threaded rods that penetrate the roof and attach to trusses below. This exterior joist and girder system is supported by independent pipe columns. According to the information provided, 518" gypsum wall board and the existing insulation had already been rernovcd from the bottom of the trusses. This material is going to he replaced by batt insulation of the same thickness, a suspended ceiling and the sprinkler system. The elimination of the 5/8" gwb will remove 2.8 psf of load fibm the roof loading. This can be balanced against the weight of the new material that is being added. A suspended ceiling systern typically weighs 1.8 psf and the branch lines of a sprinkler system will add approximately 1.0 psf. This accounts for the entire 2.8 psf gained from the removal of the gwb. The sprinkler main will need to be supported by means other than the roof trusses. Based on the information provided, I believe that the :sprinkler system can be safely added to the roof. I understand that the owners also intend to re -roof the building this summer. if this is clone then the existing roofing material should be removed before the new roofing is put in place. This will minimize the additional load on the roof system- If you have any questioias regarding this matter please give nie a call Sincerely ff JQi Headland, P.E. r,. '`yin.v.a,....:Lr4J 1• 4 y nor, z Z '~ w rr 2 UO (00 J U) a. Renton, WA !)8055 Re: Riverside Inn Tukwila, WA Dear Tom, I have reviewed the sprinkler layout drawings provided by Keith Hillstrom with Emerald Fire. T7ic drawings show l - 1/2" diameter branch lines mmning perpendicular to the trusses at approximately 10 foot spacing attached to the bottom chord of the trusses at 12' -0" on- center. The main lines appear to be a 3" diamcte,T pipe running purallol to the trusses. The branch lines have their attachment occurring, at the same location. This will impose the branch line support loads on a single truss. This is structurally acceptable provided that the truss does not support any other items such as: drop ceiling grids, lights, ducts, etc. The main lines shall be trapezed between a minimum of two trusses, and similar to the trusses supporting the branch lines, shall not provide structural support for additional items. if you have any questions regarding this matter, please give me a call, Sincerely, G 4 Jo Headland, P.E. Per the International Building Code and/or the International Mechanical Code, every permit issued by the Building Division under the: provisions of this code shall expire by limitation and become null and void if the building or work authorized by such permit is not commenced within 180 days from the date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work is commenced for a period of 180 days. Based on the above, you are hereby advised to: Call the City of Tukwila Inspection Request Line at 206 - 431 -2451 to schedule for the next or final inspection. This inspection is intended to determine if substantial work has been accomplished since issuance of the permit or last inspection; or if the project should be considered abandoned. P.S. November 7, 2005 Mr. Allen Johannessen, Plans Examiner Department of Community Development 6300 Southcenter Blvd., Suite 100 Tukwila, WA 98188 Subject: Riverside Inn Permit Application Number D05 -347 Dear Mr. Johannessen: ARCHITECTURE PLANNING INTERIOR D ESIGN CITY OF T NOV 0 7 2005 PERMIT CENTER An understanding was reached with Mr. Don Tomaso regarding the requirement for installation of a fire sprinkler system at the Riverside Inn on Friday November 4, 2005. The owners are moving forward with installation of an automatic fire alarm system per the letter received by Gaming Consultants Inc. following acquisition of the property from the previous owner. The fire alarm is not part of the work under this permit application. Mr. Tomaso advised that pending legislation will require fire sprinklers in assembly (A) occupancies with occupant load exceeding 100 that serve liquor and that have recorded or live entertainment and that such legislation would likely become affective on December 1, 2005. A two year window was mentioned that all assembly occupancies (existing and new) would have to be brought into conformity. He advised that the Riverside owners could "reduce" the fire alarm system requirements if fire sprinklers were installed as part of this permit. The owners have opted to install fire sprinklers at the time such legislation in enacted. As noted above they are pursuing installation of the required fire alarm system separately and is not part of this permit. With respect to your correction sheet dated October 28, 2005, the deletion of the fire sprinklers voids the requirement for structural engineering. We understand there is no other outstanding corrections and request that permit be issued as soon as possible. Sincerely, c George E. Hanson AIA Cc.
