Brace wall line sills shall be anchored to concrete or masonry foundations... (DCD H009) DECKS Where supported by attachment to an exterior wall, decks shall be positively anchored to the primary structure R502.2.1 and designed for both vertical and lateral loads as applicable. Such attachment shall not be accomplished by the use of toenails or nails subject to withdrawal. Where positive connection to the primary building structure cannot be verified during inspections, decks shall be self supporting. Decks with cantilevered framing members, connections to the exterior walls or other framing members, shall be designed and constructed to resist uplift resulting from the full live load specified (DCD H012) in Table R301.5 acting on the cantilevered portion of the deck. Source Specific Ventilation: Source specific exhaust ventilation is required in each kitchen, bathroom, water closet, 2004 WSVIAC laundry room, indoor swimming pool, spa, and other rooms where excess water vapor or cooking odor is produced. For 302.2.1 3 source specific ventilation capacity see table 3-12004 WSVIAC. Minimum ventilation openings for crawlspace and attic openings shall be 1 sq. foot per 150 sq. foot of space. BATHROOMS Bathrooms shall be provided with aggregate glazing area in windows of not less than 3 square feet, one -half of which R303.3 must be open able. Exception: The glazed areas not required where artificial light and a mechanical ventilation system are provided. EGRESS WINDOWS, HALLS, STAIRS, RAILINGS Basements with habitable spaces and every sleeping room shall have at least one open able emergency escape and R310.1 rescue opening. R311.3 Exit doors required: Not less than one exit door shall be required... provide direct access from habitable portions of the R311.4.1 9 dwelling to the exterior with out requiring travel through a garage. R311.4.2 Required exit door shall be hinged, 36 inches minimum width, 6 feet 8 inches minimum height. There shall be a floor or landing on each side of each exterior door. R311.4.3 Stair risers. The maximum riser height shall be 7 -3/4 inches, measured vertically between leading edges of the adjacent R311.5.3.1 treads. The greatest riser height with any flight of stairs shall not exceed the smallest by more than 3/8 inches. (DCD H011) Stair treads. The maximum tread depth shall be 10 inches measured horizontally between the vertical planes of the R311.5.3.2 foremost projection of adjacent treads and at a right angle to the tread's leading edg (DCD H011) Profile. The radius of curvature at the leading edge of the tread shall be no greater than 9/16 inch. A nosing not less than R311.5.3.3 3/4 inch but not more than 1 -1/4 inch shall be provided on stairways with solid risers. The greatest nosing projection shall not exceed the smallest nosing projection by more than 3/8 inch between two stories, including the nosing at the level of the floors and landings. Beveling of nosing shall not exceed 1/2 inch. Risers shall be vertical or sloped from the underside of the leading edge of the tread above at an angle not more than 30 degrees from the vertical. Open risers are 1 0 permitted provided that the opening between treads does not permit the passage of a 4 -inch diameter sphere. Exception: 1. (DCD H011) SMOKE ALARMS Smoke alarms shall be installed in: each sleeping room, outside each separate sleeping area in the immediate vicinity of R313.1 the bedrooms, on each story of the dwelling including basements but not crawl spaces. Exception: Smoke alarms in existing areas shall not be required to be interconnected and hard wired where the , alterations or repairs do not result in the removal of interior wall or ceiling finishes exposing the structure, unless there is an attic, crawlspace, or basement available which could provide access for hard wiring and interconnection without the 11 removal of interior finishes. The required smoke alarms shall receive their primary power from the building wiring and when primary power is R313.2 Interrupted, shall receive power from a battery. When Interior alterations , repairs or additions requiring a permit occur, or when one or more sleeping rooms are R313.1.1 added or created in dwellings, the individual dwelling unit shall be provided with smoke alarms located as required for new dwellings; Interconnected and hardwired. MECHANICAL Appliances access for inspection service, repair and replacement. Appliances shall be accessible for inspection, IRC M1305.1 12 service, repair and replacement without removing permanent construction. Thirty inches of working space shall be provided in front of the control side to service an appliance, Room heaters shall be allowed 18 inches working space with no platform required. Central furnace within compartments or alcoves shall have a minimum working space of 3 inches along the sides, back IRC M1305.1.1 and top with a total width of the enclosing space being at least 12 inches wider than the furnace. Furnaces having a firebox open to the atmosphere shall have at least a 6 -inch working space along the front combustion chamber side. Combustion air opening at the rear or side of the compartment shall comply with the requirements of Chapter 17. Appliances installed In a compartment, alcove, basement or similar space shall be accessed by an opening or door IRC M1305.1.2 and an unobstructed passageway measuring not less than 24 inches wide and large enough to allow removal of the largest appliance in the space, provided that a level service space of not less than 30 inches, is present at the front or service side of the appliance with the door open. Protection from impact. Appliances located in a garage or carport shall be protected from impact by automobiles. (2000 IRC M1307.3.1 lb. Impact load capacity) IBC 1607.7.3 Outdoor combustion air shall be provided through opening's) to the outdoors in accordance with Section G2047.6.1 or IRC G2407.6 1 13 G204.6.2. The minimum dimension of air openings shall be not less than 3 inches. (304.6) Combustion air openings. Two permanent opening method, one commencing 12 inches from the top and one 12 IRC G2407.6A inches from the bottom of the enclosure... commencing directly by duct to the outdoors. Each opening shall have a (304.6.1) minimum free area of 1 square inch per 4,000 Btulh of total Input rating of all equipment in the enclosure. Equipment and appliances having an ignition source and located in hazardous locations IMC 304.3 and public garages, private garages shall be elevated such that the source of ignition is not less than 18 inches above the floor surface on which the equipment or appliance rest. For the purpose of this section, rooms or spaces that are not part of the living space of a dwelling unit and that communicate directly with a private garage through openings shall be considered to be part of the private garage. CLOTHES DRYER EXHAUST Duct penetrations; Ducts that exhaust clothes dryers shall not penetrate or be located with in any fire blocking, IRC G2439.2 draftstopping or any wall, floor /ceiling or other assembly required by this code to be fire- resistance rated, unless such (614.12) duct is constructed of galvanized steel or aluminum of the thickness specified in the mechanical provisions of this code and the fire- resistance rating is m aintained in accordance with this code. Exhaust installation. Dryer exhaust ducts for clothes dryers shall terminate on the outside of the building and shall be IRC G2439.3 14 equipped with a backdraft damper. Screens shall not be installed at the duct termination. Duct shall not be connected or (614.4) installed with sheet metal screws or other fasteners that will obstruct the flow. Clothes dryer exhaust duct shall not be connected to a vent connector, vent or chimney. Clothes dryer exhaust ducts shall not extend into or through ducts or plenums. Make up air. installations exhausting more than 200 cfm shall be provided with makeup air. Z W U= O Z Clothes dryer ducts. Exhaust ducts for domestic clothes dryers shall be constructed of metal and shall have a smooth IRC G2439.5 interior finish. The exhaust duct shall be a minimum nominal size of 4 inches in diameter. The male end of the duct at (614.6) overlapped duct joints shall extend in the direction of air flow. Clothes dryer transition ducts used to connect the appliance to the exhaust duct system shall be metal and limited to a single length not to exceed 8 feet in length and shall be listed and labeled for the application. Transition ducts shall not be concealed within construction. 14 Maximum length. The maximum length of the clothes dryer exhaust duct shall not exceed 25 feet from the dryer location IRC 132439.51 to the outlet termination. The maximum length of the duct shall be reduced 2 -1/2 feet for each 45 degree bend and 5 feet (614.6.1) for each 90 degree bend. Where make and model of the clothes dryer to be installed is known... maximum duct length shall be permitted to be in EXCEPTION accordance with the dryer manufacture's installation instructions. ACCESS OPENINGS Crawlspace minimum access openings through floors shall be 18 inches by 24 inches and 16 inches by 24 inches IRC R408.3 through a perimeter wall. Access doors shall be weather- stripped. NOTE: Access openings shall be sized to allow 15 installation or removal of any mechanical equipment (See # 27). Attic space access opening shall not be less than 22 inches by 30 inches and provide a minimum unobstructed IRC Section R807 headroom in the attic access no less that 30 inches. WEATHER PROOFING Weather - resistant sheathing paper. Asphalt- saturated felt free from holes and breaks, weighing not less than 14 IRC R703.2 pounds per 100 square feet and complying with ASTM D 226 or other approved weather - resistant materials shall be applied over studs of sheathing of all exterior wall as required by Table R703.4. Such felt or material shall be applied horizontally, with the upper layer lapped over the lower layer not less than 2 inches. Where vertical joints occur, felt shall be lapped not less than 6 inches, Flashing. Approved corrosion - resistant flashing shall be provided in the exterior wall envelope in such a manner as to iRC R703.8 prevent entry of water into the wall cavity or penetration of water to the building structural framing components. The 16 flashing shall extent do the surface of the exterior wall finish and shall be installed to prevent water from reentering the exterior wall envelope. Concrete and Masonry Foundations Dampproofing. Foundation walls that retain earth and enclose habitable or IRC R406.1 usable spaces located below grade shall be dampproofed from the top of the footing to the finished grade. Masonry wall shall have not less than 3/8 inch Portland cement parging applied to the exterior of the wall. That parging shall be dampproofed with a bituminous coating, 3 pounds per square yard of acrylic modified cement, 118 inch coat of surface - bonding mortar complying with ASTM C 887 or any material permitted for waterproofing. Waterproofing shall be applied to the exterior of the wall. (For additional code information see Section R 406 of the 2003 IRC) SAFETY GLAZING Hazardous locations. The following shall be considered specific hazard locations for the purposes of glazing: [Bj R308.4 (abbreviated) Glazing in: (DCD H014) 1) swinging doors except jalousies, 2) fixed and sliding panels of sliding door assemblies and panels in sliding and bi -fold closet door assemblies, 3) storm doors, 4) all unframed swinging doors, 5) doors and enclosures for hot tubs, whirlpools, saunas, steam rooms, bathtubs and showers, any part of a building wall enclosing these compartments where the bottom exposed edge of the glazing is less than 60 inches measured vertically . above any standing or walking surface. 6) an individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24 -inch are of the door in a closed position and whose bottom edge is less than 60 inches above the floor or walking surface. 7) in an individual fixed or operable panel, other than those locations described in Items 5 and 6 above, that meets all of the following conditions: 7:1 exposed area of an individual pane greater that 9 square feet, 7:2 bottom edges less than 18 Inches above the floor, 7:3 top edge greater than 36 inches above the floor, 7:4 one or more walking surfaces within 36 inches horizontally of the glazing. 17 8) all glazing in railings regardless of an area or height above a walking surface. Included are structural baluster panels and nonstructural in -fill panels. 9) wall and fences enclosing indoor and outdoor swimming pools, hot tubs and spas where the bottom edge of the glazing is less than 60 inches above a walking surface and within 60 inches horizontally of the water's edge. This shall apply to single glazing in all panels in multiple glazing. 10) adjacent to stairways, landings and ramps within 36 inches horizontally of a walking surface when the exposed surface of the glass is less than 60 inches above the plane of the adjacent walking surface. 11) adjacent to stairways within 60 inches horizontally of the bottom tread of a stairway in any direction when the exposed surface of the glass is less than 60 inches above the nose of the tread. Skylight and sloped glazing. Glass or other transparent of translucent glazing material installed at a slope of more than R 308.6.1 15 degrees from vertical. Permitted materials. 1) laminated glass with a minimum 0,015 -inch polyvinyl butyral interlayer for glass panels 16 square feet or less in area located such that the highest point of the glass is not more than 12 feet above a walking R 308.6.2 surface or other accessible area; for higher or larger sizes , the minimum interlayer thickness shall be 0.030 inch. 2) Fully I tempered glass. 3) Heat - strengthened glass, 4) Wired glass. 5) Approved rigid plastics. Other openings between the garage and residence shall be equipped with solid wood doors not less than 1 -3/8 Inches in thickness, solid or honeycomb core steel doors not less that 1 -3/8 inches thick, or 20- minute fire -rated doors. R309.1 Duct penetration. Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling from the garage shall be constructed with a minimum No. 26 gage sheet steel or other approved material and shall have no openings into the garage. R309A.1 8 Separation required. The garage shall be separated from the residence and its attic area by not less than 112 inch gypsum board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8 inches Type X gypsum board or equivalent. Where the separation is a floor - ceiling assembly, the structure supporting the separation shall also be protected by not less than 1/2 inches gypsum board or equivalent. R309.2 Floor surface. Garage floor surfaces shall be of approved noncombustible material. The area of floor used for parking of automobiles or other vehicles shall be sloped to facilitate the movement of liquids to a drain or toward the main vehicle entry doorway. R309.3 Carports. Carports shall be open on at least two sides. Carport floor surfaces shall be of approved noncombustible material. Carports not open on at least two sides shall be considered a garage and shall comply with the provisions of this sections for garages.
