JLE FAMILY BUILDING PERMIT BASIL t'LAN FOSTERVIEW ESTATES Basic Plan Submittal Information: 1. 2 complete sets of construction drawings to include the following: • floor plan • roof plan • building elevations (all views) • building height • building cross section • structural framing plans and details necessary to completely describe construction • Washington State Energy Code data and prescriptive heating system sizing. • Washington State Indoor Air Quality Code information. Conditions of Basic Plan Submittal vs Site Specific Plans: 1. Basic plan review fee shall be in accordance with Table 1 -A of the Uniform'Building Code adopted by the City of Tukwila. Site specific plan review fee is $400.00 plus any fees associated with the addition of decks, basements, etc. added to the plans at the time of site specific submittal. If it is determined that the site specific plans need to be reviewed by the City's structural consultant, the applicant agrees to pay the fees assessed for this review prior to permit issuance. 2. Architect of record agrees to submit site specific plans consistent with the basic plan submitted for review. If the site specific plan is revised, the revisions must be clouded and appropriately identified in the revision block. The Building Official has the authority to require a full plan review fee for a site specific plan if there are significant revisions to the basic plan. 3. The approved basic plan is valid until any amendments have been made to the State Building Code as adopted by the City of Tukwila or no longer than 2 years from the date of this agreement. Site Specific Plan Submittal Information: 1. Single Family Residential Permit Application; 2. Four (4) copies of the site plan/civil drawings; 3. Four (4) sets of construction drawings, including foundation plan. 4. Three (3) copies of the geo -tech report; 5. Two (2) copies of Washington State Energy Code data and prescriptive heating system sizing; 6. Washington State Indoor Air Quality Code information. 7. Two (2) copies of soils engineering and calculations stamped and signed by the geo -tech engineer of record; 8. Sewer availability letter from Val -vue Sewer District; 9. Simpson Strong -Tie now demonstrates that the Hi clip satisfies the cross member ending criteria for the trusses. Therefore the use of the LS clip is now deleted, as the H1 clip transfers the cross bending shear. We therefore would like to delete the LS on all shear walls. If you would like to discuss the load path conditions and review this with the Simpson Strong -Tie materials, I would be happy to do so. This hold down is specified as an STHD14 or an STHD14 -RI In some situations, due to the cripple wall, this strap does not reach up through the floor joist and grab onto the main floor walls. This letter is to clarify the intent an d correct installation at cripple wall locations where the above. described condition occurs. , t We have reviewed all of our home plans, and the maximum load at the STHD14 hold down is just under 2600 pounds. Above the STHD14 connector, install an AST6236 strap. This strap will connect the cripple wall stud to the main floor studs directly alfove the STHD14 hold down. The AST•6236 strap takes 2575 pounds. This will transfer the load to the STHD. It is acceptable to have the AST strap adjacent to the STHD14 hold down by one stud. In which case, there should be a minimum of (15)- 16d nails attaching the adjacent studs together. Install the AST strap per the manufactures instructions. Our drawing specifies Simpson strong tie connectors. The job site Is using Advanced connector systeml hardware. Our understanding is that this is an equal substitute so it poses no issue from our offices' perspective.
