The Architect (hired by Krause's) is in southern California, and is unfamiliar with the forms required by jurisdictions here in Washington. That combined with the relative simplicity of the remodel, as it relates to building envelope, has caused me to explain our efforts with this letter. The initial calculations for lighting at Krause's did not comply with the 1.5 watt per foot maximum listed in the state energy compliance form. I did a fixture change for wattage reduction and accomplished the desired results, but then the lighting in the space was below the minimums Krause's requires to sell pis. A second approach used their designed fixtures and relates to the current use, rather than meeting a watt per foot maximum. This method gives the light required by the tenant, and reduces the energy use from current rent consumption by 58% This approach accomplishes the spirit of the code and compliance, and gives the retailer light levels for optimum retail sales of their products. It also keeps the total wattage to under 2 watts per foot. (1.94 watts/ft.) In general, Krause's is reducing the size of their retail showroom in the center. They are transferring the reduced space footage to the Bon Marche, who will remodel that area under a separate construction permit The new smaller space remodel will include a T -bar ceiling, repaint and carpet Lighting change, new restrooms and a break room. No building shell alteration will take place, so the envelope will remain "as is" except for the installation of roof insulation under the deck That insulation will fill the cavity of the Berkley Panel roof structure, and be faced with vinyl. Electrical, Mechanical, Plumbing, and Sprinkler will be "Bidder Design" so each subcontractor will apply for their respective permits when the design drawings are complete.
