Figure C.2.G (p. C- 21) shows two possible ways of spreading flows from steep driveways. Note: Dispersion for driveways will generally only be effective for proposed single family residences on large lots and in rural short plats; lots proposed by short plats in urban zoning will generally be too small to provide effective dispersion of driveway runoff. Typical Uses: Steep rural driveways ( >15% slope),.and any situation where concentrated flows can be dispersed through vegetation Design Specifications The following conditions must be met to use dispersion of concentrated flows through vegetation: • A vegetated flowpath of at least 50 feet, as illustrated in Figure C.2.G (p. C -21) must be maintained between the discharge point and any property line, structure, steep slope, stream, lake, wetland, lake or other impervious surface. Sensitive area buffers may count toward flowpath lengths. • A maximum of 700 square feet of impervious area may drain to each dispersion BMP. • A pad of crushed rock (2 feet wide by 3 feet long by 6 inches deep) shall be placed at each discharge point. • No erosion or flooding of downstream properties may result. • Runoff discharged towards landslide hazard areas must be evaluated by a geotechnical engineer or qualified geologist. The discharge point may not be placed on or above slopes greater than 20% or above erosion hazard areas without evaluation by a geotechnical engineer or qualified geologist and DDES approval. • For sites with septic systems, the discharge point must be downgradient of the drainfield primary and reserve areas. This requirement can be waived by DDES permit review staff if site topography clearly prohibits flows from intersecting the drainfield. See Reference B for a summary of SKCDPH onsite sewage system requirements. C.2.4.3 DISPERSION TRENCHES Where dispersion of concentrated flows through 50 feet of vegetation is not feasible, such as on a small or highly constrained site, a dispersion trench may be used to "unconcentrate" flows. Dispersion trenches provide some storage for runoff, promote infiltration, and spread concentrated flows so that a shorter vegetated path length can be used at the trench outlet. This BMP is more expensive than the simple dispersion systems described above, and must be carefully constructed to be effective. Typical Uses: Roof downspouts, steep driveways, or any situation where flows are concentrated but where dispersion through vegetation (previous section) is not feasible. Design Specifications Figure C.2.F (p. C -20) provides details for dispersion trenches. In addition, the following requirements must be met: • A vegetated flowpath of at least 25 feet in length must be maintained between the outlet of the trench and any property line, structure, stream, wetland, or impervious surface. The footing drain will drain to a dispersal trench at the southeast corner of the site. Footing Drain Design: As the soils on this site are Silt Loams, infiltration. cannot be relied upon for stormwater control, and no downstream drainage system is available to connect to. Dispersion trenches are the only practical storm water control method for this site. Groundwater was observed within 6 inches of the surface at the southeast corner of the site, the footing drains will be placed as high on the lot as practical. Erosion prevention and sediment control plans can be found on sheet 2 of the civil plans (4 copies included). 3. Separate cut and fill volumes are called out on both pages of the attached civil drawings. There will be 0 cubic yards of fill and what's left over from the footing cuts will be spread evenly throughout the site. The difference in elevation this creates is so minimal that it does not alter the existing topographical drawings. 4. The geotech requirements have been waived. The site contains no sensitive issues or landslide hazards per a letter you have from the city's urban environmentalist. As a note, I was denied access to the letter so you'll have to procure your own copy internally. 5. I understand and agree that no parking signs will be posted along the access and at the turn - around once the permits are issued. 6. We've decided to leave the existing rock wall which negates having to get an agreement from the neighbor to remove it. 7. Street improvement requirements have been waived per a meeting with Jim Morrow and John McFarland. 8. Four copies of the recorded sewer easement are attached. Due to waiving the street improvement requirements the construction easement is now inapplicable. 9. The full copy of the recorded undergrounding waiver has already been submitted. Additionally this requirement has been waived per an agreement with Jim Morrow and John McFarland. 10. The waiving of the street improvements renders the road drainage requirements inapplicable, especially in light of the fact that we are not adding any new impervious surface along the ingress /egress. For short plat development (four single family homes or less), hydrants shall be placed so that a hydrant is within 250 feet of a building. Distance from a hydrant to a building is measured along the path of vehicular travel.
