2: No changes will be made to the plans unless approved by the Engineer and the Tukwila Building Division.
3: Electrical permits shall be obtained through the Washington State Division of Labor and Industries and all electrical
work will be inspected by that agency (206- 835 - 1111).
4: All mechanical work shall be under separate permit issued by the City of Tukwila.
5: All permits, inspection records, and approved plans shall be available at the job site prior to the start of any
construction. These documents are to be maintained and available until final inspection approval is granted.
6: Any new ceiling grid and light 1=lxture installation is required to meet lateral bracing requirements for Seismic Zone 3.
7: Partition walls attached to ceiling grid must be laterally braced if over eight (8) feet in length.
8: All construction to be done in conformance with approved plans and requirements of the Uniform Building Code (1997
Edition) as amended, Uniform Mechanical Code (1997 Edition), and Washington State Energy Code (1997 Edition).
9: Validity of Permit. The issuance of a permit or approval of plans, specifications, and computations shall not be
construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any
other ordinance of the jurisdiction. No permit presuming to give authority to violate or cancel the provisions of this
code shall be valid.
10: There shall be no occupancy of the building(s) until the final inspection has been completed by the Tukwila Building
Inspector.
11: Ventilation is required for all new rooms and spaces of new or existing buildings in conformance with the Uniform
Building Code and the Washington State Ventilation and Indoor Quality Code, Chapter 51 -13 WAC.
12: ** *FIRE DEPARTMENT CONDITIONS * **
13: The attached set of plans have been reviewed by The Fire Prevention Bureau and are acceptable with the following
concerns:
14: Maintain fire extinguisher coverage throughout.
15: Clear access to fire extinguishers is required at all times. They may not be hidden or obstructed. (NFPA 10, 1 -6.5)
16: Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. Exit doors
shall not be locked, chained, bolted, barred, latched or otherwise rendered unusable. All locking devices shall be of
an approved type. (UFC 1207.3)

defined in Section 107.4 of the Uniform Building Code (current edition). No application shall be extended more than once.

1. In cases in which a use is not mentioned specifically, the Unit Power Allowance shall be determined by the building official. This
determination shall be based upon the most comparable use specified in the table. See Section 1512 for exempt areas.
2. The watts per square foot may be increased, by two percent per foot of ceiling height above twenty feet, unless specifically directed
otherwise by subsequent footnotes.
3. Watts per square foot of room may be increased by two percent per foot of ceiling height above twelve feet.

1
General Notes:
1. All construction shall comply with the 1997 Uniform Building Code as revised and adopted by the City of
Tukwila, Washington, King County, The Washington State Regulations for Barrier Free Facilities, Washington State
Energy Code and all applicable local codes, ordinances and standards.
2. Contractor shall verify all "building standards" with building landlord prior to beginning any work. However, there
shall be no deviations whatsoever from the contract documents without prior written approval of the Interior
Designer /Architect. Contractor is to verify all existing conditions, dimensions, details, etc., and notify the Interior
Designer /Architect of any and all discrepancies prior to proceeding with the work.
3. NI items marked N.I.C. are not part of this contract unless otherwise noted.
4. All work shall be applied in accordance with the manufacturer's latest recommendations or written directions.
5. Do not scale drawings; dimensions govern. The Contractor shall notify Interior Designer /Architect immediately
of any and all discrepancies.
6. All dimensions are to the finish face or centerline of column, or face of concrete work, or face of gwb, unless
otherwise noted.
7. Where construction details are not shown or noted for any part of the work, the details shall be the some as
for other similar work. If questions cannot be resolved in this manner, contact the Interior Designer /Architect
prior to proceeding with the work.
8. Where devices or items or parts thereof are referred to in singular, it is intended that such shall apply to as
many such devices, items, or parts as are required to properly complete the work.
9. There shall be no deviations what so ever from the contract documents without the Interior
Designers /Architect's written approval thereof. The Contractor agrees to defend, indemnify and hold the Interior
Designer /Architect harmless from any claims arising as a result of unapproved changes.
10. If required, o construction barricade shall be installed by the Contractor, pointed, detailed, and illuminated as
per the Interior Designers direction. No signs other than those authorized by the Interior Designer /Architect will
be permitted on this barricade.
11. It shall be the responsibility of the contractor to locate all existing utilities whether shown herein or not and
to protect them from damage. The Contractor shall bear all e xpense of repair or replacement of utilities or other

damaged property a aged by operations in conjunction with the execution of his work.
12. The Contractor will verify nd conform to all r equirements of all utility co nil '

the plans and /or specifications.
13. The contractor shall secure all permits required by the City of Tukwila prior to bu1ding occupation.
14. All debris shall be removed from the premises and all areas shall be left in a (broom) dean condition at all
times.
15. The contractor shall take all necessary precautions to ensure the safety of the occupants and workers at all
times.
16. Approved plans shall be kept in a plan box and shall not be used by any workmen. All construction sets shall
reflect the some information. The Contractor shall also maintain in good condition, one set of plans with all
revisions, addenda, and change orders on the premises at all times which are to be under the care of the job
superintendent,
17, The Contractor shall be responsible for the security of the building and site while the job is in progress and
until the job is completed.
18. All operation conducted on the premises shall not be objectionable beyond the property boundary lines by
reason of noise, steam, odor, fumes, gases, smoke, vibration, hazard or other causes.
19. Lathing, plaster, and gypsum wall board systems shall conform to Chapter 25 of the UBC.
20. Water resistant gypsum board shall be used in restrooms and all wet areas.
21. All exposed gypsum board to have metal edges at all corners and wall intersections.
22. All glass and glazing shall comply with chapter 24 of the UBC and the U.S. Product Safety Commissions
:Safety Standard for Architectural Glazing Materials.
23. Exit signs and illumination shall conform to the UBC Chapter 10. verify requirements with City Building Official
and Interior Designer /Architect prior to installation. Exit signs shall be located in compliance with Section
1003.2.8.2 UBC using block letters 6 inches in height with a stroke of not less than 3/4" and illuminated per
Section 1003.2.8.4 UBC.
24. Exit signs illumination power supply, current supply to one of the lamps for exit signs shall be provided by the
premises' wiring system. Power to the other lamp shall be from storage batteries or an on -site generator set
and the system shall be installed in accordance with the Electrical Code Section 1013.4 UBC and Section
1003.2.8.5 of the UBC
25. Exit doors shall be operable from the inside without the use of a key or any special knowledge or effort.
Exit doors shall swing in the direction of exit travel when serving any hazardous area or when serving an occupant
load of 50 or more. The force required to open o side swinging exit door shall not exceed 30 pounds applied at
the latch side. Section 1004.2 UBC except that at exit doors within the accessible route of travel such force
shall not exceed 8.5 pounds. At exterior doors where environmental conditions require greater closure pressure,
power operated doors shall be used within the accessible route of travel.
26. Flammable liquids shall not be placed, stored, or dispensed in this occupancy except as provided in NFPA
Standard 30 and the current Uniform Fire Code. Permit may be required.
27. All drapes, hangings, curtains and all other decorative material, that would tend to increase the fire and panic
hazard shall be made from nonflammable material, or shall be treated and maintained in a fire retardant condition
by means of a flame retardant solution or process approved by the Fire Marshal. Provide a certification to this
effect.
28. Exit doors, exit lights, and fire extinguisher locations shall not be concealed or obstructed by any decorative
material.
29. Minimum flame spread classification of interior finishes shall be per Table 8 -A of the 1997 UBC. All foam
plastics shall comply with the requirements specified in Section 2602 and 601.55 of the Uniform Building Code.
30- Install Class A fire extinguishers readily accessible to all occupants as required by the Fire Marshall.
31. All sheet metal fasteners to be of the some material as sheet metals used for flashing. Were connection of
dissimilar material occurs, provide adequate protection to prevent deterioration. The protection shall include, but
is not limited to an insulation coat of a bituminous paint between all dissimilar metals.
32. Contractor shall comply with lighting /switching requirements of UEC. Contractor shall also comply with the
lighting power budgets specified in the UEC.
33. HVAC, plumbing, electrical and fire alarm /suppression systems are under separate permits as bidder design
items.
34. Fire extinguishers: Verify requirements and locations with the Fire Marshal. Contractor to supply fire
extinguishers and cabinets as required.
35. Electrical rough -in and reflected ceiling plan are for the general information of the contractor. Exact
locations to be verified. NOTE: If a grid is noted as "start here ", it indicates a pattern intrinsic to the nature
of the finished product. NOTIFY INTERIOR DESIGNER of conflicts arising in the field PRIOR to making adjustments.
36. All lay-in acoustical ceiling grids small be installed and securied per UBC Sec. 2504, standard 25 -2 for
earthquake zone III
