1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes will be made to the plans unless approved by the Engineer and the Tukwila Building Division.
3: Plumbing permits shall be obtained through the Seattle -King County Department of Public Health. Plumbing will be
inspected by that agency, including all gas piping (296- 4722).
4: Electrical permits shall be obtained through the Washington State Division of Labor and Industries and all electrical
work will be inspected by that agency (206- 835 - 1111).
5: All mechanical work shall be under separate permit issued by the City of Tukwila.
6: All permits, inspection records, and approved plans shall be available at the job site prior to the start of any
construction. These documents are to be maintained and available until final inspection approval is granted.
7: Any new ceiling grid and light fixture installation is required to meet lateral bracing requirements for Seismic Zone 3.
8: Partition walls attached to ceiling grid must be laterally braced if over eight (8) feet in length.
9: All construction to be done in conformance with approved plans and requirements of the Uniform Building Code (1997
Edition) as amended, Uniform Mechanical Code (1997 Edition), and Washington State Energy Code (1997 Edition).
10: Validity of Permit. The issuance of a permit or approval of plans, specifications, and computations shall not be
construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any
other ordinance of the jurisdiction. No permit presuming to give authority to violate or cancel the provisions of this
code shall be valid.
11: There shall be no occupancy of the building(s) until the final inspection has been completed by the Tukwila Building
Inspector.
12: Ventilation is required for all new rooms and spaces of new or existing buildings in conformance with the Uniform
Building Code and the Washington State Ventilation and Indoor Quality Code, Chapter 51 -13 WAC.

I received your letter of June 8, 2004, concerning upgrades required on the RPBA in the building
at the above referenced address.
I request that the TI permit be issued separately for the Evergreen Hardwoods TX's, since we
have certain time commitments to our tenant concerning when this space will be made available
to them. Rolling the resolution of the RPBA matter for the building will unnecessarily delay the
TI work.
At the same tune, I have already contacted civil engineer Keith Mathews of Mathews
Consulting, in order to respond to the RPBA matter for the building. Mathews Consulting has
already provided RPBA design responses for us at other buildings in the past year (Wilbur Ellis
TI's at16300 Christensen Rd. last year, and recently, "The Light Brigade" TI on Industry Drive).
I have provided to him a copy of your June 8 letter, in order that we can present a response for
consideration by the public works department.
I actually intend to have this device installed within the same timeframe as the Evergreen
Hardwoods TI project, (within 2 weeks of the issuance of the public works permit) handled

Per our phone conversation on Monday, June 21, 2004, I am faxing a clear dimension for the
server closet, which you requested in your letter dated June 8, 2004. Please just red line the
plan for this dimension which will allow us to proceed with the permitting process without
having to resubmit 4 sets which have this dimension showing more clearly. This 3' -6"
dimension should not affect any part of the code review and is simply a requirement of the
tenant. Please reference the faxed plan that accompanies this letter.
You and I had an earlier phone discussion regarding comment 2 that was part of an earlier
notification letter. This comment was addressed by Tom James in his faxed letter to you on
June 17, 2004, This letter was regarding providing a submittal for a separate permit for the
backflow device installation. Since permitting the backflow device can be done under
separate permit, we request that since we are planning to do this installation under a separate
permit for this building, that the review for Evergreen Hardwoods continue without the
backflow issue so we can look forward to finalizing the Evergreen permit.

the following comments.
1) Please clarify the dimension(s) next to the key note 7 on sheet number A1.0.
2) In accordance with Washington State Department of Health guidelines for Group A Public Water
Systems, Public Works has implemented a cross - connection control program to protect the public
water system from contamination via cross connection. The program requires elimination or control
of any cross - connection between the distribution system and a consumer's water system by the
installation of an approved backflow device. Since this project includes alterations to the existing
plumbing system, the entire plumbing system must be brought up to the current standards as set
forth in the Uniform Plumbing Code including installation of an approved backflow prevention on
the fire line, irrigation line and the water supply to the building. The City has determined that there
are no deficiencies on the irrigation line, and fire line; however, a deficiency exists on the domestic
water supply line. A Reduced Pressure Principle Assembly (RPPA), previously called a Reduced
Pressure Backflow Assembly (RPBA), shall be installed immediately downstream of the permanent
water meter located in the landscape area, between an existing fire vault and the main building
entrance. Installation at another location requires the Public Works Director's approval. The RPPA
shall be installed in a Hot Box or equal freeze protection enclosure anchored to a concrete pad. A
power supply shall be provided for the Hot Box.
Please note that a separate letter was mailed to the building owner addressing item number 2. The
Public Works Director will withhold issuance of this Tenant Improvement permit until the Permit
Center receives plans for item number 2 or a bond for 150% of the design and installation cost of
subject backtow device together with a letter stating the installation by a certain date.
