Because Code requirements for the conversion of the existing garage to new living space is more complex then the submitted plans indicate, additional plan detail is required. Please address the following comments in an itemized format with revised plans, specifications and /or other applicable documentation. 1. Because the existing garage is changed to a heated living area, the plans must show how the remodeled garage will comply to the Washington State Energy Code. Provide cross - section plan details showing the thickness of the existing framing cavities and what insulation "R "- values will be installed. 2. Depending on the type of heating equipment used for the newly heated space, some existing framing cavities may not be deep enough to accommodate R -21 wall insulation. Show on the cross- section plan any framing that must be furred out to make space for the insulation. 3. A specific plan detail is required to show how the exiting floor slab can be insulated with R- 10 Foam insulation. 4. In addition to the insulation requirements, all windows and exterior doors must also be i identified for their required "U" value on the plans. i 5. Because the new rooms could be used as sleeping areas, the new windows must comply to the Egress requirements of I.R.C. Section 310. Windows must be not more then 44 inches above the floor. The opening window portion may not be less then 24 inches high or 20 wide and not less then a net of 5 square feet of clear opening area. 6. Show the location of smoke detectors in each new room and reference on the plans that smoke detectors will be installed trough -out the house in compliance to I.R.C. Section 313.1.
