Subject: Final inspection approval Dear Mr. Benedieto: RECEIVED i0y 3 0 2005 COMMUNITY - DEVELOPMENT Work commenced on the subject building permits using a product (taco Deck .Kit) suggested by Tukwila building inspectors and available through a local supplier. Part way through the process t17-, supplier indicated that the product was a seasonal item which they no longer had and we switched to another product, which the supplier indicated, was equivalent to the Gaco deck product. Now the inspectors are not satisfied with this product and the proposed solution is to switch to a third product, (a membrane roof /deck coating system). We will comply with your request and find a company experienced in application of this type of system, however before we commit to the expense of this type of system we must have your assurance that you will give final approval once the work is completed. We will not commit to this expense only to find that we will be denied approval and instructed to proceed in another direction. Once we have received a proposal outlining all the particulars of installing this type of system we will forward a copy to you for review. If you can assure us that the product and installation will pass inspection we will commit to having this type of product installed. Per the International Building Code and/or the International Mechanical Code, every permit issued by the Building Division under the. . provisions of this code shall expire by limitation and become null and void if the building or work authorized by such permit is not commenced within 180 days from the date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work is commenced for a period of 180 days. Based on the above, you are hereby advised to: Call the City of Tukwila Inspection Request Line at 206 - 431 -2451 to schedule for the next or final inspection. This inspection is intended to determine if substantial work has been accomplished since issuance of the permit or last inspection; or if the project should be considered abandoned. If such determination is made, the Building Code does allow the Building Official to approve a one or more extension of time for additiona perios not exceeding 90 days each. Extension requests must be in writing and provide satisfactory reasons why circumstances beyond the applicants control have prevented action from being taken. In the event you do not call for the above inspection and receive an extension prior to 05/26/2006, your permit will become null and void and any further work on the project will require a new permit and associated fees. Per the International Building Code and/or the International Mechanical Code, every permit issued by the Building Division under the provisions of this code shall expire by limitation and become null and void if the building or work authorized by such permit is not commenced within 180 days from the date of such permit, or if the building or work authorized by such permit is suspended or abandoned at any time after the work is commenced for a period of 180 days. Based on the above, you are hereby advised to: Call the City of Tukwila Permit Center at 206 - 431 -3670 to arrange for the next or final inspection. This inspection is intended to determine if substantial work has been accomplished since issuance of the permit or last inspection; or if the project should be considered abandoned. If such determination is made, the Building Code does allow the Building Official to approve a one -time extension un to 180 days. Extension requests must be in writing and provide satisfactory reasons why circumstances beyond the applicants control have prevented action from being taken. S. Building B, 15150 Macadam Rd. S Building C, 5520 S. 152nd St. Dear Mr. Benedicto, This letter is a report of the findings of the inspection conducted of all decks and guardrails within the Tukwila Estates Apartment complex. 1. With 4 of the units the deck surface is sound and damage is confined to the external trim pieces that are rotted and broken. All of these pieces will be removed and replaced. This will also require the temporary removal of the guardrail that is attached through the trim pieces. While the trim pieces and the guardrail have been removed a further inspection will be conducted to verify the soundness of the remainder of the deck and to ensure the guardrail anchorage is sound. After verifying the soundness of the remainder of the deck new trim boards will be applied and the guardrails reattached. The units so affected are: `A206,209,310 and C209. 2. With 5 of the units the deck surfaces are compromised and will need to be replaced entirely to include all trim pieces. Again this will require temporary removal of the guardrail. When the trim and deck surface has been removed a further inspection will be conducted to verify the soundness of the joists. After soundness of the joists is verified the deck surface will be replaced, new trim board will be applied and the guardrails reattached. The units so affected are: A302, A304, A306,A307 andA308. 3. With 11 of the units there were small areas of deck surface deteriorated. The decayed areas will be removed in segments spanning a minimum of two joists to allow adequate renailing. During this procedure all revealed areas will be reexamined for evidence of additional decay and appropriate action taken as needed. The units so affected are: A201,203,204,341,303,307,309, B203,B204, C306 and 309 4. Two units were noted to have guardrail anchorages that are damaged or decayed. All damaged anchor points will be repaired and reinforced.
