As part of Washington State Department of Health's cross - connection control program to protect the public water system from contamination via cross - connection, approved backflow devices need to be installed between the distribution system and a consumer's water system. The owner of these devices, must maintain and provide annual test results to the Public Works Department. Since your Tenant Improvement (TI) application includes alterations to the existing plumbing system, the entire plumbing system must be brought up to the current standards, as set forth in the Uniform Plumbing Code. Including the installation of an approved backflow prevention on the fire line, irrigation line, and the domestic water supply to the building. Domestic Water For premise isolation, a Reduced Pressure Principal Assembly (RPPA), previously called a Reduced Pressure Backflow Assembly (RPBA), shall be installed immediately downstream of the permanent domestic water meter. Installation at another location requires the Public Works Director's approval. Public Works requires a Hot Box (or equivalent) be installed over the (RPPA) for freeze protection. Public Works recommends that a heater be placed inside the Hot Box, and power be supplied to the heater. Fire System A Detector Double Check Valve is required for fire protection. Upon installation, this backflow prevention assembly shall be tested by a certified tester and copies of test results shall be submitted to Public Works. Irrigation The irrigation system shall have a double check valve assembly (DCVA) for cross - connection control, to replace the existing (AVB) device. The irrigation deduct meter shall have an ECR- WP register that is compatible with the Invensys Automatic Reading System. Dimensional site plans are included with this permit application, and complete floor plans are included with our building permit application. Revised site plans showing a new parking configuration are included. With the tenant improvements comes the requirement that we bring our parking up to current code, which we are anxious to do. The parking situation at 480 and 500 Andover Park East is currently listed as "legally incompliant ". The two buildings are owned by the same individuals, and leased by one company, Cenveo. Our business operates out of both buildings and both buildings share parking. We have set total requirements for 83 spaces, however we only have placement for 77. Five spaces are designated as visitor parking, and we increased our handicapped spaces to three. We are left with a shortfall of 6 spaces. At some later date we will be developing the east side (back) of the buildings, which is currently an abandoned railroad easement, for additional parking, adding 18 spaces. This area will be graded and paved. Originally, we thought a permit would be required, however it appears we will be under the 5,000 sq. ft. requirement for permitting. We are having the area measured to be sure of this. We have contacted the railroad and provided all the documents they requested in order to have the track declared abandoned and the easement returned to us. We recently signed a month -to -month lease with JSH Properties, for 35,000 sq. ft. of warehouse space located across the street from our company at 445 Andover Park East. Along with this property comes up to 55 parking spaces for our use. Two other businesses use the rest of the parking. (Site map with parking and copy of lease attached.) In an attempt to lease additional parking spaces at adjacent businesses we have contacted the Tukwila Commerce Center, Heatcon, Inc and Industry Drive Business Park.
