We have also reviewed the drawings of the existing construction in order to give you our opinion as to the proposed demolition. We understand that the primary structural elements of the project are a remodeled bowling alley for a maintenance facility and a remodeled theater for administration offices with part of the theater demolished. The bowling alley and theater were originally constructed in about 1957 and have been modified somewhat since then. The remodeling for this project is expected to generally leave the primary structural elements such as the roof framing, structural walls and columns unchanged. In our opinion, the demolition that is proposed will leave the essential gravity and lateral force resisting systems intact as originally built for the portions of the buildings that remain. The remaining portions, in our opinion, will be no less stable than they would be had demolition not taken place. The buildings are located in an area of high seismicity and a Tier 1 Evaluation to the Life Safety performance level as defined in ASCE Standard ASCE /SEI 31 -03 "Seismic Evaluations of Existing Buildings" is now being prepared by our office for the final construction documents on this project. Based on the results of this evaluation, recommendations will be made as to the level of seismic improvements that would be required for the building in it's final form.
