Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. Our comments follow: 1. Provide complete Structural Notes on the drawings for our review. The drawings are fairly incomplete without this information. Additional comments may arise once this information is received. 2. Provide calculations for the design of the rafters. Indicate Species and Grade of wood to be used. 3. The detail on page 4 of the calculations should somehow be depicted on the drawings. 4. Please explain the calculation on page 3. The dimensions do not appear to coordinate with the drawings. 5. Indicate the capacity of the existing racks to support roof dead and live loads; refer to Section 1603.1 and 1603.3.1. Provide supporting calculations. Also, indicate assumed allowable soil bearing pressure on the drawings. 6. Provide an adequate load path for lateral forces from the roof to the foundation. Revise the details as necessary. 7. What are the racks supported on? A foundation and connection to the foundation is required per Section 1809.3. Anchorage of the structure to the foundation must also be able to resist uplift and sliding forces per Section 1603.3.5. 8. How are shear forces transferred to the ground through the racks? Provide supporting calculations evaluating the lateral strength of the racks. Refer to Section 1603.3.2. a January 25, 1996 Six Robblee Page Two Very truly yours, Crystal Kolke CLK:1 cc: 9. Section 1603.3.4 requires the structure to be stable against overturning. For wind - critical conditions, the base overturning moment cannot exceed 2/3 of the dead -load- resisting moment. Refer to Section 1619.1. Also, assuming the racks 60% full at all times seems excessive. 10. It does not appear that the wind design assumed that the racks were loaded. Please clarify your calculations. Also, the seismic evaluation must consider 25% of the live load in the weight of the structure per Section 1628.1. 11. When the drawings and calculations are resubmitted the date on the structural engineer's stamp must be updated. Please forward a copy of this letter to the structural engineer, Mr. John Clay, and respond to the above comments in itemized letter form. It has also been noted that on July 8, 1996, a period of 180 days will have passed since your building permit application was submitted. Section 107.4 of the Uniform Building Code requires that applications for which no permit is issued within 180 days following the date of application shall expire by limitation. It further states that the building official may extend the time for action by the applicant for a period not exceeding 180 days. The applicant must request this extension in writting showing that circumstances beyond their control have prevented action from taking place. Therefore, unless a request for extension is received and approved by the building official, your application will expire on July 8, 1996. Since this building permit application was the result of a stop work order being posted on your project, for work being accomplished without a building permit, it is imperative that follow -up action be taken in a timely manner. Please be advised that unless you apply for and receive an extension prior to the expiration date, appropriate action will be initiated regarding the non -code complying construction that has already taken place.
