Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. The initial review of your application by Tukwila Building Division indicates that clarifications and /or revisions to the construction documents will be necessary to show compliance with Tukwila ordinance. (Uniform Building Code). The following plan review comments are applicable: John W. Rants, Mayor Steve Lancaster, Director 1. The isolated footing which is located approximately 17 -feet in from the East wall and approximately 11 -feet in from the South wall will support a concentrated load from the roof beam and the storage loft floor beam. Consequently, based upon a given 2000 P.S.F allowable soil bearing capacity, the footing would have to be, at minimum 24- inches square'with a minimum thickness of 8- inches. Please revise the plan to indicate this minimum footing or provide calculations and a rational analysis of an alternate design that will take into account the appropriate loads from the roof and the loft floor. 2. The loft floor area is proposed as a storage area. The Uniform Building Code requires that such areas dedicated to miscellaneous storage must be designed to support a uniform floor load in excess of that which is required for a normal residential floor load. This required loading capacity is 125 lbs. per square foot for a light storage loading. This is the minimum requirement for declared storage loading. Consequently, the isolated footing located approximately 9 -feet in from the East wall and approximately 11 -feet in from the South wall must be increased in size to accommodate the light storage loading imposed by the loft floor above. Given an allowable soil bearing capacity of 2000 P.S.F. the minimum size for this isolated footing would be a 30- inches square footing with a minimum thickness of 8- inches. Please revise the plan to indicate this minimum footing or provide calculations and a rational analysis of an alternate design that will take into account the light storage loading of the loft floor. 3. The Code requirement for the higher uniform loading capacity for the storage loft • floor will also require changes to the proposed size of structural members which make up the loft floor.system. A preliminary check indicates that the 2x6 @ 16" spanning 9 -feet would have to be at minimum 2x10 @ 16 ". Framing members would have to be of a minimum Hem -fir #2/Btr. and the floor beam would have to be at minimum Douglas Fir #1. Please revise the construction documents to reflect these minimum sizes, wood species and grade, or provide calculations and a rational analysis of an alternate design that takes in to account the light storage loading. 4. Where post and beam or girder construction is used, ... positive connection shall be provided to ensure against uplift and lateral displacement. Provide detail or note to plan to indicate the intended method for providing a positive connection at the top and bottom of each support post. 5. The proposed building must be provided with some manner of wall bracing to meet minimum Code standards. Various methods are prescribed in the building code, however the materials for siding the building are not noted on the plans and we are unable to determine if an approved method of wall bracing will be included in the proposed design. Please clarify. 6. The 3 -foot wall panels on either side of the 16 -feet wide roll up door must be braced in accordance with requirements of an alternate braced wall panel. Each panel must be sheathed on one face with 3/8 -inch minimum thickness plywood sheathing nailed with 8d common or galvanized box nails at 6" o/c at panel edges and 12" o/c at intermediate supports and panel shall be blocked at all edges. Two foundation anchor bolts shall be installed at each panel (placed at 1/4 points). Each panel end stud shall have a tie -down device fastened to the foundation, capable of providing an approved uplift capacity of not less than 1800 pound. The panels shall be supported directly on a foundation which is continuous across the entire length of the braced wall line. Detail this requirement on the plans for the 16 -foot door and the 10 -foot door. Please review the listed comments and resubmit two copies of revised plans with the necessary information.
