Staff Report to the L96-0035 Planning Commission Sprint Spectrum ZONING CODE REGULATIONS The proposed project must conform with criteria detailed in Zoning Code section 18.64.050, (1 -5), concerning Conditional Use Permits: (1) The proposed use will not be materially detrimental to the public welfare or injurious to the property or improvements in the vicinity of the proposed use or in the district in which the subject property is located. Applicant indicates that the facility "does not emit harmful rays, noxious odors, heat, excessive noise or pollutants ". Applicants also indicate that 24 trips per day would be generated during the proposed 2 week construction period, followed by 1 trip per month for maintenance. (2) The proposed use shall meet or exceed the performance standards that are required in the district it will occupy. There, are no applicable standards for this proposal. (3) The proposed development shall be compatible generally with the surrounding land uses in terms of traffic and pedestrian circulation, building and site design. According to the applicant, 24 trips per day will be generated during the construction period and 1 trip per month for maintenance. To complement e building and site, the equipment cabinets will be screened from view due to the height of the building parapet. All antennae will be painted to blend in with their surroundings and are generally placed outside of site lines. (4) The proposed use shall be in keeping with the goals and policies of the Comprehensive Land Use Policy Plan This project must comply with the following Comprehensive Plan policies and meet necessary Zoning Code regulations. 12.134. Actively coordinate project implementation with individual utilities based upon Tukwila's Comprehensive Plan and development regulations. When completed, the project will use existing electrical services provided to the hotel. The applicant has secured service from Seattle City Light. The applicant has also secured services from U.S. West for the operation of an on -site 12.1.36. Encourage utilities to consolidate facilities and minimize visual impacts of facilities where technically feasible. Applicable strategies for this policy include the use of shared infrastructure and the use of existing structures.
