Engineering & Construction Management 28119 -120th St. 5.E., Monroe, WA 98272 July 19, 2006 Mark Antonioli Marant Company, The 13860 - 177th Ave SE . Renton, WA 98059 (425) 255 -9950 r Vo Residence —13714 — 43` Place S., Tukwila As requested we have reviewed the structural impacts of a proposed 147 s.f. deck addition, as well as the addition of 2 windows and a sliding glass door, and stairway at the basement level. The additional lateral loading will be minimal and will not affect the existing walls or the main floor diaphragm.: It appears the house was originally engineered for this option given the location of the hold -down straps. Reviewing the shear walls and shear wall schedule from the original house construction shown on sheets 3 and 6 of the drawings, and verifying the call outs against our calculations, the existing walls appear to be adequate. On sheet 2, P1-4 is specified for the entire wall. We have only considered walls that are fully effective in the current code. The 2' -1/2" wall segment does not meet the minimum criteria to be used as an effective shear wall segment and was not used in our calculations. The edges of all new openings are to be nailed at that required for the P1 -4 schedule on sheet 3. The hold -downs originally installed have adequate capacity for these changes, therefore, no changes are necessary. Supporting calculations are attached. We have also checked the deck/exterior wall interface. Three 1 /2" lags screws are required at 16" o.c. with a single rim in the existing wall, while only 2 at 16" o.c. would be required with a double rim. These calculations are on pages 4 through 6. I hope this adequately addresses the required issues. If you have any further questions or I can be of any further assistance please call me at the above numbers.
