Items of Understanding According to Ms. Twyman the building was built in 1980. No roof history was available at the time of this writing. Candy Nielson of JSH Properties indicated, in a telephone conversation with this writer, that the low slope portion may have been reroofed by Associated Roofing. Ms. Neilson authorized this writer to make a core cut in the roof to verify existing conditions. Mr. Carrell stated that one leak had developed during the winter of 2003/2004, on Unit 18, which is located under the steep slope roof area on the south side of the building. Observations The building is wood frame construction with plywood roof sheathing. The roof consists of steep slope sections along the north and south sides of the core low slope roof. The shingles are fastened to the plywood sheathing with 1" electro - galvanized roofing nails, 4 nails per shingle. Diagonal cracking was noted on all south facing slopes of the shingle roofs. The cracking was limited to the end tabs of the shingles. The cause of the diagonal cracking may be the result of manufacturing defects, damage caused during loading or installing the shingles, or both. The shingles terminate at the eave to hung gutters and at the top of the slope to metal flashing. The starter course is one layer of untrimmed three -tab shingles. The starter is not nailed to the sheathing and not hand tabbed for wind resistance. Bleeder strips have been installed at the rake edges. One shingle tab was completely severed from the strip shingle over Unit 18. The felt underlayment observed at this location was reversed lapped, with the lap against the flow of water. Examination of the rake due east of the apparent leak location revealed a wood shingle lodged between the fascia board and the roof framing. This indicates the roof may have been originally covered with wood shingles. The fascia board was loose on the west end of the center steep slope roof, on the south side of the building, and had dropped approximately 3" at the eave. The dropped location of the fascia exposed portions of the roof framing. Step shingles are installed at roof -to -wall transitions. This writer noted one location on the west end of the west shingle roof on the north side of the building where the wall cladding was loose, exposing the top of the step shingles and the wall substrate. The step shingles measure 4 "x4 "x12" and are installed 1 per each 2 courses of shingles. No weather resistant barrier was noted between the wall cladding and substrate. All asphalt shingles on the north and south sides of the building were dry and brittle. Low Slope Roof The low slope roof covering consists of one ply of sanded fiberglass basesheet nailed to the plywood sheathing and one ply of smooth surface APP modified torchdown cap sheet, coated with reflective aluminum roof coating. z z w -J C.) 00 N 0 la U LL w 0 J u. Crickets have been installed to facilitate drainage. No evidence of ponding water was noted. z The roof terminates at the perimeter to sheet metal skirt counterflashings and parapet wall ~ w sheet metal coping. The coping metal slopes toward the roof. No coping was removed to o Ul verify the presence of roofing membrane wrapping the top of the parapet wall. 6 0 UO One section of counterflashing on the south side of the roof, at the west end was loose. u) w Examination of this area revealed gypsum wallboard sheathing on the exterior face of the _1 I_ wall. The baseflashing at this location consists of one ply of torchdown material with no in "- 0 adhesion to the wallboard. Wood cant strip was noted. No basesheet or reinforcing ply g was observed. Leaves and debris behind the baseflashing indicate the flashing has been loose for some time. w = w Another section of baseflashing was examined on the north side of the building, z '- approximately center of the roof. It appears as though the existing mineral surface z o capsheet baseflashing was left in place when the low slope area was reroofed and the new w w smooth surface torchdown baseflashing applied over the existing. No mechanical D o attachment of the top of the torchdown baseflashing was observed. o - co o ♦-- Wrinkles were noted in the field portion of the roof in several locations. 1 v Soil stacks have been wrapped with torchdown membrane extending above the pipe iii z approximately three inches. Caulking has been applied to the top of the pipe, inside the U torchdown wrap. p F- z Wood sleepers supporting the HVAC unit appear to have been left undisturbed when the building was reroofed. Loose torchdown membrane was noted turned up on the sleepers under what appears to be old sheet metal caps. With permission of Ms. Neilson, this writer removed a 4 "x4 "x4" core sample of the roof for examination. The core sample was removed from an area that exhibited no wrinkles or signs of other anomalies. The sample of the torchdown sheet exhibited no adhesion to the basesheet. The waffle pattern and burn -off film on the bottom of the sheet were clearly visible. It does not appear as though any heat was applied to the torchdown sheet at this location. The torchdown sheet was not adhered the basesheet in the area surrounding the core sample. No basesheet fasteners were noted in the core cut location. One squarehead roofing nail was noted in the sheathing, under the basesheet, probably left from the original roof covering. The wall cladding, above the low slope roof, at the north facing steep slope roofs appears to have been replaced with plywood. Due Diligence Roof Condition Evaluation Page 4 Pacific Rim Financial Group 9908-15 B Centerplex Building B July 9, 2004 Discussion The asphalt shingles on the steep slope roofs, because of the cracking and their age z should be completely removed and new shingle roofs installed after problems with the z framing, such as loose fascia boards have been corrected. C J The roofmg and flashing on the low slope roof does not appear to be installed in accordance with National Roofing Contractors Association guidelines, or most APP modified manufacturer's recommendations and runs the risk of removal in a wind event. Areas of wall cladding examined with no weather resistant barrier should be stripped, new weather resistant barrier and new wall cladding installed. Further investigation of the wall cladding and weather resistant barrier is recommended. A Budget for reroofing should be between $4.00 and $6.00 per square foot. Wall cladding replacement with sheet metal should be budgeted between $5.00 and $7.00 per square foot. We trust the above discussion has been of assistance.
