Lowry Dear Dave: JEER ala June 12, 1972 Re: Project #186 A preoccupancy inspection of your project #186 has revealed the following deficiencies: 1. In tenant spaces utilizing a mezzanine office space, the exiting paths from the mezzanine to the outside are not marked as required by Section 3312 (b). 2. In all tenant spaces, exiting paths from'ground floor office spaces and the warehouse spaces are not marked as required by Section 3312 (b). 3, In all tenant spades, the locking devices on all re- quired exit doors do not conform with Section 3303 (c),. 4. In the show room of Mark III Sales, exit signs are not provided as required by Section 3312 (b). 5. In tenants Scherer and General Electric, large holes exist in the fire walls which surround the mezzanine' exits. ALL holes, large and small, moat be patched to conform with accepted fire wall construction. 6. In tenant Venture Carpets, there exists a damaged support column and brace. This damage shall be re- paired and protection provided to minimize future damage to the structural integrity of this building As a matter of permanent record, I have found three (3) truck doors cut out and then replaced into the tilt -slab exterior wall. These doors occur in the area of tenant Mark III Sales. Corrections of the above noted deficiencies shall be accomplished before any Occupancy Permits for your building can be issued. After analysis of the utility installation construction schedule to serve this property, I foresee no problem with the issuance of occupancy permits that will allow tenants to move into the build— ings on their scheduled dates of April 1, 1972. Structurally the building is approved, providing that special inspection, as per Section 305, is observed. Also, it will be necessary that certificates of approval be submitted to the City . by the fabricator of the glu -lam beams. The value as submitted by Mr. Sconzio is not in accordance with the values established under the International Conference of Building Officials Standards, that is, warehouses of type III -N construction are to be valued at $7.10 per square foot. This building has a square footage area of 95,810 square feet, thus would carry a value of $680,251.00, the permit fee for this value would be $807.50 and the plan check fee $403.75. This building is also over area for that allowed for a type III -N group F -2, unless it can be shown in the future that there will be 60 foot of clear area it will be necessary to install a four - hour area separation wall in accordance with Section 505 C, at a point limiting any area not to exceed 72,000 square feet. It should also be taken into consideration that this building is in no way designed for human occupancy, as no lavatory facilities, exit ways, or other life safety factors have been given considera- tion in this shell building. It will therefore, be necessary to resubmit drawings for the tenant areas when they are to be con- sidered. If we can be of further service, please do not hesitate to contact us. m y yo r , R . .
