Please address the following comments with revised plans, specifications, and/or other documentation. 1. Footing drains are shown on the plan cross - section details. Identify how and where the required footing drains will be discharged to. 4. A note shown on sheet #6 indicates that lateral framing will be prescriptive per the U.B.C. However, the short wall next to the bay window is 1'6" in width and less then the 2 "8" allowed for a prescriptive design by the U.B.C. In addition, the short width wall is keyed as a SW1 for the shear wall schedule. The SW1 shear wall is of the least strength wall design. Revise the shear wall requirements on the plans for the short width wall to an applicable design. 5. Regarding the shear walls, it will be helpful to key the hold down requirements to the foundation plan. 6. The first floor joist farming is only partially referenced in the foundation plan on sheet #8 and the other general construction details. Additionally, the floor joist supporting beam sizes are not provided and the support joist framing under the bay window is not shown. Provide additional plan details of these floor - framing elements. 7. Provide additional plans and details for the noted decks and baloneys. 8. The 1997 insulation table #6-2 shown on sheet #1 is out of date. Revise the insulation table to the current 2001 Edition.
