Actual fees may vary. If you do not provide contractor bids with your permit application, Public Works will review the cost estimates for reasonableness and may adjust estimates. Each Prescriptive Braced Wall Panel shall have two 5/8 5 x 16" anchor bolts with J hook, placed at each panel outside quarter points. GENERAL STRUCTURAL NOTES FOR AREAS OF SEISMIC ACTIVITY and WIND FORCES One Story Structure. Local Codes & Requirements Must Be Incorporated Into These General Notes So That All Specifications Are In Compliance With The Current Applicable Building Codes. FOUNDATION In seismic and wind force areas, the concrete psi compressive strength may range from a minimum of 2300 psi compressive strength to 3 500 psi compressive strength at 28 days. This needs to be determined, along with a soils determination, by a qualified professional for the particular building site. Footings are to bear on undisturbed soil or compacted clean granular fill over undisturbed soil. Footings sized to meet local codes if greater than specified on the plans or or stated minimum specifications in these notes. Minimum footing height from finish grade down to the bottom of the footing: One story 12 ". Minimum continuous footing size: One story 12" wide x 8" thick with a 6" stem wall. There shall be 6" of footing above finish grade. (Refer to plan and notes.) Portal Frame Wall Panels (minimum 22 -1/2" wide) shall have a minimum footing height of 24" from finish grade down to the bottom of the footing. The shall be 6" of footing above finish grade. One story structures place anchor bolts 48" O.C. Anchor bolts shall penetrate both the bottom plate and the mudsill Locate the anchor bolt in the middle of the bottom plate width. They shall be embedded a minimum of 7" into the concrete. Not less than two anchor bolts per piece with one bolt located within 12" of each end of each piece. Each Braced Wall Panel or Frame Wall Panel shall have a minimum of two anchor bolts per panel, placed 4 -3/8" to 12" from each end. Square plate washers 2 -1/2" x 2 -1/2" x 1/4" thick and a nut shall be used on every anchor bolt. Do not countersink the washer or nut. Reinforcing steel (rebar) to be minimum 40 ksi. Rebar shall pass through the J hook of the anchor bolts. ROOF SHEATHING Maximum premanufactured truss or cut rafter spacing for the roof sheathing is 24" O.C. Roof sheathing: 5/8" plywood APA span approved for roof sheathing use and for the span of the intended pre-manufactured truss or rafter spacing. Joints in sheathing shall occur over supports. ROOF VENTING Roof vents with 1" minimum space are required for ventilation and shall total 1800 of attic area. Eave vents shall make up 1/300 of the attic area. Provide 1" of air space between insulation and the roof sheathing at cave or cornice vents. Provide insulation baffles at cave vent blocking where required The openings shall be covered with corrosion - resistant metal mesh with mesh openings of 1/4" in dimension. Another option for roof venting is a continuous ridge vent. If you prefer this type of venting, make certain it will be effective with your particular building and that it is installed per manufacturer's specifications and in compliance with the current applicable building codes. The blocking shall comply to their appropriate engineered design. Wall studs shall be capped with double top plates installed to provide overlapping at corners and at intersections with otha partitions. End joints in double top plates shall be offset at least 48 inches and shall be nailed with not less than 8- 16d face nails on each side of the joint in the top plate. The top plate over the garage door header is the top of the wall; no further wall flaming is allowed Top plates shall be connected to the framing above.
