1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes will be made to the plans unless approved by the Engineer and the Tukwila Building Division.
3: Plumbing permits shall be obtained through the Seattle -King County Department of Public Health. Plumbing will be
inspected by that agency, including all gas piping (296- 4722).
4: Electrical permits shall be obtained through the Washington State Division of Labor and Industries and all electrical
work will be inspected by that agency (206- 835 - 1111).
5: All mechanical work shall be under separate permit issued by the City of Tukwila.
6: All permits, inspection records, and approved plans shall be available at the job site prior to the start of any
construction. These documents are to be maintained and available until final inspection approval is granted.
7: Any exposed insulations backing material shall have a Flame Spread Rating of 25 or less, and material shall bear
identification showing the fire performance rating thereof.
8: All construction to be done in conformance with approved plans and requirements of the Uniform Building Code (1997
Edition) as amended, Uniform Mechanical Code (1997 Edition), and Washington State Energy Code (1997 Edition).
9: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to any
requirements for special inspection.
10: Validity of Permit. The issuance of a permit or approval of plans, specifications, and computations shall not be
construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any
other ordinance of the jurisdiction. No permit presuming to give authority to violate or cancel the provisions of this
code shall be valid.
11: There shall be no occupancy of the building(s) until the final inspection has been completed by the Tukwila Building
Inspector.
12: ** *FIRE DEPARTMENT CONDITIONS * **
13: The attached set of plans have been reviewed by The Fire Prevention Bureau and are acceptable with the following
concerns:
14: ** *FIRE EXTINGUISHERS * ** - UFC Article 10 and NFPA 10.
15: Maintain fire extinguisher coverage throughout.
16: The total number of fire extinguishers required for your establishment is calculated at one extinguisher for each 3000
sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A, 10B:C) dry chemical type. Travel distance to

any fire extinguisher must be 75' or less. (NFPA 10, 3 -1.1)
17: Portable fire extinguishers shall be securely installed on the hanger or in the bracket supplied, placed in cabinets or
wall recesses. The hanger or bracket shall be securely and properly anchored to the mounting surface in accordance with
the manufacturer's instructions. The extinguisher shall be installed so that the top of the extinguisher is not more
than 5 feet above the floor and the clearance between the bottom of the extinguisher and the floor shall not be less
than 4 inches.
18: Extinguishers shall be located so as to be in plain view (if at all possible), or if not in plain view, they shall be
identified with a sign stating, "Fire Extinguisher ", with an arrow pointing to the unit. (NFPA 10, 106.3) (UFC Standard
10 -1)
19: Clear access to fire extinguishers is required at all times. They may not be hidden or obstructed. (NFPA 10, 1 -6.5)
20: Commercial -type food heat - processing equipment from which grease -laden vapors emanate in normal cooking application
shall be protected by an approved automatic extinguishing system. The extinguisher system shall be interconnected to
the fuel and current supply so that the fuel or current is automatically shut off to all equipment under the hood, when
the system is actuated. (UFC 1006)
21: A wet chemical portable fire extinguisher having a minimum rating of 2A:1B:C:K shall be installed within 30 feet of
commercial food heat - processing equipment, as measured along an obstructed path of travel. (UFC 1006.2.7).
22: All new automatic fire- extinguishing systems and all modifications to exsting automatic fire- extinguishing systems
shall have fire department review and approval of drawings prior to installation or modification.
23: * ** EXITS * ** - UFC Article 12
24: No point in a sprinklered building may be more than 250 feet from an exit, measured along the path of travel. (UBC
1004.2.5.2.2)
25: Exit doors shall swing in the direction of exit travel when serving any hazardous area or when serving an occupant load
of 50 or more. (UBC 1003.3.1.5)
26: Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. Exit doors
shall not be locked, chained, bolted, barred, latched or otherwise rendered unusable. All locking devices shall be of
an approved type. (UFC 1207.3)
27: Obstructions, including storage, shall not be placed in the required width of an exit, except projections as permitted
by the Building Code. Exits shall not be obstructed in any manner and shall remain free of any material or matter where
its precense would obstruct or render the exit hazardous. (UFC 1203)
28: Dead bolts are not allowed on auxiliary exit doors unless the dead bolt is automatically retracted when the door handle
is engaged from inside the tenant space. (UFC 1207.3)
29: Exit hardware and marking shall meet the requirements of the Uniform Fire Code. (UFC 1207 -1212)
30: Gates and barriers shall be openable without the use of a key or any special knowledge or effort. Gates and barriers in
an exit shall not be locked, chained, bolted, barred, latched or otherwise rendered unopenable at times when the
building or area served by the exit is occupied. (UFC 1208.2)
31: When two or more exits from a story are required, exit signs shall be installed at the required exits and where
otherwise necessary to clearly indicate the direction of egress. (UBC 1003.2.8.2)

32: Aisles leading to required exits shall be provided from all portions of buildings. Aisles located within an accessible
route of travel shall also comply with the Building Code requirements for accessibility. (UFC 1204.1)
33: Exit doors from a group A, E or I occupancy having an occupant load of 50 or more shall not be provided with a latch or
lock unless it is panic hardware. (UBC 1007.2.5, 1007 -3.10, 1007.5.8)
34: Exits shall be illuminated any time the building is occupied with light having an intensity of not less than 1 foot
candle at floor level. Fixtures required for exit illumination shall be supplied from separate sources of power for
Group I, Division 1.1 and 1.2 occupancies and for all other occupancies where the exiting system serves an occupant
load of 100 or more. (UBC 1003.2.9, 1003.2.9.2)
35: Manual operated edge- or surface- mounted flush bolts and surface bolts are prohibited. When exit doors are used in
pairs and approved automatic flush bolts are used, the door leaf having the automatic flush bolts shall have no door
knob or surface- mounted hardware. The unlatching of any leaf shall not require more than one operation. (UFC 1207.3)
36: * ** SPRINKLER SYSTEMS * ** - UFC ARTICLE 10 - NFPA 13
37: Maintian sprinkler coverage per N.F.P.A. 13. Addition /relocation of walls, closets or partitions may require relocating
and /or adding sprinkler heads.
38: Sprinkler protection shall be extended to all areas where required, including all enclosed areas, below obstructions
and under overhangs greater than four feet wide. (NFPA 13- 4- 5.5.3.1)
39: All new sprinkler systems and all modifications to existing sprinkler systems shall have fire department review and
approval of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinkler
systems involving more than 50 heads shall have the written approval of the W.S.R.B., Factory Mutual, Industrial Risk
Insurers, Kemper or any other representative designated and /or recorgnized by the City of Tukwila, prior to submittal
to the Tukwila Fire Prevention Bureau. No sprinkler work shall commence without approved drawings. (City Ordinance
#1901)
40: All sprinkler system plans, calculations and the contractors Materials and Test Certificates submitted to the Tukwila
Fire Prevention Bureau must be stamped with the appropriate level of competency seal. (WAC 212 -80)
41: Contact the Tukwila Fire Prevention Bureau to witness all required inspections and tests. (UFC 10.503) (City Ordinance
#1900 and #1901)
42: ** *FIRE ALARM SYSTEMS * ** - City Ordinance #1646 - NFPA 72
43: A fire alarm system is required for this project. The fire alarm system shall meet the requirements of N.F.P.A. 72 and
City Ordinance #1900.
44: Maintain square foot coverage of detectors per manufacturer's specifications in all areas including: closets, elevator
shafts, top of stairwells, etc. (NFPA 72, 5- 1.4.2)
45: Local U.L. central station supervision is required. (City Ordinance #1900)
46: All new fire alarm systems or modifications to existing systems shall have the written approval of the Tukwila Fire
Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #1900) (UFC

48: When the control panel is located inside a room, the door to the room shall have a sign with one -inch letters which
reads "Fire Alarm" or "Fire Alarm Control ". (City Ordinance #1900)
49: Key box - When access to or within a structure or an area is duly difficult because of secured openings or where
immediate access is necessary for life- saving or fire- fighting purposes, the Chief may require a key box to be
installed in an accessible location. The key box shall be a type approved by the Chief and shall contain keys to gain
necessary access as required by the Chief. (UFC 902.4)
50: Maintain fire alarm system audible /visual notification. Addition /relocation of walls or partitions may require
relocation and /or addition of audible /visual notification devices.
51: Call the Tukwila Fire Department at 575 -4407 for approval of any system shut down. Have job site address, name and
Tukwila Fire Department Job Number available to confirm shut down approval. (City Ordinance #1900)

53: All electrical work and equipment shall conform strictly to the standards of The National Electrical Code. (NFPA 70)
54: * ** BUILDING CONSTRUCTION * ** - (UFC, UBC)
55: Required fire resistive construction, including occupancy separations, area separation walls, exterior walls due to
location on property, fire resistive requirements based on type of construction, draft stop partitions and roof
coverings shall be maintained as specified in the Building Code and Fire Code and shall be properly repaired, restored
or replaced when damaged, altered, breached, penetrated, removed or improperly installed. (UFC 1111.1)
56: When walls and ceilings are required to be of fire resistive or noncombustible construction, interior finish materials
shall meet the requirements of Uniform Building Code 803.
57: The maximum flame spread class of finish materials used on interior walls and ceilings shall not exceed that set forth
in Table No. 8 -B of the Uniform Building Code. (UBC 804.1)
58: Accumulation of combustible waste material is prohibited during the demolition phase of this project. Remove and
properly dispose of all waste material prior to the close of the working day and as often throughout the day as needed.
59: Any overlooked hazardous condition and /or violation of the adopted Fire or Building Codes does not imply approval of
such condition or violation.

61: ** *PUBLIC WORKS DEPARTMENT CONDITIONS * **
62: Contractor shall notify Public Works Utility Inspector Mr. Greg Villanueva at (206)433 -0179 of commencement and
completion of work at least 24 hours in advance.
63: Any material spilled onto any street shall be cleaned up immediately.
64: Temporary erosion control measures shall be implemented as the first order of business to prevent sedimentation
off -site or into existing drainage facilities.
65: The Land Altering Permit Fee is based upon an estimated 40 cubic yards of cut and 10 cubic yards of fill. If the final
quantity exceeds this amount, the developer shall be required to recalculate the final quantity and pay the difference
in permit fee prior to the Final Inspection.

2. Lamps are T -1, T -2, T-4, T-5,1-6, T -8 3. Lamps are 5-50 Watts, and
4. Ballasts are electronic ballasts 5. Exit lights < 5 watts/fixture
6. Screw -in compact fluorescent fixtures do not qualify
TABLE 15 -1 Unit Lighting Power Allowance (LPA
1) in cases in which a general use and a specific use are listed, the specific use shall apply. In cases in which a use is not
mentioned specifically, the Unit Power Allowance shall be determined by the building official. This determination shall be based
upon the most comparable use specified in the table. See Section 1512 for exempt areas.
2) The watts per square foot may be increased, by two percent per foot of ceiling height above twenty feet, unless specifically
directed otherwise by subsequent footnotes. .
3) Watts per square foot of room may be increased by two percent per foot of ceiling height above twelve feel
4) For all other spaces, such as seating and common areas, use the Unit Light Power Allowance for assembly.
5) Watts per square foot of room may be increased by two percent per foot of ceiling height above nine feel.
6) Includes pump area under canopy.
7) In cases in which a lighting plan is submitted for only a portion of a floor, a Unit Lighting Power Allowance of 1.35 may be used
for usable office floor area and 0.80 watts per square foot shall be used for the common areas, which may include elevator
space, lobby area and rest rooms. Common areas, as herein defined do not include mall concourses.
8) For the fire engine room, the Unit Lighting Power Allowance is 1.0 watts per square foot.
9) For indoor sport tournament courts with adjacent spectator seating, the Unit Lighting Power Allowance for the court area is 2.6
watts per square foot.
10) Display window illumination installed within 2 feet of the window, lighting for free - standing display where the lighting moves with
the display, and building showcase illumination where the lighting is enclosed within the showcase are exempt.
An additional 1.5 w /ft of merchandise display luminaires are exempt provided that they comply with all three of the following:
a) located on ceiling- mounted track or directly on or recessed into the ceiling itself (not on the wall).
b) adjustable in both the horizontal and vertical axes (vertical axis only is acceptable for fluorescent and other fixtures with
two points of track attachment).
c) fitted with tungsten halogen, fluorescent, or high intensity discharge lamps.
This additional lighting power is allowed only if the lighting is actually installed.
11) Provided that a floor plan, indicating rack location and height, is submitted, the square footage for a warehouse may be
defined, for computing the interior Unit Lighting Power Allowance, as the floor area not covered by racks plus the vertical face
area (access side only) of the racks. The height allowance defined in footnote 2 applies only to the floor area not covered by
racks.

Enclosed response to incomplete letter #1 I have received.
1) Contractor will use fireblankets instead use shafts and will provide clip of the systems.
Contractor will submit the ul# and catalog cut at the time of mechanical permit submittal.
2) Contractor will provide the roof plan drawing after the building permit issue.
The mechanical contractor and the owner had an opportunity to discuss with Bob Benedict
and per Bob this will be adequate to comply for the letter #1 at this time.
If you have any question or additional requirements for letter #1 please let me know as soon
as possible and I will reply right away.

Although your application for a food service establishment permit from Public Health Seattle and
King County will be approved during this inspection, you may need to obtain additional permits
or approvals from other agencies. It is the responsibility of the food service establishment
operator /owner to obtain all necessary permits and approvals. Operating the establishment
without these required permits or approvals may subject you to legal action by the appropriate
agencies. If you open without health inspection, you may be closed. Once your plumbing permit
has been finalized, contact me at (206) 205 -1903 to schedule the pre - operational inspection.
Failed pre - operational inspections will require a $100.00 fee for a repeat inspection. Be sure all
