A copy can be obtained at City Hall in the office of the City Clerk. 10: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Department of Public Health - Seattle and King County (206/296- 4932). 11: All electrical work shall be inspected and approved under a separate permit issued by the Washington State Department of Labor and Industries (206/248- 6630). 12: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. R313.1.1 MECHANICAL 12 Appliances access for inspection service, repair and replacement. Appliances shall be accessible for inspection, service, repair and replacement without removing permanent construction. Thirty inches of working space shall be provided in front of the control side to service an appliance, Room heaters shall be allowed 18 inches working space with no platform required. IRC M1305.1 13 Central furnace within compartments or alcoves shall have a minimum working space of 3 inches along the sides, back and top with a total width of the enclosing space being at least 12 inches wider than the furnace. Furnaces having a firebox open to the atmosphere shall have at least a 6 -inch working space along the front combustion chamber side. Combustion air opening at the rear or side of the compartment shall comply with the requirements of Chapter 17. IRC M1305.1.1 Appliances installed in a compartment, alcove, basement or similar space shall be accessed by an opening or door and an unobstructed passageway measuring not less than 24 inches wide and large enough to allow removal of the largest appliance in the space, provided that a level service space of not less than 30 inches, is present at the front or service side of the appliance with the door open. IRC M1305.1.2 Protection from impact. Appliances located in a garage or carport shall be protected from impact by automobiles. (2000 lb. Impact load capacity) IRC M1307.3.1 IBC 1607.7.3 Outdoor combustion air shall be provided through opening's) to the outdoors in accordance with Section G2047.6.1 or G204.6.2 . The minimum dimension of air openings shall be not less than 3 inches. IRC G2407.6 (304.6) Combustion air openings. Two permanent opening method, one commencing 12 inches from the top and one 12 inches from the bottom of the enclosure... commencing directly by duct to the outdoors. Each opening shall have a minimum free area of 1 square inch per 4,000 Btu /h of total input rating of all equipment in the enclosure. IRC G2407.6.1 (304.6.1) Appliance located in attics or crawl space shall have access openings and a clear space and unobstructed passage way large enough to allow removal of the largest appliance, but not less than 30 inches high and 22 inches wide and not more than 20 feet in length when measured along the center line of the passage way from the opening to the appliance. IRC Section M 1305 IRC Section R807 Appliance located in an enclosure in which all combustion air is taken from the outdoors and the enclosure is equipped with a solid weather- stripped door and self - closing device. IRC M 1701.4 Two openings or ducts. Combustion air shall be supplied through openings or ducts...connected directly to the outdoors, such as ventilated crawl spaces or ventilated attics. IRC M 1703.2 Elevation of ignition source. Equipment and appliances having an ignition source and located in hazardous locations and public garages, private garages shall be elevated such that the source of ignition is not less than 18 inches above the floor surface on which the equipment or appliance rest. IMC 304.3 CLOTHES DRYER EXHAUST 14 Duct penetrations; Ducts that exhaust clothes dryers shall not penetrate or be located with in any fire blocking, draftstopping or any wall, floor /ceiling or other assembly required by this code to be fire- resistance rated, unless such duct is constructed of galvanized steel or aluminum of the thickness specified in the mechanical provisions of this code and the fire- resistance rating is maintained in accordance with this code. IRC G2439.2 (614.12) Exhaust installation. Dryer exhaust ducts for clothes dryers shall terminate on the outside of the building and shall be equipped with a backdraft damper. Screens shall not be installed at the duct termination. Duct shall not be connected or installed with sheet metal screws or other fasteners that will obstruct the flow. Garage floor surfaces shall be of approved noncombustible material. The area of floor used for parking of automobiles or other vehicles shall be sloped to facilitate the movement of liquids to a drain or toward the main vehicle entry doorway. R309.3 Carports. Carports shall be open on at least two sides. Carport floor surfaces shall be of approved noncombustible material. Carports not open on at least two sides shall be considered a garage and shall comply with the provisions of this sections for garages. Exception: Asphalt surfaces shall be permitted at ground level in carports and sloped to facilitate the movement of liquids to a drain or toward the main vehicle entry doorway. R309.4 LIGHT, VENTILATION AND HEATING (Section R303) .I 9 I Habitable rooms. All habitable rooms shall be provided with aggregate glazing area of not less than 8 percent of the floor area of such rooms. Natural ventilation shall be through windows, doors, louvers or other approved openings to the outdoor air. Laboratory tests show it is higher in strength than code - prescribed bracing units and even some shear walls. Figure 3 and associated details illustrate the nail- ing, attachment, and material require- ments for the system, as it is applied to a residential garage door opening. The combination of the two moment - resisting connections in the Sturd -I- Frame, one at the top and one at the base of each wall segment, along with the bending capacity of both the glulam header and wall segment, allows the width of the segment to be reduced from 4 feet to 16 or 24 inches. However, the worst of our sidetracks in the remodeling process occurred on October 1S 2004 when my mother died unexpectedly. 1, Kathleen Graf, am z a native of Michigan, and an only child. My husband and I run a business here in Seattle with open hours of 60 hours per week. As the only relative, I had to go back to Michigan and close up my mothers apartment of 27 years, no easy feat. Then I traveled back to Seattle via a Winstar which blew a head gasket in South Dakota. Of course the winds were about 50 miles per hour and temps dropped to 35 degrees. Needless to say, this resulted in some bed rest upon my return - the trauma of it all just too much to handle. The first obstacle obviously is the weather as October starts the Seattle And as Murphy Laws predict, Merlen's brother who has been suffering with Bladder Cancer for a couple of years, is having difficulties and infections, due to decreased immune system functions and the care of their mother has fallen to Merlen. And as owner contractors, the friends we had lined up to help are fair weather helpers and can't help until April. It is intended to provide low density family residential areas together with a full range of urban infrastructure services in order to maintain stable residential neigh- borhoods, and to prevent intrusions by incompatible land uses. Certain LDR properties are identified as Commercial Redevelopment Areas (see Figures 18 -9 or 18 -10) to encourage aggregation with commercial properties that front on Tukwila International Boule- vard. Aggregation and commercial redevelopment of these sites would implement the Pacific Highway Revitalization Plan and provide opportunities to rede- fine and create more uniform borders between the commercial corridor and the adjacent residential neigh- borhoods. (Ord. 1865 §4, 1999; Ord. 1758 §1(part), 1995) 18.10.020 Permitted Uses The following uses are permitted outright within the LDR district, subject to compliance with all other applicable requirements of the Tukwila Municipal Code. 1. Dwelling — One detached single- family dwelling per lot. 2. Animal veterinary, including associated temporary indoor boarding; access to an arterial is required. 3. Public parks, trails, picnic areas and playgrounds, but not including amusement parks, golf courses, or commercial recreation. 4. In Commercial Redevelopment Area 4 (see Figures 18 -9 or 18 -10), the uses and development standards of the adjacent commercial zone are permitted and shall apply, subject to the specific criteria and procedures defined in TMC 18.60.060. 5. Adult day care. 2. Accessory dwelling unit, provided: a. minimum lot of 7,200 square feet; b. accessory dwelling unit is no more than 33% of the square footage of the primary residence and a maximum of 1,000 square feet, whichever is less; c. one of the residences is the primary residence of a person who owns at least 50% of the property, d. dwelling unit is incorporated into the primary detached single - family residence, not a separate unit, so that both units appear to be of the same design as if constructed at the same time; e. minimum of three parking spaces on the property with units less than 600 square feet, and a minimum of four spaces for units over 600 square feet; and f. the units are not sold as condominiums. 3. Family child care homes, provided the facility shall be licensed by the Department of Social and Health Services Office of Child Care Policy and shall provide a safe passenger loading zone. 4. Garage or carport (private) not exceeding 1,500 square feet in floor area, provided it is located on the same lot as the principal use and is subject to the regulations affecting the main building. 5. Greenhouses (noncommercial) and storage sheds not exceeding 1,000 square feet in floor area. 6. Home occupations. 7. Institutional uses such as hospitals, food banks, schools, or government facilities may have two cargo containers per lot with approval as a Type 2 decision; criteria are listed at TMC 18.50.060. 8. Parking areas. 9. Private stable, if located not less than 60 feet from front lot line nor less than 30 feet from a side or rear lot line. It shall provide capacity for not more than one horse, mule or pony for each 20,000 square feet of stable and pasture area, but not more than a total of two of the above mentioned animals shall be allowed on the same lot. The sale or installation of any finished products, materials, or articles of merchandise which are not actually fabricated into and do not become a permanent fixed part of the structure; 7. Any construction, alteration, improvement or repair of personal property, except this chapter shall apply to all mobile, manufactured housing. A mobile /manufactured home may be installed, set up, or repaired by the registered or legal owner, by a contractor licensed under this chapter, or by a mobile /manufactured home retail dealer or manufacturer licensed under chapter 46.70 RCW; 8. Any construction, alteration, improvement, or repair carried on within the limits and boundaries of any site or reservation under the legal jurisdiction of the federal government; 9. Any person who only furnished materials, supplies, or equipment without fabricating them into, or consuming them in the performance of, the work of the contractor; 10. Any work or operation on one undertaking or project by one or more contractors, the aggregate contract price of which for labor and materials and all other items is less than $500.00, such work, or operations being considered as of a casual, minor, or inconsequential nature. The exemption prescribed in this subsection does not apply in all instance wherein the work or construction is only a part of a larger or major operation, whether undertaken by the same or a different contractor, or in which a division of the operation is made into \applications \8 -2004 affidavit in lieu of contractor registration contracts of amounts less than $500.00 for the purpose of the evasion of this chapter or otherwise. The exemption prescribed in this subsection does not apply to a person who advertises or puts out any sign or card or other device which might indicate to the public that he is a contractor, or that he is qualified to engage in the business of contractor; 11. Any construction or operation incidental to the construction and repair of irrigation and drainage ditches of regularly constituted irrigation districts or reclamation districts; or to farming, dairying, agriculture, viticulture, horticulture, or stock or poultry raising; or to clearing or other work upon land in rural districts for fire prevention purposes; except then any of the above work is performed by a registered contractor; 12. An owner who contracts for a project with a registered owner; 13. Any person working on his own property, whether occupied by him or not, and any person working on his residence, whether owned by him or not but his exemption shall not apply to any person otherwise covered by this chapter who constructs an improvement on his own property with the intention and for the purpose of selling the improved property; 14. Owners of commercial properties who use their own employees to do maintenance, repair, and alteration work in or upon their own properties; 15. A licensed architect or civil or professional engineer acting solely in his professional capacity, an electrician licensed under the laws of the state of Washington, or a plumber licensed under the laws of the state of Washington while operating within the boundaries of such political subdivision. The exemption provided in this subsection is applicable only when the licensee is operating within the scope of his license; 16. Any person who engages in the activities herein regulated as an , employee of a registered contractor with•wages as his sole compensation; 17.
