PERMIT CONDITIONS
1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes will be made to the plans unless approved by the Engineer and the Tukwila Building Division.
3: Plumbing permits shall be obtained through the Seattle -King County Department of Public Health. Plumbing will be
inspected by that agency, including all gas piping (296- 4722).
4: Electrical permits shall be obtained through the Washington State Division of Labor and Industries and all electrical
work will be inspected by that agency (206- 835 - 1111).
5: All mechanical work shall be under separate permit issued by the City of Tukwila.
6: All permits, inspection records, and approved plans shall be available at the job site prior to the start of any
construction. These documents are to be maintained and available until final inspection approval is granted.
7: Engineered truss drawings and calculations shall be on site and available to the building inspector for inspection
purposes. Documents shall bear the seal and signature of a Washington State Professional Engineer.
8: Any exposed insulations backing material shall have a Flame Spread Rating of 25 or less, and material shall bear
identification showing the fire performance rating thereof.
9: All construction to be done in conformance with approved plans and requirements of the Uniform Building Code (1997
Edition) as amended, Uniform Mechanical Code (1997 Edition), and Washington State Energy Code (1997 Edition).
10: All wood to remain in placed concrete shall be treated wood.
11: Validity of Permit. The issuance of a permit or approval of plans, specifications, and computations shall not be
construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any
other ordinance of the jurisdiction. No permit presuming to give authority to violate or cancel the provisions of this
code shall be valid.
12: There shall be no occupancy of the building(s) until the final inspection has been completed by the Tukwila Building
Inspector.
13: Contact the Public Works Division to obtain inspections of the water and sewer connections or disconnections prior to
cover (433-0179).
14: Manufacturers installation instructions required on site for the building inspectors review.
15: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. A copy can be
obtained at City Hall in the office of the City Clerk.
16: Ventilation is required for all new rooms and spaces of new or existing buildings in conformance with the Uniform

Building Code and the Washington State Ventilation and Indoor Quality Code, Chapter 51 -13 WAC.
17: Fuel burning appliances may not be installed in sleeping rooms, U.M.C. 304.5.
18: Appliances which generate flame, spark or glowing ignition, shall be elevated 18 inches above the floor (U.M.C.
303.1.3.).
19: Water heater shall be anchored to resist earthquake (U.P.C. 510.5).
20: Sheet 5A shows a structural extension into the sideyard setback. Only 18" of eaves may extend into any yard setback.
21: ** *PUBLIC WORKS DEPARTMENT CONDITIONS * **
22: Contractor shall notify Public Works Utility Inspector Mr. Greg Villanueva at (206)433 -0179 of commencement and
completion of work at least 24 hours in advance.
23: Work affecting traffic flows shall be closely coordinated with the City Utilities Inspector.
24: The City of Tukwila has an undergrounding ordinance requiring the power, telecommunications, and cable service lines be
underground from the point of connection on the pole to the house.
25: Any material spilled onto any street shall be cleaned up immediately.
26: A copy of the Certificate of Insurance Coverage (minimum of $1,000,000 naming the City of Tukwila as additionally
insured).
27: A $2,000 bond made out to the City of Tukwila for possible property damages caused by activities.
28: Temporary erosion control measures shall be implemented as the first order of business to prevent sedimentation
off -site or into existing drainage facilities.
29: The site shall have permanent erosion control measures in place as soon as possible after final grading has been
completed and prior to the Final Inspection.
30: The Land Altering Permit Fee is based upon an estimated 30 cubic yards of cut and 30 cubic yards of fill. If the final
quantity exceeds this amount, the developer shall be required to recalculate the final quantity and pay the difference
in permit fee prior to the Final Inspection.
31: Driveways shall comply with City residential standards. Driveway width shall be a 10' minimum and 20' maximum. Slope
shall be a maximum of 15 %. Turning radii shall be a minimum of 5'.
32: Any septic tanks in the area shall be pumped empty and removed or filled with sand. A copy of the documentation from
the business that performed the pumping shall be provided to the City Utilities Inspector.

RE: Small Site Drainage Plan Soil Report for Lot 11, Block 2, Allentown Addition
Dear Darryl,
This report presents the results of our research and investigation of the above
described site. The purpose of this study was to provide subsurface soil identification and
estimate depths to seasonal water tables in accordance with the King County Surface
Water Design Manual (1998).
On March 23, 2003 I conducted a soils investigation and site inspection on the
subject property. The 1973 SCS King County Soil Survey indicates the soils are Urban
Land. Soil logs were performed on the subject property. A soil log dug near the location
of the proposed infiltration sump was stratified the same as follows:
Base upon the soil test pits on the site, the site is adequate for an on -site
infiltration system in accordance with the requirements of the King County Surface Water
Design Manual (1998). Groundwater was not observed on the site at depths up to 9'
during the inspection. Evidence of a seasonal ground water table was not observed within
9 feet of the existing ground surface. Estimated depth to water table is >9 feet.
We recommend that the roof downspouts of the future residence on the site be
discharged to a "Dry Well" per the King County Surface Water Design Manual (1998).
The conclusions and recommendations stated herein are opinions derived in
accordance with current standards of practice. No other warranty is expressed or implied.

The undersigned, Grantor herein: Doak Homes, Inc., a Washington Corporation, as owner
covenants and agrees that:
1. The titleholders of the above described property shall assume all responsibility for the
cost of any maintenance and for repairs to the roof gutters, storm water conveyance and
infiltration facilities existing on the above - described property.
2. Maintenance shall include, but not be limited to:
a. Annual cleaning of roof gutters.
b. Removal of sediment & debris from catch basin sump when any sediment and debris
fills vault more the 4 inches in depth or obstructing flow into the connector pipes.
c. Repair /replace damaged facilities or blocked pipes.
d. Replacement of infiltration sumps when they will no longer dispose of 90% of the
roof & driveway runoff.
3. If the City of Tukwila determines that maintenance or repair work is required to be done to the
roof gutters, storm water conveyance and /or infiltration facilities existing on the above - described
property, the director of the department of public works shall give the owner of the property
within which the drainage facility is located, notice of the specific maintenance and /or repair
required. The director of the department of public works shall set a reasonable time in which such
work is to be completed by the titleholders who were given notice. If the above required
maintenance and /or repair is not completed within the time set by the director, the city may
perform the required maintenance and /or repair. Written notice will be sent to the titleholders
stating the city's intention to perform such maintenance. Maintenance work will not commence
until at least seven days after such notice is mailed. The titleholder shall be responsible for

reimbursement to the city within 30 days of the receipt of the invoice for any such work
performed. Overdue payments will require payment of interest at the current legal rate for
liquidated judgments. If legal action ensues, any costs or fees incurred by the county will be
borne by the parties responsible for said reimbursements.
These covenants are intended to protect the value and desirability of the real property
described above, and to benefit all the citizens of the City of Tukwila. They shall run with the
land and be binding on all parties having or acquiring interest in the real property as well as their
heirs, successors and assigns. They shall inure to the benefit of each present or future successor

GENERAL CONSTRUCTION NOTES
1 ALL WORKMANSHIP AND MATERIALS SHALL CONFORM TO THE CITY OF TUKWILA INFRASTRUCTURE DESIGN AND CONSTRUCTION
STANDARDS (1996) AND THE KING COUNTY SURFACE WATER DESIGN MANUAL (1998).
2. ALL WORK SHALL CONFORM TO THESE DRAWINGS AND THE RULES AND REGULATIONS OF THE "WASHINGTON STATE
DEPARTMENT OF TRANSPORTATION (WSDOT /APWA) STANDARD SPECIFICATIONS FOR ROAD, BRIDGE, AND MUNICIPAL
CONSTRUCTION" LATEST EDITION, EXCEPT WHERE SUPPLEMENTED OR MODIFIED BY THE CITY OF TUKWILA INFRASTRUCTURE
DESIGN AND CONSTRUCTION STANDARDS.
3. THE CONTRACTOR IS REQUIRED TO HAVE A COPY OF CITY OF TUKWILA INFRASTRUCTURE DESIGN AND CONSTRUCTION
STANDARDS AVAILABLE AT THE JOB SITE ALONG WITH A COPY OF THE APPROVED DEVELOPMENT PLANS.
4. A PRE - CONSTRUCTION MEETING SHALL BE REQUIRED PRIOR TO ANY ON -SITE WORK FOR ALL PUBLIC FACILITY EXTENSION
PROJECTS.
5. LOCATIONS SHOWN FOR EXISTING UTILITIES ARE APPROXIMATE. IDENTIFICATION, LOCATION MARKING AND RESPONSIBILITY FOR
UNDERGROUND FACILITIES OR UTILITIES IS GOVERNED BY THE PROVISIONS OF CHAPTER 19.122 REVISED CODE OF WASHINGTON.
PRIOR TO STARTING CONSTRUCTION, THE CONTRACTOR SHALL CALL ONE -CALL (1 -800- 424 -5555) FOR UTILITY LOCATIONS

7. TRAFFIC CONTROL AND STREET MAINTENANCE FOR SAFETY OF THE TRAVELING PUBUC ON THIS PROJECT SHALL BE THE SOLE
RESPONSIBILITY OF THE CONTRACTOR AND ALL METHODS AND EQUIPMENT USED WILL BE SUBJECT TO THE APPROVAL OF THE
CITY OF TUKWILA. CONTRACTORS AND THEIR SURETY SHALL BE LIABLE FOR INJURIES AND DAMAGES TO PERSONS AND

EROSION AND SEDIMENT CONTROL NOTES
1. The implementation of these ESC plans and the construction,
maintenance, replacement, and upgrading of these ESC facilities is
the responsibility of the applicant until all construction is approved
and the site stabilized.
2. The boundaries of the clearing limits shown on this plan
shall be clearly flagged by a continuous length of survey tape
(or fencing, if required) prior to construction. During the
construction period, no disturbance beyond the clearing limits
shall be permitted. The clearing limits shall be maintained by
the applicant for the duration of construction.
3. The ESC facilities shown on this plan must be constructed
prior to or in conjunction with all clearing and grading so as to
ensure that the transport of sediment to surface waters, drainage
systems, and adjacent properties is minimized.
4. The ESC facilities shown on this plan are the minimum
requirements for anticipated site conditions. During the
construction period, these ESC facilities shall be upgraded as
needed for unexpected storm events and modified to account for
changing site conditions (e.g., additional sump pumps, relocation
of ditches and silt fences, etc.).
5. Any areas of exposed soils, including driveway embankments,
that will not be disturbed for two days during the wet season or
seven days during the dry season shall be immediately stabilized
with the approved ESC methods (e.g., seeding, mulching, plastic
covering, etc.).
6. Any area needing ESC measures not requiring immediate
attention shall be addressed within fifteen (15) days.
7. The ESC facilities on inactive sites shall be inspected and
maintained a minimum of once a month or within forty -eight (48)
hours following a storm event.
8. At no time shall more than one (1) foot of sediment be
allowed to accumulate within a catch basin. All catch basins and
conveyance lines shall be cleaned prior to paving. The cleaning
operation shall not flush sediment -laden water into the downstream
system.
9. Stabilized construction entrances and driveways shall be
installed at the beginning of construction and maintained for the
duration of the project. Additional measures, such as wash pads,
may be required to ensure that all paved areas are kept clean for
the duration of the project.
10. Where straw mulch for temporary erosion control is required,
it shall be applied at a minimum thickness of 2 to 3 inches,
or 2-3 bales per 1000 sq.ft.
