1: ** *BUILDING DEPARTMENT CONDITIONS * **
2: No changes will be made to the plans unless approved by the Engineer and the Tukwila Building Division.
3: Electrical permits shall be obtained through the Washington State Division of Labor and Industries and all electrical
work will be inspected by that agency (206- 835 - 1111).
4: All mechanical work shall be under separate permit issued by the City of Tukwila.
5: All permits, inspection records, and approved plans shall be available at the job site prior to the start of any
construction. These documents are to be maintained and available until final inspection approval is granted.
6: Any new ceiling grid and light fixture installation is required to meet lateral bracing requirements for Seismic Zone 3.
7: Partition walls attached to ceiling grid must be laterally braced if over eight (8) feet in length.
8: All construction to be done in conformance with approved plans and requirements of the Uniform Building Code (1997
Edition) as amended, Uniform Mechanical Code (1997 Edition), and Washington State Energy Code (1997 Edition).
9: Validity of Permit. The issuance of a permit or approval of plans, specifications, and computations shall not be
construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any
other ordinance of the jurisdiction. No permit presuming to give authority to violate or cancel the provisions of this
code shall be valid.
10: There shall be no occupancy of the building(s) until the final inspection has been completed by the Tukwila Building
Inspector.
11: ** *FIRE DEPARTMENT CONDITIONS * **
12: The attached set of plans have been reviewed by The Fire Prevention Bureau and are acceptable with the following
concerns:
13: The total number of fire extinguishers required for your establishment is calculated at one extinguisher for each 3000
sq. ft. of area. The extinguisher(s) should be of the "All Purpose" (2A, 10B :C) dry chemical type. Travel distance to
any fire extinguisher must be 75' or less. (NFPA 10, 3 -1.1)
14: Portable fire extinguishers shall be securely installed on the hanger or in the bracket supplied, placed in cabinets or
wall recesses. The hanger or bracket shall be securely and properly anchored to the mounting surface in accordance with
the manufacturer's instructions. The extinguisher shall be installed so that the top of the extinguisher is not more
than 5 feet above the floor and the clearance between the bottom of the extinguisher and the floor shall not be less
than 4 inches.
15: Extinguishers shall be located so as to be in plain view (if at all possible), or if not in plain view, they shall be

identified with a sign stating, "Fire Extinguisher ", with an arrow pointing to the unit. (NFPA 10, 106.3) (UFC Standard
10 -1)
16: Clear access to fire extinguishers is required at all times. They may not be hidden or obstructed. (NFPA 10, 1 -6.5)
17: Fire extinguishers require monthly and yearly inspections. They must have a tag or label securely attached that
indicates the month and year that the inspection was performed and shall identify the company or person performing the
service. (NFPA 10, 43, 4 -4 and 4 -4.3) Every six years, dry chemical and halon type fire extinguishers shall be emptied
and subjected to the applicable recharge procedures. (NFPA 10, 4 -4.1) If the required monthly and yearly inspections of
the fire extinguisher(s) are not accomplished or the inspection tag is not complete, a reputable fire extinguisher
service company will be required to conduct these required surveys. (NFPA 10, 4 -3, 4 -4)
18: When two or more exits from a story are required, exit signs shall be installed at the required exits and where
otherwise necessary to clearly indicate the direction of egress. (UBC 1003.2.8.2)
19: All exit signs shall be illuminated at all times. To ensure continued illumination for a duration of not less than 1
1/2 hours in case of primary power loss, the exit signs shall also be connected to an emergency electrical system
provided from storage batteries, unit equipment or an on site generator set, and the system shall be installed in
accordance with the electrical code. (UBC 1003.2.8.5)
20: Exit hardware and marking shall meet the requirements of the Uniform Fire Code. (UFC 1207 -1212)
21: The power supply for means of egress illumination shall normally be provided by the premises' electrical supply. In the
event of it's failure, illumination shall be automatically provided from an emergency system for Group I, Divisions
1.1. and 1.2 occupancies and for all other occupancies where the means of egress system serves an occupant load of 100
or more. Such emergency systems shall be installed in accordance with the electrical code. (UBC 1003.9.2)
22: Maintian sprinkler coverage per N.F.P.A. 13. Addition /relocation of walls, closets or partitions may require relocating
and /or adding sprinkler heads.
23: Sprinkler protection shall be extended to all areas where required, including all enclosed areas, below obstructions
and under overhangs greater than four feet wide. (NFPA 13 -4- 5.5.3.1)
24: All new sprinkler systems and all modifications to existing sprinkler systems shall have fire department review and
approval of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinkler
systems involving more than 50 heads shall have the written approval of the W.S.R.B., Factory Mutual, Industrial Risk
Insurers, Kemper or any other representative designated and /or recorgnized by the City of Tukwila, prior to submittal
to the Tukwila Fire Prevention Bureau. No sprinkler work shall commence without approved drawings. (City Ordinance
#1901)
25: Maintain fire alarm system audible /visual notification. Addition /relocation of walls or partitions may require
relocation and /or addition of audible /visual notification devices.
26: All new fire alarm systems or modifications to existing systems shall have the written approval of the Tukwila Fire
Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #1900) (UFC
1001.3)
27: All electrical work and equipment shall conform strictly to the standards of The National Electrical Code. (NFPA 70)
28: In order to provide you with the fastest police and fire protection under emergency conditions, please post your suite,
room or apartment number in a conspicuous place near the main entry door. (UFC 901.4.4)
29: Contact the Tukwila Fire Prevention Bureau to witness all required inspections and tests. (UFC 10.503) (City Ordinance

mentioned specifically, the Unit Power Allowance shall be determined by the building official. This determination shall be based
upon the most comparable use specified in the table. See Section 1512 for exempt areas.

two points of track attachment).
c) fitted with tungsten halogen, fluorescent, or high intensity discharge lamps.
This additional lighting power is allowed only if the lighting is actually installed.
11) Provided that a floor plan, indicating rack location and height, is submitted, the square footage for a warehouse may be
defined, for computing the interior Unit Lighting Power Allowance, as the floor area not covered by racks plus the vertical face
area (access side only) of the racks. The height allowance defined in footnote 2 applies only to the floor area not covered by
racks.
12) Medical and clinical offices include those facilities which, although not providing overnight patient care, do provide medical,

THIS DOCUMENT IS INTENDED TO BE USED AS AN OUTLINE TO ESTABLISH THE

CONTRACTORS AND SUPPUERS

2. CONTRACTOR MUST PROVIDE LANDLORD WITH A SUBCONTRACTOR
UST PRIOR TO, OR AT THE PRECONSTRUCTION MEETING. LANDLORD RESERVES
THE RIGHT TO APPROVE ALL CONTRACTORS AND SUPPLIERS.
3. IN THE EVENT THAT CONTRACTOR VIOLATES ANY OF THE LANDLORD'S
STANDARDS AS STIPULATED IN THESE GENERAL CONDITIONS, THE
REQUIREMENTS OF THE L EASE, OR BECOMES INVOLVED IN A LABOR DISPUTE,
THEN LANDLORD, AT ITS SOLE DISCRETION, MAY ORDER CONTRACTOR
OR SUB - CONTRACTORS TO CEASE WORK, AND TO REMOVE ITSELF, ITS
EQUIPMENT AND ITS EMPLOYES FROM LANDLORD'S PROPERTY UPON 24
HOURS WRITTEN NOTICE.
4. CERTAIN CONSTRUCTION ACTIVITIES WHICH AFFECT LIFE SAFETY OR THE
WARRANTIES OR INTEGRITY OF LANDLORD'S PROPERTY. SHALL BE PERFORMED
BY LANDLORD'S APPROVED CONTRACTORS.
GENERAL CONTRACTOR MUST CONTRACT DIRECTLY WITH
LANDLORD'S CONTRACTOR. THE LANDLORD'S REPRESENTATIVE WILL ASSIST

D. MODIFICATIONS TO THE MECHANICAL SYSTEM CONTROLS.
E. INSTALLATION OF AND ALTERATIONS TO THE FIRE MONITOR SYSTEM
(SMOKE DETECTOR). LANDLORD
F. SHUTDOWN OF SYSTEMS TO ACCOMMODATE TENANT WORK.
5. ON -SITE PARKING FOR CONTRACTORS & SUPPLIERS, IF AVAILABLE,
MUST BE APPROVED BY LANDLORD'S REPRESENTATIVE. PARKING MAY BE
SUBJECT TO A RENTAL. FEE.
WORK SCHEDULING
ANY WORK THAT CREATES EXCESSIVE NOISE, VIBRATION, NOXIOUS FUMES, DUST
AND ODORS, MUST BE SCHEDULED OUTSIDE OF THE BUILDING OPERATING HOURS.
THE LANDLORD'S REPRESENTATIVE SHALL BE GM 24 HOURS OF SUCH OFF -HOURS
CONSTRUCTION & RESERVES THE RIGHT TO APPROVE OR DEC U E SUCH REQUEST.
BUILDING SECURITY MAY REQUIRE SIGN-IN/SIGN-OUT OF ALL PERSONS WORKING
CONSTRUCTION. CONTRACTOR SHALL POTORM WORK IN A MANNER WIHICH
CAUSES NO INTERFERENCE WITH OTHER TENANTS OR LANDLORD. ALL WORK
SHALL BE CLOSELY MONITORED BY LANDLORD'S REPRESENTATIVES.
CONSTRUCTION UTILITIES CHARGE
IT IS AGREED AND UNDERSTOOD THAT THE UTILITIES SERVICING THE PREMISES
MAY NEED TO BE SEPARATELY METERED AS PER THE TERMS OF THE LEASE. IN
THE EVENT THE UTILITIES ARE NOT CURRENTLY SEPARATELY METERED AND THE COST
OF UTUDES, PER THE LEASE, ARE TO BE A DIRECT COST OF THE TENANTS,
AN ESTIMATED PER MAY CHARGE WILL BE ASSESSED BY THE LANDLORD TO THE

FOR CORRECTING ALL DEFICIENCIES RECORDED BY THE INSPECTORS.

DURING CONSTRUCTION, LANDLORD'S REPRESENTATIVES MAY
OBSERVE PERIODICALLY TO DETERMINE WHETHER CONSTRUCTION CONFORMS WITH

9.1 GENERAL FINISH NOTES

A. Provide custom art glass wall, including door and
hardware.
B. Provide shop drawings showing connections to adjacent
construction. Provide calculations by Structural Engineer
licensed in the State of Washington certifying that the glass
to be supplied will be adequate for the required wall height,
and showing the anchorage system meets Seismic Zone -3
requirements. Provide hardware schedule.
C. Glass thickness shall be determined by supplier's
Structural Engineer; glass shall be tempered; all exposed
edges shall be polished smooth.
D. Top and bottom rail shall be as manufactured by
Blumcraft of Pittsburgh. or approved equal. Bottom rail
shall be Model EB500 or EB750; Top rail shall be Model
C-7500 or C-7501.
E. Exterior side door pull shall be Blumcraft Handle F.

DIVISION 9 FINISHES
9.1 GENERAL FINISH NOTES
A. There shall be no exposed pipe, conduit, duct. vents, etc.
All such lines shall be concealed or furred and finished,
unless noted as exposed construction on drawings.
B. Offset studs where required such that finish wall surfaces
will be flush.
A. Provide galvanic insulation between dissimilar metals.
B. See Sheet A9.1 for finish schedule.
9.2 WALL FINISH NOTES
A. All point shall be applied in accordance with the
manufacturer's specifications for the particular surface
applied upon.
B. Samples of all finish colors specified shall be submitted
for approval by architect prior to the commencement of
work.
C. In areas to be left unfinished, gypsum board walls shall
be fire toped only.
D. Plaster wall surfaces (PLAST) shall be custom skim coat
plaster system with integral color to match sample
approved by architect.

SPECIFICATIONS (continued)
9.3 FLOOR FINISH NOTES
A. The carpet contractor shall furnish and install rubber
reducer strips at locations where carpet and resilient flooring
meet. Provide color samples for approval.
B. Floor covering in closets shall be the same as that of the
space onto which the closet opens, unless otherwise noted.
C. Prepare floor per flooring and carpet manufacturer's
recommendations to provide level area for flooring installation
and level flooring transitions.
D. Changes in floor finishes shall occur under doors and where
noted on drawings.
9.4 GYPSUM BOARD ASSEMBLIES
A. Refer to Partition Schedule on Sheet A1.0.
B. Gypsum wallboard to be 5/8" Type 'X' gypsum /sailboard
except where noted otherwise. Provide 5/8" water - resistant
backing board at all ceramic tile walls.
C. Provide metal corner beads, casing beads and dry wall trim
accessories where required.
D. Sound insulation to be 3-1/2" unfaced sound attenuation
batts.
9.5 CARPET
A. Layout carpet to minimize seams.
B. Provide 3% overage of each carpet to landlord in largest
pieces possible.
C. Carpet pod to be GF1/Allen Fiberloc II, 3/8" thick or
approved equal. Carpet to be mounted to pad using double
stick method.
D. Provide shop drawings showing carpet seam layout.
E. Carpet schedule
CPT -1 Broadloom textured loop carpet over pad.
Lee's Carpet Buncrane D4116,164 Shingle.
CPT -2 Loop Pile carpet with laminate backing, direct
glue -down installation, Mannington, Carthage Ill, 26 Oz., color:
Mineral Bluff.
CPT -3 Pattern Loop carpet with laminate backing,
Monnington, Fundamentals Swirl, 20 oz., color: Basic.
CPT -4 18 "x18" Pattern Loop carpet tiles, direct glue -down
• installation, to match CPT -3.
CPT-5 Loop Pile carpet, with laminate backing; Shaw
Stratton, Design Series IV, #95683 Macro.
9.6 11LE
A. Stone flooring (ST -1) to be limestone tiles by Ann Sacks
Tile & Stone, LIILMT1616PRIYL, LMSTN Princess Yellow,
16 "x16 "x1 /2" and 16 "x8 "x1 /2 ".
B. Stone to be installed using thin -set system.
C. Provide metal edge strips at all exposed edges of stone
flooring. Edge strips to be Schluter- Schiene -E, or approved
equal.
9.7 RESILIENT FLOORING
A. Vinyl composition tile shall be Monnington Essentials, 12" x
12" x 1/8", or approved equal. Color shall match the
following:
VCT -1 Mannington #1 37 "Sandrift ".
VCT -3 Monnington #135 "Seasproy".
B. Static Dissipative vinyl tile shall be American Biltrite,
Electrostatic, 1 2 " x12 ", or approved equal.
VCT -2 ElectroStatic SOT -130 White /Gray.
B. Sheet linoleum shall be installed in accordance with
manufacturer's recommendations. Heat weld all seams. SV -
Forbo No 3172, Rembrandt Brown.
C. Vinyl base (RB -1, RB -2, RB -3) shall be Roppe .080 vinyl
base, 4" high, with cove, or approved equal. Provide
pre - molded interior and exterior corners, or, alternatively.
inside corners may be mitered. Color for RB -1 shall match
Roppe #94, Burnt Umber. Color for RB -2 shall match Burke
#523, Ironwood. Color for RB--3 shall match Flexco #WF - 045,
River Rock.
0. Reducer strips shall match RB -1 on F2, RB - on F3.
E. Metal base (MB --1) shill be Gordon Metals No. 840 - 5/8,
4" high.
9.8 WALL COVERINGS
A. Fabric wall covering shall be Palos Textiles No. 28.001.021,
Classic Wash', parchment.
B. Install per manufacturer's instructions.

9.9 ACOUSTICAL CEILINGS
A. Install tile pattern centered in room, in each direction,
except where noted otherwise on plans. Unless otherwise
required to uniformly space light fixtures, adjust tile layout
so that no panel will be less than one -half full length or
width. Sprinkler heads, lights. mechanical devices, etc. shall
be centered in tiles.
B. Metal suspension system shall be 15/16" tee as
manufactured by Donn, Chicago Metalic, or approved equal.
Provide sheet metal edge moldings and trim.
C. Ceiling tile schedule:
ACT -1 Armstrong Cortega #769, 24" x 48" x 5/8"
ACT -2 Armstrong Cortega "Second Look II" #2767. 24" x
48" x 5/8 ", or approved equal.
ACT-3 Match ACT -2 and add hold down clips for ceiling
tile.
0.10 PAINTING
A. Conform to the recommendations of the current edition
of Architectural Specifications Manual - Pointing.
B. Provide two samples of each paint color and gloss on
12" x 12" art board for approval.
C. Painting schedule:
Walls: 2 coat process. tint primer to match final coat,
eggshell enamel
GWB Ceilings: 2 coat process, tint primer to match final
coat, latex flat
Metal: 2 -coat process, tint primer to match final coat,
semi -gloss enamel
D. Touch -up paint with the same application system used
for the last finish coat.
E. All paint colors shall match the following:
P -1 Sherwin Williams #SW1129, Canvas Ton
P -2 #SW1128, Urban Putty, basic wall color Floor F2
P -3 #SW1130, Neutral Ground, ceiling color Reception Area
P -4 #SW1130, Neutral Ground

9.11 CUSTOM PLASTER WALL
Plaster wall system shall be a Venetian Veneer Plaster
4 system, Marmorino integrally colored four coat veneer
plaster by "Art for Architecture ". System to be installed
over 5/8" Type X drywall substrate by others.
DIVISION 10 SPECIALTIES
10.1 SIGNAGE
A. Provide room identity signage matching building standard
tenant identification system, including warning signs for
Hazardous Materials Area. Mounting system to be double
stick tape. Quantity no 20.
B. Provide one building directory strip for the building
directory to be located on Floor F2.
C. Provide corporate logo sign surface mounted on
exterior wall. Sign shall have neon tube lighting system
with direct and halo lit aluminum and plexiglas channel
letters and graphics. Provide complete sign system
including shop drawings, power and photoelectric controls.
D.Provide signoge in accordance with Signage Schedule to
be issued separately.
10.2 ACCESSIBLE TILE FLOORING
A. Accessible tile flooring (ATF) shall be Moxcess
Technologies model S400, 24" x 24" joanels, with
heavy -duty bolted stringer system. Panels shall be gravity
held -on understructure system.
B. Floor finish to be solid vinyl tile, color to be selected by
architect from manufacturer's standards.
C. Install complete system including pedestals and
connections, stringers, floor panels, ramps, stairs. Vertical
closures, as shown on drawings and to meet manufacturer's
recommendations and all applicable codes.
D. Provide 1 )" outside diameter aluminum rating system
per drawings and to meet all applicable codes.
E. Provide shop drawings showing entire system layout.
10.3 FIRE EXTINGUISHER CABINETS
A. Provide fire extinguishers to meet code requirement of 75'
maximum travel distance to extinguisher from any point in
building.
B. Fire extinguisher schedule:
FE -1 Larson Cameo #02409 -R, MPS (2A 10BC). B2 bracket,
or approved equal. Paint exposed cabinet to match adjacent
wall.
FE -2 Cleonguard CA1081 (1A; 108C rating), 10 pound capacity.
Provide surface mounted support bracket similar to Larson
t " . 34 :I1 fire extinguishers in fire - protection wet zones shall be
FE -1; all fire extinguishers in fire - protection dry zones shall
be FE -2.
10.4 DISPLAY SYSTEMS
A. Whiteboard to be Claridge LCS 24, Porcelain Enamel Steel
Markerboard skins, or approved equal. Finish color to be No.
32 LCS Cream. Field applied skins shall be installed using
adhesives approved by the marker board manufacturer and in
accordance with their written instructions.
B. Whiteboard Units shall be Claridge Series 4, Type A, with
chalk trough, or approved equal. Panel finish to be No. 43,
LCS Cream; Trim to be clear anodized finish. Provide blocking
in wall where whiteboard is shown on drawings.
C. Tockboard shall be Claridge Series 4, Type CO, or approved
equal. Tack surface color shall be 111109, Buff. Trim to be
clear anodized finish. Provide blocking in wall where tackboard
is shown on drawings.
10.5 LOUVERS
A. Louvers for exterior screen wall to be Vert --A -Cade 300 as
manufactured by Construction Specialties, Inc., or approved
equal.
B. Finish shall be factory applied Kynar 500 finish. Color to
match Sherwin Williams SW2066. Nantucket Dune. Submit
sample for Architect's approval.
10.6 FABRIC PANEL SYSTEM
A. Fabric Panel System shall be SnapTek System or approved
equal. System to have acoustical fiberglass or tackoble
fiberboard core as noted on drawings. Edge profile to be 34"
square. Fabric to be Unika Vaev, Rattan 454/90 Cane, 54"
wide.
10.7 WIRE MESH PARTITIONS
A. Wire Mesh Partitions shall be heavy-duty all wire type. No.
135 as manufactured by Acorn Wire and Iroon Works, Inc., or
approved equal.
B. Finish shall be enamel paint in manufacturer's standard
grey color. Paint shall be electrocstically applied in the
factory.
C. Partitions to be supplied with all doors as shown on the
drawings. Provide all fastenings. brackets and connectors for
o complete installation. Partition shall be installed and braced
to meet the requirements of the UBC for Seismic Zone IV.
DIVISION 11 -- EQUIPMENT
11.1 RESIDENTIAL EQUIPMENT
A. Dishwasher shall be General Electric Model ZB059000SS,
GE Monogram series, stainless steel dishwasher with stainless
steel interior.
B. Refrigerator shall be General Electric Model ZFSB27DASS,
GE Monogram series, free standing stainless steel refrigerator
with block dispenser.
C. Microwave oven shall be General Electric Model ZMC1095SB,
GE Monogram series, stainless steel built -in microwave /
convection oven.
DIVISION 12 --
FURNISHINGS
12.1 BLINDS
A. Horizontal Louver Blinds shall be Bali S3000 Mini Blinds, or
approved equal. Slots shall be aluminum, nominally 1" wide
by .008" thick; ladder spacing shall be 20 mm.
B. Provide Blinds with manufacturer's standard tilt wand
operation, lift cord with cord lock. and cord equalizers.
C. Install blinds between jambs. Unit width shall be 3/8" to
5/8" less than jamb - to - jamb dimension. Unit length shall
be 14r to 3/8" less than head to sill dimension.
D. Inds shall be Bali color #031 Fawn, or approved eastigerAD
except where noted otherwise.
