Regardless that the plans show the remodeled shed has new rooms labeled as storage, the remodeled building is now considered a habitable heated accessory occupancy. Because only attached accessory dwelling are permitted by the Tukwila Zoning Code, the applicant must understand that no future kitchen or cooking may take place in the subject accessory occupancy. The applicant is required to provide a letter stating, they understand this the remodeled structure may note be used as an accessory dwelling unit as defined in the T.M.C. No cooking may be conducted and a future Kitchen may not be installed. (Contact the Tukwila Planning Division for information on accessory dwellings). 2. Because the existing structure is being changed to a heated residential structure, the plans must show how the remodeled building will comply to the Washington State Energy Code. Provide a cross - section plan detail showing the thickness of the existing framing cavities and what insulation "R "- values will be installed. Walls, ceiling and floor insulation must be shown on the plan detail. 3. Because electric heat is proposed, some existing framing cavities may not be deep enough to accommodate required R -21 wall insulation. Show on the cross - section plan any framing that must be furred out to make space for the insulation. 4. In addition to the insulation requirements, all windows and doors must also be identified for their required "U" value on the plans. 5. On the plan cross - section, show what other new materials are being use to upgrade the older structure.
