During this time period, cover or mulch other disturbed areas, if they will be unworked more than 2 days. Covered material must be stockpiled on site at the beginning of this period. Inspect and maintain this stabilization weekly and immediately before, during and following storms. 24: From May 1 through September 30, inspect and maintain temporary erosion prevention and sediment at least monthly. All disturbed areas of the site shall be permanently stabilized prior to final construction approval. 25: The site shall have permanent erosion control measures in place as soon as possible after final grading has been completed and prior to the Final Inspection. 26: It is strongly recommended that storm drainage designs be certified by a licensed engineer. Otherwise, the owner assumes liability for the design and any subsequent related damages. 27: Downspouts, driveway, patio and drainage from other impervious areas shall be collected in an on -site storm drain system. Drains shall be 4" minimum diameter, PVC schedule 40 or corrugated poly ethylene pipe with a minimum 1% slope for gravity discharge to location approved by the Public Works Department. Downspouts shall not connect to footing drains. Footing drain and downspouts may share a single discharge pipe downstream of the lowest footing drain. 28: Driveways shall comply with City residential standards. Driveway width shall be a 10' minimum. Slope shall be a maximum of 15 %. Turning radii shall be a minimum of 5'. 29: The driveway shall be designed and sloped so that drainage from the driveway does not flow onto the existing road surface. 30: Driveways shall be paved for a minimum distance of 20' from the edge of the existing road pavement. 31: No sewer design was provided as part of the application submittal. A six -foot high clap board wood fence, not shown on your approved plans, was constructed around your property. The City of Tukwila does not require a fence permit for any fence six feet in height or less, however, your fence blocks the required sight distance. We have noticed that in the last few days some of the north and south fence sections have been replaced with space board fencing which gives partial side yard visibility. Although appreciated, this action does not meet the City of Tukwila's sight distance requirement which prohibits any object which obscures vision between the heights of 3.5 and 10 feet within 40 feet of the intersections or driveways (see attached diagram). The 3.5 foot height comes from AASHTO Green Book Design Guide 2001 Edition. When South 142n Street right of way improvements along the south side of your property are constructed, said fence has to be relocated outside of the sight triangle or fence height has to be reduced to 3.5 feet within the sight distance triangle.
