Under the IBC the exit separation proposed complies under 2 qualifying conditions: 1. Table 1004.1.2 identifies the occupancy for B office occupancy to be 1 occupant per 100 gross s.f. The area being served by the exits in question is approx. 4,300 s.f. or 43 occupants. Table 1014.1, spaces with one means of egress, states for B occupancies you are allowed 50 occupants with a single exit. Since one exit is required from the area, exit separation is not required and the proposed layout is acceptable. 2. Section 1014.2.1, two exits or exit access doorways, exception 2, states the diagonal distance requirement can be reduced to 1/3 the diagonal distance for buildings equipped with a sprinkler system. The IBC is a combination of the UBC, the SBC, and BOCA codes and is growing support as a national code in the United States. JPC has received training on the IBC and has reviewed the proposed layout for compliance with the 2003 IBC. In our opinion the proposed plan would be accepted under the new code and should be accepted at this time. The attached exiting plan illustrates the egress strategy and compliance with common path of egress travel distance limitations which are new compared to the UBC.
