The design occupant load of this space for a retail use exceeds 50 occupants. Consequently, this space cannot be approved for Retail use with one means of egress from this space. Retail use has been deleted from the floor plan. In order for a Retail use of this space to be approved, a second means of egress from this space will be required. The second means of egress must be separated from the primary exit by not less than one half the overall diagonal distance of the area served by the two exits. ACCESSIBILITY 1. A wheel chair accessible parking space is required for this tenant space. See attached design specifications for accessible parking. NOTE: Parking spaces and access aisles shall be firm, stable, smooth, and slip - resistant. This requirement dictates that the unimproved parking lot that serves this tenant space will not meet this requirement. This tenant space is not provided with operable openings for natural ventilation. Consequently, mechanical ventilation will be necessary to provide for a supply of outside air directly to all spaces within this tenant space. The required minimum outside air supply requirement is 280 cfm. (Based upon Table 3 -4 of the WSIAQ Code). 2. The toilet room must be provided with mechanical exhaust system, 50cfm minimum. WASHINGTON STATE NONRESIDENTIAL ENERGY CODE. • 1. The source of heating or cooling has not been designated on the plans. However, it follows that the space will be heated or cooled by some means if it is to be leased as office space. Consequently, the following requirements will apply to the exterior walls of this tenant space. Electric resistance heating: R -19 insulation required at exterior walls. Heating by all other space heating or cooling energy sources: R -11 insulation required at exterior walls. 2. Opaque doors shall have a U -value of 0.60. This would apply to the entry door and the existing overhead garage door. If compliance with this requirement cannot be documented, new doors may be necessary. An alternative for the garage door would be to frame in the opening and insulate the wall as required for the exterior walls. UNIFORM BUILDING CODE REQUIREMNTS. 1. All wood framing shall comply with the requirements of Section 2320 — Conventional light -frame construction design provisions and shall be inspected to this requirement. 2. All gypsum wallboard applications shall comply with Section 2511, and shall be fastened in accordance with Table 25 -G. An authorized representative of the United States Government, the State of Washington, or any incorporated city, town, county, township, irrigation district, reclamation district, or other municipal or political corporation or subdivision of this state; 2. Officers of a court when they are acting within the scope of their office; 3. Public utilities operating under the regulations of the utilities and transportation commission in construction, maintenance, or development work incidental to their own business; 4. Any construction, repair, or operation incidental to the discovering or producing of petroleum or gas, or the drilling, testing, abandoning, or other operation of any petroleum or gas well or any surface or underground mine or mineral deposit when performed by an owner or lessee; 5. The sale or installation of any finished products, materials, or articles of merchandise which are not actually fabricated into and do not become a permanent fixed part of a structure; 6. Any construction, alteration, improvement, or repair of personal property, except this chapter shall apply to all mobile /manufactured housing. A mobile /manufactured home may be installed, set up, or repaired by the registered or legal owner, by a contractor licensed under this chapter, or by a mobile /manufactured home retail dealer or manufacturer licensed under chapter 46.70 RCW; 7. Any construction, alteration, improvement, or repair carried on within the limits and boundaries of any site or reservation under the legal jurisdiction of the federal government; 8. Any person who only furnished materials, supplies, or equipment without fabricating them into, or consuming them in the performance of, the work of the contractor; 9. Any work or operation on one undertaking or project by one or more contracts, the aggregate contract price of which for labor and materials and all other items is less than $500, such work, or operations being considered as of a casual, minor, or inconsequential nature.
