The Department of Labor and Industries currently occupies two portions of its space at this location for rehabilitation purposes. These two areas are identified on the floor plan sketch dated 12 -20 -91 as Office /Rehabilitation Areas "A" and "B ". Occupant load and exiting calculations for these areas are as follows: total square feet = 2617,s.f• current use = exercise room current occupant load = 1/50 s.f. = 52.4 occ number of exits required = 2 (greater than 50 occ.) future use = general office future occupant load = 1/100 s.f. = 26.2 occ. number of exits required = 1 (less than 30 occ.) AREA "B" total square feet = 1553 s.f. current use. = vocational shop current occupant load = 1/50 s.f. = 31 occ number of exits required = 1 (less than 50 occ.) future use = general office future occupant load = 1/100 s.f. = 15.5 occ. number of exits required = 1 (less than 30 occ.) FEB 241992 Although both areas "A" and "B" are currently classified as rehabilitation areas, in actual use the spaces are under utilized because of the phase out of the rehabilitation program. The spaces are planned for general office use upon staffing requirement increases in other programs. Exiting under either use scenario is in compliance with applicable code requirements because of the low tributary loads resulting in fewer than 100 total occupants served by the non -rated interior corridor. Maximum occupant loads for each area without requiring exit modification would be: Area "A" = 63 occupants (office or exercise rm.) Area "B" = 49 occupants (vocational shop) 29 occupants (office) As I mentioned earlier, should you require maximum occupant loads to be posted in these areas prior to occupancy we would have no objections provided adjustments to those loads would be allowable under future improvements and plan reviews. Attached for your reference is a copy of the exiting analysis presented at our meeting. Please note that comments shown clouded were added after our meeting as revisions to the proposed space plan. Key meeting points were as follows: 1) The plan as presented requires no par ition or ! e revisions. 2) A new exterior exit door is asommentEt along the south exterior wall in place of a private office ( ' ' One hour F.R. corridor requirements for the proposed tenant improvement will be substituted per UBC section 3305 (g) exception 5. (automatic sprinklers throughout the entire story and smoke detectors installed within the corridor in accordance with their listing). This substitution shall apply to Open Office Area 'B' and the corridor between Open Office Area 'A' and Office /Rehab Area 'A'. This protection will connect the two required exits from Open Office Area 'B' with a continuous protected means of egress. 4) Plan review turnaround time is expected to be two weeks or less. The proposed revisions recommended above have been incorporated into the drawings prepared by the Division of Property Development dated December 26, 1991 project no. 3272.
