Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this Kermit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. Dear Mr. Frausto: I have reviewed your revised plan submittal and all is acceptable except for the support connection for the proposed deck. The following issues must be addressed: 1. The "Simpson" hangers used to connect the deck joists to the ledger at wall, are approved for gravity loads only. In the proposed use, the hangers are not qualified to resist horizontal loads which are a component of the deck load reaction. Provide an additional connector that will be adequate to resist horizontal load OR provide engineering to qualify the joist hangers for this subject loading. 2. Similar to comment #1, the proposed "Simpson" connector to be used at the 4x8 to 4x6 connection is not qualified to resist the loading resulting from this condition. Provide an alternate "bolted" connection that will fit this condition and will resist gravity, lateral and uplift loading that will result from this proposed design. 3. The connection of the 4x6 to the footing must include a j bolted connection, or engineering is required to qualify the use of this post base without bolting. In addition, the concrete footing must be founded at minimum 18- inches below adjacent finish grade. This will require treated wood for the 4x6 deck strut. Note same to deck detail.
