APPLICATION SUBMITTAL In order to ensure that your application is accepted for plan review, please make sure to fill
out the application completely and follow the plan submittal checklist on the reverse side of this form. Handouts
are available at the Building counter which provide more detailed information on application and plan submittal
requirements. Application and plans must be complete in order to be accepted for plan review.
VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of
Community Development prior to application Submittal. Contact the Permit Coordinator at 433 -1851 prior to
submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be
reviewed and is subject to possible revision by the Building Division to comply with current fee schedules.
BUILDING OWNER I AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or
contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent
to submit this permit application and obtain the permit will be required as part of this submittal.
EXPIRATION OF PLAN REVIEW Applications for which no permit is Issued within 180 days following the date of
application shall expire by limitations. The building official may extend the time for action by the applicant for a
period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform
Building Code (current edition). No application shall be extended more than once.

The purpose of this letter is to explain the sequence of events in
order to complete the boundary line adjustment between all three
residents.
Enclosed is the boundary line surveyed by Sadler Barnard & Assoc.
Inc. Should any of you have questions about the property lines
adjustment, please contact our office no later than Monday,
December 9, 1991.
If all residents are satisfied with the adjustment of all
properties, each of you shall schedule a time with our office
within ten days from December 9, 1991 to sign the Affidavit of
Ownership. This process is a requirement by the state for all
boundary line adjustments.

4. SHEARWALL NAILING - Prior to cover.

7. FRAMING - After rough -in inspections such as mechanical, plumbing, gas piping, electrical and fire stopping is in place.

CONSENT TO OCCUPY HOUSE
AND HOLD HARMLESS AGREEMENT
This is provided and agreed to by us for and on behalf of the City
of Tukwila. It is our understanding that at the time of the final
inspection of our new house located at 14720 - 56th Avenue South,
Tukwila, Washington 98188 (hereinafter "the house "), an issue
remains outstanding regarding the legal property lines and required
setbacks as those relate to the Tukwila Zoning Code and our house
and the properties of the other landowners. We and the two (2)
other landowners have previously jointly submitted to the City, and
are currently requesting it to process, a Boundary Line Adjustment
application. The City has agreed that the Boundary Line Adjustment
is a legally appropriate solution for us and the other landowners
regarding erroneous property lines identified in a recent survey
of the involved properties. The erroneous property lines which
need correction according to the City, were shown and revealed on
the site plans submitted to the City for building permits on both
our property and the property abutting ours (commonly described
and identified as 14708 - 56th Avenue South, Tukwila, Washington).
It is our understanding that since the Boundary Line Adjustment
application has been so submitted to the City, the timely
processing, approval and recording of documents regarding the
application is now within the control of the City and its
procedures.
Based on the above information, and upon the City's telling us that
they can in the normal course of City business process the
application within sixty (60) days, we are requesting the City to
grant us permission and allow us to immediately move into the
house. In return for such permission, given even though a final
Certificate of Occupancy has not been issued due to the property
line and setback confusion, we agree to be bound and abide by the
following conditions:
1. in the event the Boundary Line Adjustment application is
not timely processed and completed within sixty (60) days
from the date of this document due to a wrongful act or
omission to act by us, we will vacate the house until
such time as the property line and setback issues are
legally settled by written agreement between the
landowners and the City, or by court order or judgment,
or otherwise to the satisfaction of the parties involved;
2. we agree to hold harmless and indemnify the City, its
agents, contractors and employees, against any claims for
damage or monetary loss, including property damage,
personal injury and death, that may arise directly or
indirectly from any wrongful act or omission to act on
our part, or from the City allowing us to occupy our
house prior to issuance of the Certificate of Occupancy.
We specifically and expressly reserve any and all rights and
remedies we may have against third parties, including without
limitation the other two (2) landowners involved in the Boundary
Line Adjustment. We do not intend to nor do we waive any rights
and remedies we may have against such third parties, nor shall this
document be construed to do so. The purpose and intent of this
document is between us and the City only.

the Architect and the Tukwila Building Division.
2. Plumbing permit shall be obtained through the King County
Health Department and plumbing will be inspected by that
agency, including all gas piping (296 - 4722).
3. Electrical permit shall be obtained through the
Washington State Division of Labor and Industries and all
electrical work will be inspected by that agency (277-
7272).
4. All mechanical work shall be under separate permit
through the City of Tukwila.
5. All permits, inspection records, and approved plans shall
be posted at the job site prior to the start of any
construction.
6. Engineereed truss drawings and calculations shall be on
site and available to the building inspector for
inspection purposes. Documents shall bear the seal and
signature of a Washington State Professional Engineer.
7. Any exposed insulations backing material to have Flame
Spread Rating of 25 or less, and material shall bear
identification showing the fire performance rating
thereof.
8. All construction to be done in conformance with approved
plans and requirements of the Uniform Building Code (1988
Edition), Uniform Mechanical Code (1988 Edition),
Washington State Energy Code (1990 Edition), and will be
subject to field inspection.
9. Notify the City of Tukwila Building Division prior to
placing any concrete. This procedure is in addition to
any requirements for special inspection.

The Public Works Department has reviewed the site plan for the
above mentioned development. We are unable to proceed without the
following additions /corrections to your plan submittal:
1. WATER. Show water main and meter location. Identify materials
to be used. Identify service as new 3/4" or existing. Note
18" minimum cover over all pipes.
2. SEWER. Show a clean out on sanitary sewer at the property line
and at the building. Show a test tee at the property line.

Dear Sir:
The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. A fire hydrant is required within 150' of your house.
An acceptable alternative to installing a hydrant is
installing a residential sprinkler system designed to the
requirements of N.F.P.A. 13D.
2. If you choose to install a sprinkler system in lieu of
a hydrant, the sprinkler contractor must submit the plans
to the Tukwila Fire Prevention Bureau for approval prior to
installation. (City Ordinance #1528)
3. Every building shall be accessible to Fire Department
apparatus by way of access roadways with all- weather
driving surface of not less than 20' wide and 13'6"
vertical clearance. Access roads in excess of 150' shall
be provided with an approved turn- around area. Access
shall be within 150' of all portions of the building. (UFC
10.207 as amended)
