I regret that the five week timeframe required for issuance of utility permits has caused you some difficulty. This is not an untypical timeframe for commercial facilities during the busy construction season. We attempted to expedite this project by not requiring full resubmittals as is normally the case, considering that there were more than a few minor modifications to the plans required. However, this procedure has been apparently confusing the process rather than expediting it. In the future, including your building project (PC No. 91 -403), submittals requiring changes will be returned for full resubmittal. This process will insure that we have the complete project package in front of us each time a review is conducted. Please note that all pertinent plans illustrating information required for utility permit issuance (see back of permit application form), need to be submitted together at the time of application for a permit. Salvage and waste generated by this demo must be stored and removed as described in Uniform Fire Code articles 87 and 10. 2. If welding or other hot work is to be done as part of this demolition, obtain a welding permit from the Tukwila Fire Department. Utility Permit Application (Plan Check No. 91 -397) The Public Works Department has reviewed the plans for the subject project and has the following comments to offer. Some of the original comments, relayed to you verbally at our October 1 meeting, have been incorporated into the revised submittal of October 4 and therefore, will not be repeated here. 1) Please provide a copy of the common access easement agreement between the two property owners. 2) You have indicated ADSN12 storm piping as requested. This type of piping or concrete is also required for any portion of your downspout lines located under surfaces used by vehicles. 3) Plans for water and sewer utility locations and capping as well as the double baffle grease trap have been received. There will be permitting costs associated with utility capping and /or abandonment. 4) The maximum height permitted by the City for rock retaining walls is four feet. Therefore, this retaining wall will need to be designed and stamped by a licensed engineer. A copy of the design with calculations is requested. 5) Estimated quantities of cut and fill need to be indicated on the plans to determine the extent of applicability of the Land Altering Ordinance and the requirement for Land Altering and Hauling Permits. 6) Your Erosion /Sedimentation Control Notes should refer to the Tukwila Municipal Code and City Standards rather than to the KCC, KCRS and the RCW. 7) In your General Notes, delete the reference to KCRS and substitute as in No. / Also, please note that the vertical datum in Note 9 should not be the City of Tukwila C Gay L, Vanlhurn, Mayor but rather the NGVD of 1929. Please change accordingly. 8) The construction area should be cordoned off from vehicular and pedestrian traffic utilizing the common access to reach the adjacent property. 9) Identify public utility easements on the plans. 10) We still require a copy of documentation from Union Pacific which indicates their concurrence with your plan and which may address any conditions for their approval. 11) The architect has been contacted concerning a parking demand study, a trip generation study and an analysis of level of service /adequate gaps for the driveway access. He has been requested to contact the City Engineer, Ron Cameron, for specifics. These comments cover the demolition project only. Review of other work proposed at this site is underway. Please indicate your formal concurrence with the above comments /revisions and provide copies of documentation requested herein. If you have any questions please call me at 433 -0179.
