The intent of this checklist is to provide a general guideline for building plan review. This
checklist is not inclusive to all code requirements, however, it may include more items

RF -16. UBC 1505.3. Ventilation shall be rovided for enclosed attics and

enclosed rafter spaces formed where ceilings are applied directly to the
underside of roof. Rafters shall have cross ventilation for each separate space
equal to 1/150 of the ventilated area. The opening area may be reduced to
1 /300 provided 50 percent of the ventilation is provided at the soffits or eaves
and 50 percent is provided at least 3' above the soffits or eave vents.
STAIRWAYS
ST -1.
ST -2. UBC 1003.3.3.5. Landings shall be provided at the top and bottom of
each stairway or stair run. In single family dwellings, private garages, and within
individual apartment units, the minimum dimension measured in the direction of
travel shall be equal to the width of the stairway and need not exceed 36 inches
when the stair has a straight run.
ST -3. _ UBC 1003.3.3.6. Stairways in dwelling units shall have a handrail on at
least one side, except stairways open on one or more sides shall have handrails
provided on the open side(s). Handrails shall be 34" to 38" above the nosing of
the tread, shall be continuous the full length of the stairs, and the ends shall be
returned to the wall or shall terminate in newel posts or safety terminals.
ST -4. UBC 1003.3.3.8.1, 1003.3.3.8.2, 1003.3.3.8.3. Circular, Winding, and
Spiral stairways may be used in single family dwellings. These special stairway
have varying requirements as set forth in the above code sections.
ST -5. UBC 1003.3.3.9. Usable space under stairs shall be lined on the inside
with 5/8" Type 'X' gypsum wallboard with no openings. All joints shall be taped
and sealed. Provide (2) layers at ceiling area under stairs.
ST -6. UBC 708.2.1. Fire blocking shall be provided in concealed spaces
between stair stringers at the top and bottom of the run and between studs along
and in line with the run of stairs if the walls under stairs are unfinished.
