Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Davelopment prior to application submittal. Contact the Permit Coordinator at 133 -1851 prior to submitting application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. ORDI!IA7 CES PERHITS AND CERTIFICATES AND LANDLORD REQUIREMENTS . All woe under''this contract shall be instal ed in full accordance with the Owner's requirements, all laws, ordinances and regulations of the State, County, and Municipality which in any way affeots this work. This.Contraotor shall secure and pay for all permits and oertificates of' inspection required by the foregoing governmental authorities. All Work shall also be installed in•aocordance with regulations of the fire underwriters having jurisdiction and local utilities. 4. DRAkIMGS • a. Mechanical drawings are diagrammatic and are intended to show the approximate location of outlets, equipment and piping. b. The exact location of outlets., equipment and piping may be ohanged from time to time as work. progresses. Under this oontraot all locations shall be verified that they are according to tie latest information available. Should this not be done the work will be changed at no additional expense to the Owner. o. The Owner reserves the right to make minor changes in locations of equipment or piping arra:memsnts uo to the ,tine of rough-in without additional costs. d: The drawings and apeoitioations are intended to supplement each other and any material or labor called for in one shall be furnished even though not mentioned in both. Any (material or labor which is neither shown on the drawings nor called for in the specifications but which is obviously necessary to complete the work and which is usually included in work of a similar character shall be furnished under this oontraot. e. SHOP DRAWINGS a. s part of the work included under each mechanical sections, without causing any delay in work, shop drawings of all equipment and material shall be submitted for Engineer's review. b. Submittal shall inolude wiring diagrams, performance ourvea and data specific to this project and bear Jont r otor's approval stamp certifying that he has verified conformance to the Contractual Documents. . o. In the Seclneer'a review of shop drawings the review is for conformance with the general design concept and arrangement only. Comments, corrections or markings do not constitute waiver of the .contract documents requirements. Dimensions, quantities and co- ordination are the responsibility -of the contractor, 6. CLEANING UP Unless otherwise noted, all excess materials and debris caused by this work shall become the property of the oontraotor and promptly removed from the site. All fixtures and equipment installed shall be thoroughly cleaned weekly. All motors and equipment shall be covered or otherwise protected from oonetruotion dust and debris. No equipment other than those designed to are to be exposed to inoleaaent weather. • . 7. CUTTING PA1'CE :NG EXCAVATION AND BACKFILL FOR•UNDERGROUND SERVICES ' a. All cutting of . existing pavement and /or. floors shall be performed by this Contractor unless otherwise noted en the Meohanioal or Architectural drawings. Sew cutting and core drilling of concrete floors shall be performed with a wetted saw or drill. b. Replacement of the removed pavement and /or floor shall be performed as part of this scope of work. Material shall be of the same type as removed. Work shall be performmed by oraftemaan . skilled in the work to be performed. o. All underground piping shall be installed on a minimum of a 3" bed of oompaoted sand. All underground piping shall be backfilled by hand to a level of 6" above the pipe with clean sand. The contractor shall remove ale excavated materials fray the site and baokfill with.olean sand or bank run gravel. All baokfill shall be made in lifts not to exceed 12 ". Each lift shall be mechanically compacted to a minimum of 92$ modified proctor. For purposes of all quotations, Contractor shall inolude new baokfill for all excavations. 8. WARMER All labor and materials turnisbed under this contract shall be guaranteed for a period of one (1) year from date of final acceptance by the Owner which will commence upon the final inspection by the Engineer. All domestic water piping shall be cleaned and flushed per State, Local requirements. D. SPRINKr,ER SYSTEM 1 The ork shall include a renovation of an existing and /or new sprinkler system per plans and specifications, governing codes and underwriters regulations (see Arohiteot's General Conditions and Contract Documments for any additional requirements) and as follows: a. Sprinkler system shall be designed and installed as required from existing systee and shall be installed to provide.100$ coverage during the demolition and future tenant space. preparation construction period. , b. System shall be installed in compliance with Owner's standards, Owner's insurance carriers requirements, F.M., NFPA, Local Fire Department, State and Local Codes. 0. Before work is begun, six (6) sets of shop drawings and equipment specifications shall be submitted for approval to the Architect, Engineer, Owner's insuranoe underwriter (F.M.), fire department and all other approv ±ng bodies.' Submit one reproducible sepia to Engineer with shop drawing. 4. Concealed piping for sprinkler shall be installed in areas with finished ceilings. 5. Fernisuh and install necessary hangers and miscellaneous steel for supporting the sprinkler pining. 6. Hanger for sprinkler piping 3" and larger adjustable olevia type of the sane material as pipe, they are supporting. Hanger shall be spaced a maximum of 5' -0" on centers and are to attached to joist within 6" of joist panel point drillings or welding to joist is not permitted. Install heads accurately aligned and symmetrically with respect to built -in lighting and sound fixtures, ceiling suspension system, and any and all other built-in devices in the ceiling. Use "U" bends, if necessary, to accomplish this. NOTE: Ceiling elevations will not, bltered to accommodate the sprinkler system. 10. Piping Test All above grade piping. installed by this contractor shall be tested at a pressure of 200 lbs. hydrostatic two (2) hours and all noticeable leaks to be repaired until tight. Test shall be witnessed by the owner's representative and written :mortification of suooastul testing shall be submitted to the engineer prior to final aeeeptanoe. This contractor shall also be required to perform all other tests required by the previous specified agency having authority. E. DUCTWORK AND ACCESSORIES 1. Ductwork and Accessories shall be fabricated and•install in strict accordance with 1969 Fourth Edition of SMACNA except as herein noted and /or as detailed on the drawings. a. Fiberglass Duct Board shall not be utilized. Ductwork, plenum, etc. shall be oonstruoteed.of sheet metal. b. Vaned elbows are to utilize double thickness vanes with the elbow heal radiused the same as the turning vane. Elbow cheeks are to be a minimum of 3 ". Vaned elbow are not to utilized in ductwork where air celooity exceeds 2,000 fpm. o. Radius elbows 1/3 radius or full radius are to be utilized except within 20 feet of an air outlet; 11/3 radius elbows shall have a turning vane one gage heavier than duct construction. d. All ductwork dimensions indicated on plans are clear inside dimension where ducts are lined . ductwork is to be inoreaaed to aaaintain'that tree area. e. Flexible connections to all equipment shall be made with 3" wide double Neoprene coated flamne retardant fiber glass flexible oonneotian. Flexible to have a minimal of 24 gage 3" wide sheet metal collars permanently attached to each side. V f. Mitered offsets greater than 30 degrees in either direction shall not be permitted. g. Changes in duct sizes shall be made-by uniform taper section with a maximum include angle of divergence of 15 degrees. h. Splitter Dampers shall not be permitted unless specifically noted on the drawing. 1. Volume dampers shall be single blade up to 6" in width and multi. -blade for larger nines. Volume dampers shall have end bearings and shall incorporate looking type indicating adjustment. Duct Hanger - Where ductwork exceeds 36' in the largest dimension trapeze hangers shall be and Health Department J. utilized. 2. Loe velocity ductwork to be constructed and reinforced per low velocity section. 3. High velocity ductwork to be constructed per high velocity section. 4. All new supply air and outside air ductwork shall be insulated with 1" thick foil Paced fiberglass duct insulation. Where existing duct insulation and/or vapor barrier is damaged, it shall be repaired as specified herein. . a. Omit insulation on ductwork where internal insulation or sound absorbing linings have been installed. b. Where specified thickness of duct insulation is lase than height of flanged joints or stiffeners on ductwork, thickness of insulation shall be increased to provide at least 1/2" thick coverage over these members so that insulation facing shall be smooth and continuous. 0. Where bottom of duct dimension exceeds 17 ", the insulation on the bottom of the duct shall be additionally held in place by inpalling on one row of pins for every increment of 18w attached to the sheet metal surface 18" on center. For example, ducts 36" wide require two rows of pins and ducts 54" wide. require 3 rows of pins, etc.. Pins shall be installed 3" from both sides of a butt joint. The insulation shall be held in place by speed clip washers on the pins, clip off excessive pin length. Where the vapor barrier 18 penetrated by pine, etc., it is to be sealed with same facing and vapor barrier: lap adhesive. , g.
