2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431 - 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: Readily accessible access to roof mounted equipment is required.
7: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
8: Manufacturers installation instructions shall be available on the job site at the time of inspection.
9: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Cityof Tukwila
Permit Center.
10: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206 - 431 - 3670).
11: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
12: ** *FIRE DEPARTMENT CONDITIONS * **
13: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
14: H.V.A.C. units rated at greater than 2,000 cfm require auto - shutdown devices. These devices shall be separately zoned
in the alarm panel and local U.L. central station supervision is required. (City Ordinance #2051)
15: H.V.A.C. systems supplying air in excess of 2,000 cubic feet per minute to enclosed spaces within buildings shall be
equipped with an automatic shutoff. Automatic shutoff shall be accomplished by interrupting the power source of the

air- moving equipment upon detection of smoke in the main return-air duct served by such equipment. Smoke detectors
shall be labeled by an approved agency for air -duct installation and shall be installed in accordance with the
manufacturer's installation instructions. (IMC 606.1, 606.2.1)
16: Duct detectors shall send a supervisory signal only upon activation. (City Ordinance #2051)
17: Duct smoke detectors shall be capable of being reset from a single point near the alarm panel. (City Ordinance #2051)
18: All new fire alarm systems or modifications to existing systems shall have the written approval of The Tukwila Fire
Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #2051) (IFC
104.2)
19: Remote indicator lights are required on all above ceiling smoke detectors. (City Ordinance #2051)
20: Local U.L. central station supervision is required. (City Ordinance #2051)
21: The installation of wiring and equipment shall be in accordance with N.F.P.A. 70, Article 760, Fire Protective
Signaling Systems. (NFPA 72- 1.3.3)
22: An electrical permit from the City of Tukwila Building Department Permit Center (206 - 431 -3670) is required for this
project.
23: Maintain sprinkler coverage per N.F.P.A. 13. Addition/relocation of walls, closets or partitions may require relocating
and/or adding sprinker heads. (IFC 901.4)
24: All new sprinkler systems and all modifications to existing sprinkler systems shall have fire department review and
approval of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinkler
systems involving more than 50 heads shall have the written approval of the W.S.R.B., Factory Mutual, Industrial Risk
Insurers Kemper or any other representative designated and/or recognized by the City of Tukwila, prior to submittal to
the Tukwila Fire Prevention Bureau. No sprinkler work shall commence without approved drawings. (City Ordinance #2050)
25: All sprinkler system plans, calculations and the contractors Materials and Test Certificates submitted to the Tukwila
Fire Prevention Bureau must be stamped with the appropriate level of competency seal. (WAC 212 -80)
26: Contact The Tukwila Fire Prevention Bureau to witness all required inspections and tests. (City Ordinances #2050 and
#2051)
27: To schedule all construction fire - related inspections send an e -mail to fireinsprequest @ci.tukwila.wa.us. Include your
name, telephone number, permit number, project name and address and type of inspection requested.
28: Any overlooked hazardous condition and/or violation of the adopted Fire or Building Codes does not imply approval of
such condition or violation.

Expiration of Plan Review — Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.

FURTHER DESCRIBED HEREIN OR 51-4OWN ON DRAWINGS FOR THE NEW PHASE 2 INSTALLATION.
1. NEW COMPUTER GRAPHICS AND DATA DISPLAY TO MATCH THE EXISTING SYSTEM GRAPHICS FOR ALL NEW MECHANICAL,
ELECTRICAL AND FIRE PROTECTION EQUIPMENT SHALL BE ADDED TO THE BMS_
2. ALL EQUIPMENT MONITORING, ALARM, AND CONTROL POINTS SHALL BE ADDED TO MATCH THE EXISTING PHASE ONE
INSTALLATION POINTS.
3. NEW SUPPLY AIR MODULATING DAMPERS SHALL BE ADDED TO THE EMS CONTROLS AS FURTHER DESCRIBED HEREIN FOR
THE NEW INSTALLATION AND AT THE OWNER'S OPTION FOR THE EXISTING PHASE ONE INSTALLATION.
B. RTU'S/REL IEF FANS:
1. FIVE (5) NEW ROOF TOP UNITS (RTU) INCLUDING A HUMIDIFIER, AND AT THE OPTION OF THE OWNER A SIXTH (6TH) RTU, WILL
BE INSTALLED ON THE ROOF TO MATCH THE EXISTING INSTALLATION FOR PHASE ONE. THREE (3) NEW AIR RELIEF FANS WILL
BE INSTALLED SIMILAR TO THE EXISTING INSTALLATION. REFER TO DRAWINGS FOR LOCATION OF NEW UNITS.
2. THE RTU AND HUMIDIFIERS SHALL BE MONITORED AND CONTROLLED IN THE SAME MANNER AS THE EXISTING RTU'S WITH THE
FOLLOWING EXCEPTION:
A. EACH NEW AND EXISTING RTU WILL INCLUDE THE TRANE GRAS CONTROL MODULE TO PERMIT FULL UNIT CONTROL AND
MONITORING FROM THE REMOTE 5M5 STATION. EXISTING BTU'S SHALL HAVE THE CONTROL SYSTEM MODIFIED TO
ACCORDANCE WITH THIS SPECIFICATION 60 THAT ALL BTU'S FUNCTION IN THE SAME MANNER
5. THE RTU SUPPLY AIR TEMPERATURES SHALL BE RESET BASED UPON THE DATA ROOM TEMPERATURE SET PONT.
C. REDUCTION OF RTU SUPPLY AIR QUANTITY SHALL BE SEQUENCED WITH THE CHANGE IN SUPPLY AIR TEMPERATURE.
D. USE OF OUTDOOR AIR FOR "FREE COOLING" SHALL BE USED WHENEVER OUTDOOR AIR CONDITIONS ARE CAPABLE OF
PROVIDING COOLING TO MEET THE ROOM SET POINT TEMPERATURE CONDITION.
E. RELIEF AfR FANS SHALL BE CONTROLLED VIA STATIC PRESSURE ROOM SENSORS TO MAINTAIN A SET PRESSURE
DIFFERENTIAL BETWEEN THE RAISED FLOOR PLENUM, EQUIPMENT ROOM, AND EXTERIOR ATMOSFI -IERE AS PREVIOUSLY
SPECIFIED FOR PHASE ONE.
F. THREE (3) RELIEF FANS WILL BE USED TO PROVIDE PHASE II AIR PRESSURE CONTROL. THE FANS WILL BE MODULATED
YIA NEW VFD'S (WATERPROOF FOR OUTDOOR INSTALLATION) FOR MOUNTING AT THE FANS SIMILAR TO THE EXISTING
RELIEF FAN INSTALLATION.
G. FINAL OPERATING CONDITION OF RELIEF FANS SHALL BE DETERMINED BASED UPON ACTUAL SOUND LEVELS.
H. RTU DISCHARGE AIR TEMPERATURE AND HUMIDIFIER CONTROL SHALL BE SET TO MAINTAIN THE AREA SPACE
TEMPERATURE /HUMIDITY LEVEL YIA THE AVERAGE OF THREE (3) AREA SPACE SENSORS. DISCHARGE AIR
TEMPERATURE FROM EACH RTU AND HUMIDITY LEVEL SHALL BE SET IDENTICAL.
C. SUPPLY AIR DUCT DAMPERS:
AUTOMATIC TEMPERATURE CONTROL
SEQUENCE OF OPERATION
1. NEW SUPPLY AIR DUCT DAMPERS 51-1ALL BE CONTROLLED SY LOCAL SPACE SENSORS AS SHoWN ON THE DRAWINGS.
2. UPON A RISE IN TEMPERATURE ABOVE SET POINT, THE ASSOCIATED DAMPERS SHALL MODULATE TO SUPPLY INCREASED
AIR INTO THE RAISED FLOOR.
3. OPENING OF THE SUPPLY AIR DAMPERS TO 100% AND SENSOR SET POINT NOT ACHIEVED SHALL RESULT IN THE RTU
DISCHARGE AIR QUANTITY TO INCREASE AND IF NECESSARY DISCHARGE AIR TEMPERATURE TO BE LOWERED TO ACHIEVE
THERMOSTAT SET POINT_
4. THE DAMPERS SHALL BE SET TO MAINTAIN A MINIMUM AIR QUANTITY, ADJUSTABLE AT THE BMS TO BE DETERMINED DURING
COMMISSIONING OF THE SYSTEM.
5. SYSTEM PRESSURE CONTROL SHALL FIRST MODULATE RELIEF AIR QUANTITY TO MAINTAIN AIR PRESSURE SET POINT WITHIN
THE ABOVE FLOOR SPACE TO MATCH AIR PRESSURE MAINTAINED IN ABOVE FLOOR SPACE OF PHASE 1 WITHOUT CHANGING
SUPPLY AIR QUANTITY OR CONDITION.
6. PROVIDE MOTOR ACTUATORS FOR THE EXISTING SUPPLY AIR DUCT DAMPERS LOCATED IN PHASE 1 SPACE. THE DAMPERS
SHALL BE CONTROLLED AS DESCRIBED FOR PHASE I1.
D. HUMIDIFIERS:
1. HUMIDIFIER DISCHARGE ISOLATION DAMPERS 51-1ALL BE INTERCONNECTED WITH THE ASSOCIATED RTU 50 THAT UPON A
GALL FOR THE RTU TO START THE HUMIDIFIER DAMPER SHALL OPEN, AND CLOSE WHEN THE RTU STOPS_ PROVIDE AN
ACTUATOR PROVING SWITCH OR POSITIVE FEED -BACK TO MONITOR THE POSITION OF THE DAMPER
2. NEW HUMIDIFIERS SHALL INCORPORATE ALL CONTROLS SIMILAR TO THE EXISTING PHASE ONE INSTALLATION.
E. HUNG CEILING DUCT LEAK DETECTION:
LEAK DETECTION SHALL BE INSTALLED WITHIN ALL NEW DRIP PANS INSTALLED BENEATH NEW DUCTWORK WITHIN THE HUNG
CEILING AREA OF THE SPACE. THE DETECTION SYSTEM SHALL BE MONITORED BY THE EXISTING BMS AND ANNUNCIATE
ALARMS AS PRESENTLY ARRANGED.
F. ELECTRIC NEAT TRACING:
PROVIDE ELECTRIC HEAT TRACING FOR THE MAKE -UP WATER PIPING TO EACH HUMIDIFIER ON THE ROOF. HEAT TRACING TO
MATCH INSTALLATION AND MANUFACTURER OF EQUIPMENT USED FOR PHASE I.
G. SYSTEM SAFETIES:
1. PROVIDE FOR EACH RTU A HIGH PRESSURE DISCHARGE STATIC PRESSURE SENSOR TO AUTOMATICALLY SHUT DOWN ITS'
UNIT OPERATION UPON A DISCHARGE STATIC PRESSURE TO BE DETERMINED DURING COMMISSIONING. DISCHARGE SENSOR
TO BE LOCATED BETWEEN THE RTU DISCHARGE AND HUMIDIFIER ISOLATION DAMPER SET -POINT WILL BE APPROXIMATELY
050 IN. W. ABOVE NORMAL DISCHARGE PRESSURE, SUT NOT IN EXCESS OF DUCT OR RTU MAXIMUM PRESSURE.
H. ELECTRICAL SYSTEMS:
1. NEW ELECTRICAL DEVICES AND SYSTEMS SHALL BE MONITORED AND ALARMED IN THE SAME MANNER AS THE EXISTING
SYSTEMS_
I. UNDER FLOOR AIR TRANSFER OPENINGS
1. PROVIDE DAMPER ACTUATORS FOR EACH UNDER FLOOR OPENING AS SHOWN ON DRAWINGS, 15 IN TOTAL.
2. ACTUATORS SHALL BE NORMALLY CLOSED AND OPEN BASED UPON UNDER FLoQR DEGREASE IN STATIC PRESSURE BELOW
NORMAL SET POINT. PROVIDE TIME DELAY (ADJUSTABLE) TO PERMIT MINOR VARIATION IN PRESSURE DUE TO SUPPLY AIR
DAMPER AND RELIEF FAN MODULATION.
