1: ** *BUILDING DEPARTMENT CONDITIONS * **
PERMIT CONDITIONS
2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
4: Readily accessible access to roof mounted equipment is required.
5: Insulating materials, where exposed as installed in buildings of any type of construction, shall have a flame spread
index of not more than 25 and a smoke development index of not more than 450. Where facings are installed in concealed
spaces in buildings of Type III, IV, or V construction, the flame spread and smoke - developed limitations do not apply
to facings, that are installed behind and in substantial contact with the unexposed surface of the ceiling, wall or
floor finish.
6: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
7: Manufacturers installation instructions shall be available on the job site at the time of inspection.
8: Ventilation is required for all new rooms and spaces of new or existing buildings and shall be in conformance with the
International Building Code and the Washington State Ventilation and Indoor Air Quality Code.
9: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Department of
Public Health - Seattle and King County (206/296- 4932).
10: All electrical work shall be inspected and approved under a separate permit issued by the Washington State Department
of Labor and Industries (206/248- 6630).
11: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits
presuming to give authority to violate or cancel the provisions of the code or other ordinances of the City of Tukwila
shall not be valid. The issuance of a permit based on construction documents and other data shall not prevent the
Building Official from requiring the correction of errors in the construction documents and other data.
12: ** *FIRE DEPARTMENT CONDITIONS * **
13: The attached set of building plans have been reviewed by the Fire Prevention Bureau and are acceptable with the
following concerns:
14: H.V.A.C. units rated at greater than 2,000 cfm require auto - shutdown devices. These devices shall be separately zoned
in the alarm panel and local U.L. central station supervision is required. (City Ordinance #2051)

15: H.V.A.C. systems supplying air in excess of 2,000 cubic feet per minute to enclosed spaces within buildings shall be
equipped with an automatic shutoff. Automatic shutoff shall be accomplished by interrupting the power source of the
air - moving equipment upon detection of smoke in the main return -air duct served by such equipment. Smoke detectors
shall be labeled by an approved agency for air -duct installation and shall be installed in accordance with the
manufacturer's installation instructions. (IMC 606.1, 606.2.1)
16: Duct detectors shall send a supervisory signal only upon activation. (City Ordinance #2051)
17: Duct smoke detectors shall be capable of being reset from a single point near the alarm panel. (City Ordinance #2051)
18: All new fire alarm systems or modifications to existing systems shall have the written approval of The Tukwila Fire
Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #2051) (IFC
104.2)
19: Call the Tukwila Fire Department at 206/575 -4407 for approval of any system shut down. Have job site address, name and
the Tukwila Fire Department Job Number available to confirm shut down approval. (City Ordinance #2051)
20: All electrical work and equipment shall conform strictly to the standards of the National Electrical Code. (NFPA 70)
21: This review limited to speculative tenant space only - special fire permits may be necessary depending on detailed
description of intended use.
22: Any overlooked hazardous condition and /or violation of the adopted Fire or Building Codes does not imply approval of
such condition or violation.

3. THE HVAC CONTRACTOR SHALL INSTALL HVAC SYSTEMS AS
SHOWN, NOTED AND SPECIFIED. EQUIPMENT MAY NOT BE
SUBSTITUTED UNLESS WRITTEN APPROVAL BY THE ARCHITECT,
ENGINEER, OR OWNER'S REPRESENTATIVE IS OBTAINED. ANY

STANDARD". SIZE OF DUCTS SHALL BE INCREASED FOR DUCT
UNER INSULATION. SIZES SHOWN ON PLAN ARE INSIDE FREE
AREA. ALL NEW SUPPLY, RETURN AND OUTSIDE AIR
ROUND /OVAL DUCTWORK SHALL BE INSULATED WITH 2" THICK

OPENING AROUND PIPE OR DUCTWORK. VERIFY LOCATION OF
STRUCTURAL BEAM JOISTS, ETC. BEFORE DRILLING

14. HVAC CONTRACTOR SHALL FURNISH AND INSTALL ALL CONTROL
WIRING AS REQUIRED. THERMOSTATS SHALL BE AS SCHEDULED
WITH THE EQUIPMENT. PROVIDE TRANSFORMERS AS REQUIRED.
15. PROVIDE UL APPROVED FIRE DAMPERS FOR ALL PENETRATIONS
THROUGH FIRE RATED WALLS, PARTITIONS, CEILINGS, AND
FLOORS. INSTALL FIRE DAMPERS AS PER MANUFACTURER'S
DIRECTIONS AND AS PER UL GUIDEUNES.
16. HVAC CONTRACTOR SHALL BALANCE SYSTEM TO AIR
QUANTITIES SHOWN ON PLAN. BALANCING CONTRACTOR SHALL
USE DUCT MOUNTED MANUAL DAMPERS FOR AIR SYSTEM
BALANCING. USE OF TERMINAL DAMPER IS NOT ACCEPTABLE.
17. THE VENTILATION/ HEATING AND AIR CONDITIONING
CONTRACTOR SHALL SUBMIT WRITTEN REPORTS OF ALL AIR
FLOW READINGS, STATIC PRESSURES, TEMPERATURE READINGS,
MOTOR AMPERAGE, ETC. TO DOCUMENT PROPER BALANCED AIR
FLOW IN THIS HVAC SYSTEMS IN ALL AREAS.
18. ALL ROOF PENETRATIONS EXCEEDING 12" X 12" IN SIZE SHALL
BE FURNISHED WITH BURGLAR BARS.
19. THE CONTRACTOR SHALL WARRANTEE ALL MATERIAL AND
GUARANTEE ALL WORKMANSHIP FOR ONE YEAR FROM
SUBSTANTIAL COMPLETION.
20. ALL CONTRACTOR FABRICATED AND MANUFACTURER
FABRICATED COMPONENTS OF THE OUTSIDE AIR, SUPPLY AIR,
RETURN MR AND EXHAUST SYSTEMS SHALL BE CONSTRUCTED
AND INSTALLED MR- TIGHT. THE INSTALLED SYSTEMS SHALL
BE PRESSURE TESTED AS SPECIFIED. PIPE OPENINGS IN
SYSTEM COMPONENT SHALL HAVE SHEET METAL BAFFLES. SET
IN SEALANT, TO PREVENT LEAKAGE.
21. DRAWINGS FOR HVAC WORK ARE DIAGRAMMATIC, SHOWING THE
GENERAL LOCATION, TYPE, LAYOUT AND EQUIPMENT REQUIRED.
THE DRAWINGS SHALL NOT BE SCALED FOR EXACT
MEASUREMENTS. REFER TO MANUFACTURER'S STANDARD
INSTALLATION DRAWINGS FOR EQUIPMENT CONNECTIONS AND
INSTALLATION REQUIREMENTS AS REQUIRED. FURNISH AND
INSTALL DUCTWORK, CONNECTIONS, ACCESSORIES, OFFSETS AND

BASIC MATERIALS AND METHODS
PART 1 - GENERAL
1.01 DESCRIPTION
A. This Section defines the General Provisions whloh on common to all Sections of Division 15.
8. Furnish all labor, materials, tools and equipment; fabricate. and install complete and In place. all the
fixtures, equipment and systems as shown on the drawings, specified herein, and os required for a
complete and operable Installation.

1.02 DRAWINGS AND SPECIFICATIONS _
A. Design Drawings: Drawings Specifications are diagrammatic
changes from he general shown Drawings such os o , bends or changes in olovation
der to coordination with the Woric of other trades and the building construction shah be done without
additional charge to the Owner.
8. Shop Drawings: Shop Drawings shall be submitted for each and every item of manufactured material
and equipment.
C. Record Drawings:
1. The Contractor shaN keep an accurate record of aN concealed pipet, ducts, wives. conduits. etc in
addition, he shall record. In a special set of Contract p rawings. all changes and deviations from the
design drawings that occurred during the installation of the Work.

At completion of the job, these Drawings illustrating changes or deviations showing by dimension and
location the exact position of all concealed pee. valves, etc., shot be delivered to the MChltect/Enginesr.
D. Specifications - Refer to the following Gi•Nsrol as they ore a part of all sections of
Division 15.
1. DMSION 1 - General Requirements regarding but not limited to: Alteration Project Procedures,
Submittals, Construction FFacilities and Temporary Controls. Cleaning During Construction, and Product
Options and Substitutions.
2. DMSION 2 - Sitework; regarding but not limited to: Selective Demolition. Earthwork, Excavation and

E. It is the intention of this Specification Section that all items of material and equipment herein specified
or shown on the Drawings for each Section shall be furnished by the Contractor for that Section, and

Drawings, that any item of material or equipment is to be furnished by the Contractor of o section and
installed by the Contractors of other Sections. or furnished by other section Contractors and installed by the
Contractor of the section.
1.03 CHASES AND RECESSES
A. MI chases, recesses and major masonry openings as shown on the Drawings will be provided by the
Architectural Trades.
POWER WIRING
A. Motors up to and includMn 1/3 H.P. shat be 120 volt, 60 hertz, single phase and motors 1/2 H.P. and
larger shall be built for 460 volts. 60 hertz, three phase; unless otherwise indicated per drawing schedules.

FLUSHING AND TESTING
AL M new water piping systems shall be flushed using water.
B. NI open systems, condensate drainage. etc., shaN be tested with water, at a hood of fws (5) fest
above finished floor or grade.
C. All piping systems shall be tested. If leaks occur, the pipe or fitting shall be removed and replaced
and the system retested.

Anchitect/Englneer.
1.07 GUARANTEE
A. In addition to guarantee provisions of the General Conditions. all refrigerant compressors shall have an
extended warranty of four (4) years beyond the first year for replacement of parts and labor to repair.
1.08 SUPPORTS
A. Contractor shall furnish and instal all angles, channels, plates. or beams required for the support of the
equipment of each Section, whether shown on the Drawings or not

H. Hanger rods shall not be bent or altered in any matter and shall be installed plumb and hue. The rod

1.09 EQUIPi ENT IDENTIFICATION
A. NI mechanical equipment shall be clearly identified with 2" high stenciled letters, painted on the
equipment (i.e. "FliU -1 "). This includes exterior equipment when the point shah be weather resistant.

A Prior to testing. all shall be properly lubricated in accordance with the manufacturer's

3.09 INSTAUA11ON - DUCTS
A. Insulation wrap shall be applied to the duct with 6" wide bands of adhesive on 12" centers. The adhesive
shall have a flame spread Index of 25 or lees. wailing type fasteners shall be applied to the bottom of
ducts over 18" in width. The fasteners shall be a maximum of 12" on centers and placed Gloss to butt
ends of the insulation. The pins shall be cut off flush with the fastener washer.
