dwelling unit. The property owner, Grantor, acknowledges that under Tukwila's Municipal Code
section 18.10.030 2. the following conditions must be maintained in order to retain the unit's
conforming status:
1) The area of the parcel must not be reduced below 7,200 square feet;
2) The accessory dwelling unit may not be enlarged to more than 33% of the square footage of the
primary residence or a maximum of 1,000 square feet, whichever is less;
3) One of the residences must be the primary residence of a person who owns at least 50% of the
property;
4) The dwelling unit must be incorporated into the primary detached single- family residence, not a
separate unit, so that both units appear to be of the same design as if constructed at the same time;
5) A minimum of three parking spaces are required if the unit is less than 600 square feet, and a
minimum of four spaces are required if the unit is over 600 square feet; RECEIVED
